EXECUTIVE SUMMARY Maryland Land Advisors is pleased to offer for sale 34 “record ready” single-family detached lots, comprising Trumps Hill I and II, located off North Marlton Avenue in Marlton, Prince George’s County, Maryland. The lots are expected to be ready for recording in approximately eight months from acceptance of offer and the buyer commissioning Rodgers Consulting, Inc. to complete the work. The sellers have suspended final engineering and want the remaining engineering work to be completed at the expense of the buyer. The development site is comprised of two parcels of land approximately 14.3 acres and 7.9 acres, respectively, located just east of Crain Highway (MD Route 301) and west of Trumps Hill Road. North Marlton Avenue is the primary entry point into the entire Marlton community. The community is largely residential in nature but also includes the Marlton Golf Club, which consists of a public golf course and associated amenities offering membership at various levels to the general public. Additionally, the Marlton Swim and Recreational Club is another amenity open to the general public located nearby within the community. Rosaryville State Park is located on the opposite (west) side of Crain Highway, a less than five-minute drive from the proposed development. Trumps Hill I and II will be served by public roads maintained by Prince George’s County as well as underground utility infrastructure, including water and wastewater facilities, electric and gas service, and cable/data communication lines. Trumps Hill I and II together represent one of the few remaining assemblages of available, developable land for single-family detached homes in the desirable community of Marlton. The combined property is being marketed to the development/homebuilder community and is offered unpriced. Contract purchasers will be given a study period of reasonably agreed upon length during which to conduct its due diligence on the property. At the conclusion of the study period, contract purchaser shall release to sellers a deposit in the amount of 10% the total purchase price. Letters of intent shall include any additional terms you are seeking.

1. This site is zoned R-80 (One-Family Detached Residential) and is located in ESA2 previously definedas the Developing Tier.
2. Property boundaries are from a boundary survey prepared by Rodgers Consulting Inc. (2017)3. The topography shown on this plan was prepared by Rodgers Consulting Inc. (2017)4. Soil information shown on this plan was obtained from the USDA NRCS Web Soil Survey (WSS) in a
Custom Soil Resource Report for an Area of Interest (AOI) on May 2017.5. In a letter dated March 27, 2017, the Prince George's County Department of Permitting,
Inspections and Enforcement determined the 100-year floodplain is absent from the project area.6. This site was investigated for wetlands and other regulated water resources by Rodgers Consulting
Inc. on March 19, 2018. There is an approximate 136-foot long intermittent channel in thenorthwest quadrant of the site. This stream drains into Charles Branch, a Use-IP stream.
7. This site does not contain Wetlands of Special State Concern as defined by COMAR 26.23.06.01 perPG Atlas.
8. Per PG Atlas, this site is not designated Tier II Catchment, nor a Tier II stream segment as definedby COMAR 26.08.02.04.
9. This site is not located within a Stronghold Watershed as established by the MD DNR. The site iswithin the DNR 12 digit watershed number 021311030912, Tributary Strategy Watershed,Patuxent per PG Atlas.
10. In a letter dated May 18, 2017, the Maryland Department of Natural Resource Natural HeritageProgram determined there are no records of state/federal plants or animals within the projectarea.
11. Per PG Atlas, the site contains potential Forest Interior Dwelling Species habitat.12. Per PG Atlas, the site has a previously issued TCP1-048-05 and TCPI-001-98. It also has received a
TCP2-160-06 and TCP2-040-00 for the western and eastern parcels, respectively.13. There are 67 specimen trees in various stages of health within the project area.14. Trumps Hill Road is a designated historic road located adjacent to this property.15. The subject property is not located within a Registered Historic District.16. There are no known archeological sites within the project area. However, the Maryland Inventory
of Historic Properties indicates the Benjamin Duvall House is northeast of the project area. Theproject area has not been surveyed for archeological resources and a Phase I Archeological reportmay be required during subsequent development review processes.
17. Marlboro clay and Christina complex are absent from the site.18. The site borders Crain Highway (US Rte. 301) on the west and is classified as an expressway, a
roadway regulated for noise when residential development is proposed. A noise study may berequired during the subsequent development review process.
19. The subject property is not located within the 2008 Air Installation Compatible Use Zone.20. The site is not located within an Aviation Policy Area.21. The site is not located within the Chesapeake Bay Critical Area.22. An approved NRI is valid for five years from the date of the signature by staff or until the
information is used to prepare the NRI changes. NRIs will be required to be revised andre-approved if the base information changes significantly. Approval of this NRI in no way impartsany other development application approvals

ZONING Both parcels comprising Trumps Hill I and II are currently zoned as R-80, Single Family Detached Residential, within an overall R-P-C/Planned Community. R-80 zoning is characterized by a standard lot size of 9,500 SF and a maximum density of 4.5 dwelling units per net acre.

WATER & SEWER SERVICE CATEGORY MAP The proposed development will be served by public water and sewer infrastructure.
