    : Yavapmal, Maharashtra (Hereinafter referred to as the

    "LESSEE" (Which expression shall' unless be repugnantto the

    context OR meaning thereof be deemed to include the heirs'

    executors assigns) of the SECOND PART' Thecontract for the

    occupation between tne LESSOR and the LESSEEmentioned

    in the clause 1 to 4 as follows;

    (1) DESCRIPTION OF PREMISES:

    (2) DATE OF OCCUPATION VALIDAITY OF CONTRACT :

    The|ease&LicenseAgreementisaperiodofllmonth

    from 1-08-2014 to 30-06-2015 Validity of Contract;

    (3) OCCUPATION CHARGES:-

    The LESSEE shall pay the LESSOR Rs'4500/- as

    occupation charges for the above mentionedpremises'

    said occupational charges to be paid by the LESSEEto

    theLESSoRonoRbeforeBtheverymonthinadvance.

    (4) sEcuRrTY DEPoSIT:- 6o0bThe lessee pay a security deposit Rs'doo/- for said

    premises

    on the date of signing of this agreement' Suchsecurity deposit

    sha||notbebearanyinterestandimmediate|yrefundabletothe

    lessee vacating the premises handing over thepeaceful position'

    NOTICE PERIOD:-

    In any event where the The Lessee wishes to handover the

    possessionofthepremisesoccupiedbythem,theysha||giveone

    month's notice in advance of such an intention'Similarly to the

    Lessor also will have an option to get the premisesvacated by

    given one month's notice'

    REPAIRS : Minor repairs Such as |eaking of water tape, toilet,

    brokenwindowg|assesetc.sha||bedonebytheLesseeathisown expenses. Any malor repair to be done

    should be brought to

    the notice of the LICENSOR'

    (7) ELECTRICITY & socIETY MAINTENANCE CHARGES:

    Meter has been installed which the Lessor willallow the

    Lesseetousee|ectricitybills&Societymaintenance

    charges relating to the premises shall be payable by the

    ' Lessee without default' The tenter at his cost shall keep

    the said premises in a clean & hygienic conditionswith

    sanitary supply and electricity systems in working

    conditions all day to day maintenance and minorrepairs

    shall be done by the renter at his cost to keep the

    Dremises clean and hygienic condition'

    B, TERMINATION & RENEWAL'After the period of 11 months contract terminates

    automatically and the Lessee shall handoverthe vacant

    possession to the Lessor but if the Lessee intends to

    continuetheoccupation,theLessormay'renewthe

    contract for a further period as may be mutually agreed

    with 30% increase in total amount'

    9. TAXES:The Lessee shall pay all Municipal Taxes which may be

    assessed and levied by the local OR any other

    government Or Municipal authorities during the period of

    this Lease.

    10. The Lessee shall not store or keep or bring any illegal

    dangerous material/ item into the premises which may

    be injurious to the premises/neighbors etc'

    11. The Lessee shall not claim any interest portion of the

    licensed Premises'

    t2. It is always agreed between the parties that the

    possession will always be the Lessor. of the licensed

    premises and that Lessee shall not claim tenancy right'

    13. All or any dispute regarding this contract or occupation

    shall be first settled mutually' If necessary by arbitrators

    and the jurisdiction shall be Vadodara only'

    The Lessee shall not mortgage, transfer, sell, sublet or

    incur any type or kind of liability on the premises

    occupied bY him.

    In any event where the lessee wishes to handover the

    possession of the premises by him, he shall give one

    month's notice in advance of such an intention' Similarly

    the owner also will have an option to get the house

    vacated by giving three months' notice.

    The renter shall permit the landlord or his agent at all

    reasonable time during the duration this contract to

    inspect the premises. The renter shall not do any

    addition to the premises without the landlord's consent'

    t7. In case of further extension in contract period, if decidedby the lesser at his sole discretion, the occupation

    charges shall be increased by 7Oo/o for the extended

    period.
