Incorporating sustainability as a key
growth strategy is gaining momentum. It
is inspiring to witness how organisations
are going that extra mile and in the
process reaping rich economic and
ecological dividends.
Indian industry has taken up path-
breaking initiatives to ensure that
growth is not at the cost of environment
and have clearly realized that pursuing
ecological sustainability ultimately
results in making Indian industry more
competitive & world-class.
A clear reection of this important
paradigm shift is in the Indian
construction sector. India, with
over 3 Billion Sq.ft of green
building footprint is the second
country in the world with the largest
green building footprint
and is well poised to
add signicant value
to the global green
building movement.
CII-Godrej GBC, extended the concept
of Green to companies by launching
GreenCo Rating System, the rst of its
kind in the world. While green buildings
focuses on the building construction
part, GreenCo will focus on the
operations of manufacturing & service
sectors. GreenCo is evoking excellent
response. 49 companies are GreenCo
rated and over 150 companies are
working on the rating.
CII-Godrej GBC has conducted over
1,450 detailed energy audits resulting
in annual recurring savings of INR 2,736
Million. It has facilitated over 110 MW of
green power procurement through
Green Power Market Development
Group (GPMDG) initiative.
The future indeed looks promising for
green buildings and green businesses.
Indian industry has the fullest potential
to emerge as one of the global leaders in
green business.
IGBC with the support of all the
stakeholders will continue to play a
more important in addressing National
priorities and partner with all the
stakeholders in facilitating a Greener &
vibrant India.
The day we reach 10 Billion Sq.ft of
green building footprint, India will fully
consolidate its leadership position and
lead the global green bui ld ing
movement.

It is indeed a pleasure to witness the
way the Indian Green Building
Council (IGBC), with the support of
all its stakeholders, is scaling greater
& greener heights. The visionary
leadership of Mr Jamshyd Godrej,
Mr ParasuRaman and Dr Jain has
enabled India to stand tall in the
green buildings arena.
Achieving 3 billion sq ft of registered
green building footprint in a very
short time is a source of inspiration to
other Councils. IGBC has the unique
distinction of indigenizing all its
green building rating systems, and
ensures that they are robust and on
par with the growing expectations of
its stakeholders.
Indian construction has done very
well in going that extra mile in
developing buildings which are
e c o l o g i c a l l y s u p e r i o r a n d
economically viable. Today, India is
home to net-zero energy buildings,
green metros, green schools, and
pre-fabricated green homes. This is
clear testimony to the focus and
direction of the thought leaders of
IGBC.
I am sure, in days to come, that IGBC
will promote many more innovative
technologies and offer insight into
new development models which will
go a long way towards reducing
carbon and enhancing the health
and wellbeing of occupants, and in
the process facilitate a greater and
greener India.
Green buildings should become a
way of life and I call upon IGBC to
play a more prominent role in taking
forward the global agenda.

After over a decade of concerted efforts, today,
IGBC stands on its own. It is well poised to re-dene
the way buildings are constructed and set new and
vibrant benchmarks and global standards.
Under the leadership and guidance of Mr Godrej
and Dr Jain, Indian construction industry has laid
a new growth path where India with over 3 Billion
Sq.ft of registered green building footprint is the
second country in the world with projects spread
across the country.
This is certainly one of the major milestone, since
the inception of IGBC in 2001. I have personally
witnessed how IGBC all through its meaningful &
inspiring journey has converted every challenge
into new growth opportunities and always
endeavoured to offer the best to the stakeholders
and play a catalytic role in Nation-building.
IGBC has the distinction of triggering the 21st
century national green building movement and has
clearly & fully aligned itself with the National
priorities. For instance, IGBC Rating System
adhered to Nation Codes like NBC, ECBC, MOEF
Guidelines.
IGBC in its efforts to forges vibrant partnerships
wi th var ious nat ional and internat ional
organisations has inked MoUs with NHB, CREDAI,
Energy Efciency Services Limited, European Solar
Shading Organisation ,University of Salford,
IAPMO, ASHRAE India, ISHRAE and IPA.
In the process of this inspiring journey, Indian
construction industry could connect itself with
India's rich and varied architectural heritage &
ethos. Today, we nd green buildings which are a
perfect blend of ancient architectural practices and
modern technological innovations.
IGBC, through this approach is showcasing to the
global community the rich ancient green practices
and inspiring others to imbibe these features.
Moreover, with growing focus on Green, Smart &
Healthy Cites and with 75% of the buildings that
would exist in 2030 are yet to be built, there exists
huge opportunities in design and construction of
green buildings.
In the light of the above, the need of the hour is to
offer certied green products & technologies to the
end-users, bring product transparency and in the
process empower customers to take informed
choice. A step towards this direction is the launch of
CII GreenPro' -Green Product Certication for
India. 'GreenPro' will adopt a holistic cradle to
cradle approach in assessing products.
In days to come, GreenPro will provide a major
impetus to the green building movement in further
bringing down the cost of materials and will also
facilitate Indian industry to come up with
innovations in green products and technologies.
IGBC should continue to play a more signicant
role in the design of upcoming buildings and cities.
The upcoming buildings will also facilitate in
providing new growth opportunities. It is estimated
that the market potential for green materials &
technologies would be about USD 300 Billion by
2025.
I am sure, the day is not far, when the place we live,
work, study, play , commute will all go the green
way and pave way for a greener & vibrant India.

IGBC in its efforts to reach out Green Building concepts
at the State and regional levels, so as to meet the local
aspirations, has launched local chapters in different
parts of the country. As on November 2015, IGBC has
launched 19 Local chapters.

India GBC adopts a multi-pronged strategy in working with the Government- Central, State and Local Government. IGBC works closely with the Government to provide Policy incentives to adopt green buildings, capacity building of government staff personnel. As a result of concerted efforts, the following incentives are also offered to IGBC green building projects.
w The Ministry of Environment & Forests (MoEF), Government of India offers fast track environmental clearance for projects following IGBC guidelines & are precertied
w Government of Punjab (Punjab Urban Deve lopment Author i t y ) o f fers an additional 5% FAR free of charge for projects adopting IGBC’s Green Building Rating Programs
w Government o f Ra jas than ( Ja ipur Development Authority) are offering an additional 5% FAR free of charge for projects which are rated gold and above as per IGBC’s Green Building Rating Programs
w Government of West Bengal offers additional 10% FAR for IGBC Pre–certied projects which are rated as gold or above
w All IGBC rated projects in the MSME sector shall be eligible for nancial assistance at concessional rates from Small Industries Development Bank of India(SIDBI)
w Government of Uttar Pradesh: Additional 5% FAR free of charge for IGBC gold & above rated buildings

This publication was released at the 12th Municipalilka Conference 2014 on 13 November 2014 at Gandhinagar, Gujarat.
It captures the elements of Green Building efforts for Development Authorities/Municipal Corporations/ Municipal councils to incorporate them in their development control regulations and building regulations.

IGBC, in its efforts to further encourage &
inspire the stakeholders to go the green way,
IGBC has compiled a dossier showcasing 101
green building projects all over India facilitated
