To assist in making a profit on your renovations, here are some suggestions you may wish to consider in your action plan:

Interior walls should be a neutral, warm and an inviting colour. If the

exterior colour just needs a lift, paint the window frames, guttering and fascia a fresh white.

For the best result, take good care in preparation. Walls should be washed, sanded and skimmed well.

Consider your type of fence, the condition of your front door and even your roof. Water blast paths and driveways and keep the garden edging crisp.

Also consider your letterbox and the numbers on it (changing the style or just the numbers), you can make it really impressive. How your house looks from the street is aesthetically important.

If you’re going to splash out on one area, make it the kitchen. Installing a new kitchen adds to the appeal of a home. However if you’re not fully replacing the kitchen, consider replacing the benchtop, adding soft-close hinges, replacing the handles and taps and adding storage or a bright splash back.

Good lighting is important to showcase a property. When renovating a house people do underestimate the impact of good lighting. Even if you just put new light bulbs in each room so all the colours are consistent.

LED light bulbs are recommended as they are long-lasting and cheaper to run than standard light bulbs. Many older houses are dimly lit and although downlights are stylish, they are more expensive than regular light fittings. Bright light in kitchen and bathroom areas is essential. Outside lighting around patio areas and decks is effective and pleasant and can boost the amount of use you get out of those areas.

As a means of heating a heat pump could be considered. They are low-cost to run, a clean way to heat the home, good for the environment and can be utilised as air conditioning over the summer months – a great investment!

If you read my newsletters regularly, you’ll know I’m a fan of the slightly wild,

country cottage look. In fact, in recent editions I’ve sung

the praises of delphiniums, hollyhock and cosmos.

Well, here’s another to add to the list: statice.

Growing to a height of 60 to 80cm, the statice plant produces flowers in white, lavender and pink that have a delicate, almost hazy appearance. Not only does this willowy variety look great grown along borders, its flowers make a nice addition to fresh bouquets, and are popularly used in dried flower arrangements (or so I’m told).

So, if you’re keen to get creative with flowers, simply pop down to your local supermarket, The Warehouse or Bunnings and pick up some statice seedlings. Or, better still, head to our online store at www.awapuni.co.nz and get them delivered direct to your door.

When deciding where to plant, look for a very dry and sunny spot. I find the side of the house is usually

a winner. Dig a hole about 3cm deep and plant your first seedling. Do the same for subsequent seedlings, spacing each one around 40cm apart.

Flowering from summer until autumn, you’ll soon be enjoying some wildflower wow-factor at your place.

If you are keen for a bit of dried flower arranging, cut your statice with a 30 to 40cm stem, hang it upside down in a dark room with good air circulation, and wait seven to 10 days for your flowers to dry. Kept out direct sunlight, the colours will remain vibrant for years. Or so I’m told.

A new underfloor heating system will revolutionise the way new home builders keep the winter chills away.

D&L Plumbing and Heating’s Steve Davidson has installed the first of the new systems in a property under construction in Coniston Place. It is the first of its type in Mid Canterbury.

The homeowner had requested the new underfloor heating and Moore Architecture Ltd had designed the system for council consent.

Phil Hollings, from Hollings Construction, is managing the Coniston Place project and is the first builder in Mid Canterbury to take the design on with the support of the home owner.

“With today’s building costs it’s a small percentage extra to have the comfort of underfloor heating and knowing it’s been done in one of the most efficient ways,'' Mr Hollings said.

Mr Davidson added that advances in technology will enable the European-designed underfloor system to heat the home in just 20 minutes, rather than the five to six hour wait conventional systems involved.

The difference is the heating pipes lie under a mere 50ml of concrete, rather than the usual 130ml.

“It also uses a lot less energy – and will be about 40 per cent cheaper to

run,” Mr Davidson said.“It costs slightly more to install

initially, but that will be recouped within three years, but after that money will be saved.”

He said the system had been used in Europe for years, where it had been proven to be efficient and effective.

The heating pipes are laid on a conventional concrete slab, then a special compound is poured as the top surface.

A Fujitsu inverter heat pump heats gas to 85 degrees Celsius, which goes through a heat exchanger, and heats the water in the underfloor pipes. The temperature in each room

is individually controlled by its own thermostat.

Mr Davidson said there was a lot of interest in the new technology now that it had been approved by the Ashburton District Council. He has four more installations on the books, to be carried out in the next few months.
