    Master Plan

    The Tirumala Flora Master Plan Design approach was to preserve the end users requirements for sustainable and practical luxury. This is the stepping stone for this new development as the plan preserves existing established communal relationships and turns them into newer and more spacious living environments, while allowing the opportunity to weave new residents seamlessly into renewed aspirations of urbanism and social living.Each of the four new towers though similar in architectural form offer a unique identity that are interconnected to the whole. Each individual and distinct tower, like the community it represents plays a vital role to the entire master plan development. The towers are linked by a double height commercial spine that frames a large, dynamic multi purpose civic space. The interplay of the towers revolving around this focal point, with its specific orientation, varying heights, unique identifying colors, and strategic framing of view corridors evokes play of form and function in a choreographed dance. The mission of this planned development is to instill positive and collaborative social environment.

    Ocean City is a luxury resort located on the coast of India. The fundamental objective of the development is to holistically move again back to create a relaxing destination that separates visitors for the loud, chaotic life of Indias busy cities. The design is inspired by traditional Vaastu Shastra principles to encourage guests to refocus on the things that are important in life through a journey of self-discovery and balance of Mind, Body and Soul. The site is divided into overlapping districts that focus on culture, health & wellness, education, and spiritual healing.

    The San Francisco Hillside Development is currently being developed as a luxury green community. The location of the site allows residents to live immersed in nature, but with quick access to San Francisco and the other urban areas surrounding the bay. The hillside offers beautiful views of the valley and the San Francisco skyline and Golden Gate Bridge beyond. The project is integrally linked to the local community; providing a public community center, open green space, and walking and running trails that connect to state park on the other side of the ridge.

    Transcon flora is ideally located in an upcoming suburb of Mumbai. It consists of a 6 level podium, 31 typical floors, 4 refuge floors and a terrace level with breathtaking views of the sea and city skyline. The design revolves around space efficiency, natural cross ventilation, landscaped grounds and abundant amenities. The facade consists of a simplistic approach with symmetrical planning coupled with clean straight vertical elements that enunciate the height of the building while decks that protrude from each level provide exterior space to every apartment.Amenities provided include a spa, gymnasium, party hall, indoor games area, kids area, as well as a business center. The outdoor landscaped area has a lap pool, jogging track, kids play area, multipurpose court, outdoor seating and meditation area to unwind after a long day at work.The tower forms a perfect blend of practical needs nestled in luxury by embracing environmentally responsible design. The building covers only a small part of the site, allowing for large landscaped areas. Sustainable strategies used include recycling water for sanitary and landscape purposes, treatment of organic waste, solar water heating tubes on the terrace, ample new plantings, rain water harvesting, and solar lighting.

    This slender set of four towers playfully interact with one another as they rise over 100 stories into the air. The two main towers act as arms, opening up and embracing the sky. These arms are connected by a large sky platform that can be used to hold public functions 300 meters above the city streets. The towers have an Olympic sized swimming pool, expansive sundecks, a rooftop observatory, and many other amenities. The result is a unique building that seems to defy gravity.

    The curved facade of the building not only creates a unique landmark on the Mumbai skyline, but is an integral part of the structural design, adding strength and stiffness to help combat the natural wind forces.

    Shreepati Skies provides its residents with 126 state of the art apartments, ranging from 2, 3, and 4 bedrooms as well as penthouses that offer breathtaking views of the ocean. The building contains many amenities, including private pools, a theater, therapeutic spa, and a state of the art gym. It also has a helipad at the top to provide quick and easy access for its residents.

    The design integrates many sustainable environmentally friendly systems such as rainwater harvesting and wastewater storage to provide a clean living space for the residents and the city as a whole.

    Teachers Colony is nestled in the suburbs of Mumbai and rises 45 stories to become a key landmark on the citys skyline. A serpentine landscape wraps around the buildings entry level plaza and up onto the podium level recreation areas. The three wings of the podium are designed with the latest amenities for comfort and leisure. The club house contains a multipurpose hall, an auditorium, swimming pools on both the ground level and the open top of the podium, a yoga and meditation area and a health club with a spa, Jacuzzi, steam and massage rooms. The garage area has built in washing stations as well as car charging stations for the new generation of electric cars. Bike and jogging paths are also integrated into the landscape design to encourage alternative forms of transportation and fitness.Active sustainable strategies used in the tower include rain water harvesting, a sewage treatment plant and the use of recycled water for sanitation and landscape irrigation.

    Inspired by the movement of the waves due to the low and high pressure in the sea, this 410 m tall Tower at Worli is poetry to the eye. Its breathtaking circular shaped is not only a symbol to the rising waves, but has been designed considering a high rises vortex shedding. I low vertex shedding a circular structure allows smooth flowing of wind compared to sharp edges of a tower which causes obstruction in the flow resulting in wind pockets.

    Wind energy is considered to be one of the most environmentally friendly ways of producing energy compared to more conventional ones. Keeping in mind the height of this 90 story structure coupled with its ideal location we have proposed wind turbines to harvest energy for the building as well as taking the steo towards greener building and environment.

    This 90 story building will be divided in 10 floors of podium parking with a parking capacity of 393 cars above which the lagoon shaped tension swimming pool, lounge, and health club will be built. The remaining 4 floors are divided into 9 duplex (18 floors) as well as 5 or 6 BHK on the remaining levels. Every master bedroom and living room has been flipped over at alternate levels in order to face the personal deck area and swimming pool with a double height terrace. With one pair per floor a personalized lobby on each floor has been created with separate entry for the servants room.

    The tower will be completed soon and give residents a breathtaking 360 degree view of the Arabian Sea and surrounding city.

    Joseph Eichler was a developer during the 1950s that is best known for of making the ideals of the modernist movement accessible to the middle class. The clients sought to pay tribute to the ideas, but with modern materials and finishes as well as a clarified and updated floor plan. The scope of the design work included a complete redesign of the living space and the addition of square footage on to the original house.

    HOSTS Exhibition is the largest hospitality tradeshow in India and has been successively growing every year since its inception in 1992. The exhibition provides a space for designers and product representatives to showcase their work and connect with hotel owners and developers.The suite design layout of the hotel room features a modern open layout with minimal wall partitions and a play of transparent and semi transparent planes. The design is targeted at high profile hotels seeking to accommodate international and domestic business travelers.

    The Shelter Creek Condo is located in San Bruno, California; just South of San Francisco in a quiet suburban community. The owner wanted to turn the dated interior into a relaxing luxury spa inspired environment were she could relax after coming home from her stressful job in the city.

    The six story Hotel ITC Fortune is a combination of art and contemporary architectural design culminating a gesture of grand simplicity through space and objects to create a friendly, comfortable and relaxed atmosphere. A grand staircase from the double height entrance lobby leads up to a coffee shop on the upper level providing an informal business area and relaxed waiting area. The lobby also accesses a restaurant, business center and banquet hall. The exterior includes a 20 meter long swimming pool split across a two level terrace with water features that cascade down to the lower level and open Jacuzzi and kiddies.

    This upscale hotel is ideally located near a major transportation hub on the NH3 Mumbai Agra Highway just off the Ambad Industrial Estate and close to the Pandavelna Caves. The location, coupled with the design has quickly lead it to become immensely popular for both business travelers and family vacations alike. The hotel was designed around capturing the expansive views and natural beauty that surround the site and bringing them into the interior. The interior was designed around a natural, but modern material palate to create a relaxed and calm atmosphere. The hotel offers many amenities to it guest including fine dining restaurants, banquet halls, a health club, a temperature controlled outdoor swimming pool, a spa, multipurpose hall, conference rooms as well as a landscaped podium.

    The Landmark Grand is a 4 star hotel that brings the best of Arabian hospitality to its guests. The building is designed around the form of a wave, giving it a unique appearance from the street. This fluid form is carried into the interior in the patterns used on the floor and ceiling to create expansive and welcoming spaces that flow into one another. The hotel provides every amenity that its guest might need or want. The ground floor contains a luxury restaurant, a lively coffee shop and a health club. The health club is continued onto the rooftop deck with a swimming pool and sitting area. Two conference rooms also open up onto the rooftop deck that can be used for business or parties.

    This parking garage is designed as a prototype to fill several lots in downtown Palo Alto. The ground floor retail maintains the downtown feel and keeps the ground plane active. The downtown is desperately short on parking and the public parking above provides space for shoppers, residents, and workers alike. The structure is designed with several green features; including permeable concrete on the ground floor sidewalk, water collection and solar panels shades on the roof level, EV charging stations, high performance lighting, and recycled content concrete.

    The Wiegman Supercenter is a renovation of an existing industrial furniture warehouse into a retail supercenter. The project required a complete redesign of the facade and parking layout. This allowed many sustainable strategies to be implemented throughout the design and turn a neglected area into a showcase example of urban renewal for the city of Hayward.

    The Mega Mall in Mumbai is designed around a central atrium that opens the five floors of shopping to the sky. At night the glow from the glass dome serves as a beacon to attract shoppers. From the entry the escalators spread out as symmetrical wings that allow shoppers to quickly move to their desired location. The floors have been designed to allow for clear sight lines to allow for easy way finding and to take advantage of the natural daylight from the central atrium. Every store was designed with the direct input of the final tenant to allow the space to be tailored to their individual needs while still forming a comprehensive whole with the rest of the mall.

    Diamond Plaza is a high end vertical mall located on a small urban lot. The facade mixes the transparency of glass with and ACP designer grills to leave a distinctive mark on the rising skyline.The ground level features a supermarket and several smaller retail store to activate the ground plane and draw shoppers up into the hight levels. A bridge connecting the second floor to a hotel serves to draw additional customers in.Parking is spread out between the first through ninth floors; allowing shoppers to park closest to the stores they intend on visiting.The 10th floor is the entertainment center of the building with a small amusement park. The amusement park contains an indoor stream with boating, a roller coaster, go carts, a bowling alley, and more. A food court mezzanine level over looks the amusement park and provide a view of the entertainment below.The 11th floor houses a casino, 4 restaurants, and 4 screening areas that can hold up to 130 people each.The 12th floor is divided up among a large banquet hall and several smaller meeting rooms.The 14th floor features a gourmet revolving restaurant that offers dinners a 360 view of the surrounding forests and cityscape.Finally, VIP guests can arrive via the 15th floor helipad.

    Earth Infra is a mixed used development organized around a central spine with structures on either side. The form is driven by the fragmentation and manipulation of surfaces with non-rectilinear elements that appear to distort the built form in an unpredictable yet controlled manner. The connection between the floor plates and the massing outlines a continuous flow of horizontal and vertical elements in the form of connecting bridges.Amenities include space for 100 shops, 25 anchor shops, 6 theaters, 63 offices, a 160 room apartment hotel, 21 S.O.H.O. units, a retirement homes, a and 2 BHK units, 3 nights clubs, an entertainment zone, 3 restaurants and food courts and car parking for 1700 cars.

    Reliance Trends Mall is located on a small lot in a busy upscale neighborhood in the central shopping district of the city. The building is trapezoidal shaped and has a small street frontage that tappers back and away from the road. A central atrium is stepped away from the road to highlight this feature and create an open welcoming space for shoppers. The mall has space for boutique shops as well as a central food court.

    The Express Zone Mall is organized around a fluid and organic circulation method. This overarching circulation method allows guests to wander through retail and entertainment areas and is expressed through the roof as well as the atriums that allow views for views between the different levels.The mall hosts a mixture of shopping, a food court, space for business offices, and a special entertainment area for children. For the convenience of shoppers an automatic car parking system

    Dheeraj Corporate Park is located on a narrow lot with a large street frontage. The facade located on the street frontage is sculpted to curve out from the base and wrap over the top, creating a visually distinct landmark. The coated energy saving angular glass panels that make up the facade allow maximum daylight in, but shelter the occupants by reflecting the heat. Stepped back terraces allow for direct access to landscaped areas from every other floor.

    Kolkata University is a public state university that was established in 1856. This expansion was divided up into two phases to minimize impact on students and faculty and allow for a smooth transition into the new buildings. The two phases are separated by a central spine that moves diagonally across the plot in a free flowing manner. The building gradually rise along the spine to emphasize the organic movement.     Sea Scan University is a new campus of state of the art buildings and many departments that cover a broad range of studies. The University would have a Maritime Academy, Engineering College, Biotech College, International Business School, Law College, and accommodations for both students and faculty.The natural valley that the University is located in forms the heart of the social space and helps to form the common link between departments and foster interdisciplinary collaboration. The separate colleges radiate out from the center and are terraced into the surrounding hillside to provide multileveled outdoor plazas for the classrooms and offices.

    Juhu School aims to create a new benchmark for educational institutes located in a dense urban fabric. A large double height entry welcomes students and visitors alike and brings them into the central atrium void that the project is organized around. The atrium also brings natural daylight and ventilation into the interior classrooms, offices, and social spaces.The classrooms are placed on the east, west, and north side of the building in two wings that wrap around the central atrium.By taking advantage of the roads on all four sides, the various pickup and drop-off zones are strategically separated to minimize congestion at peak times. Basement parking is provided for staff and students.

    Lucas Kartalim has over 10 years of experience as a project designer with specialized expertise in the planning and design of essential facility, institutional and commercial buildings. His design process focuses on bringing strategic approaches to the integration of building technology, sustainability, security and aesthetic into workable design solutions.Mr. Kartalims completed works includes : Fire Station No 10, a LEED Silver rated facility totaling in 69,000 SF which integrates the function of fire station, Emergency Operation Center (EOC) and 911 dispatch center in the City of Seattle and UC Santa Cruz Emergency Response Center in Santa Cruz, CA. Mr. Kartalim was also involved in the master plan and design of San Ysidro Land Port of Entry, a brand new 125,000 SF border station facility located at San Diego - Tijuana; City of Palo Alto Public Safety Building, a state of the art 112,000 SF building consisted of police station, Emergency Response Center and 911 dispatch; UCLA Landfair Student Housing at Santa Monica, CA. Additional experience also include several award winning architectural competitions, both in the US and overseas.
