12 Years and Growingpublisher’sletter

I can’t believe it has been 12 years since we

launched Atlanta Home Improvement

magazine. Our intention then

was, and still is, to bring Atlanta

homeowners local, trusted

resources for the home and garden,

as well as inspirational photos and

advice to help you make informed

decisions. Personally,

As we start to celebrate our 12th year in publication, I want to

rst stop and thank you, our readers, for your loyalty, feedback

and support. We look forward to hearing about the stories you

enjoy, the resources you have found useful in your own home

renovations and topics you would like to learn more about in

future issues. It is very rewarding to hear how our magazine has

helped you over the last 12 years and we pledge to keep you an

informed consumer.

It has been an amazing adventure and we certainly would not

still be here without the support of our family of advertisers.

Thank you all for being such a valuable resource.

As homeowners, you know there is always a project to do around

the house. That is also true at Atlanta Home Improvement magazine.

We are excited to announce some improvements of our own,

including the updated logo you see on this September issue of the

magazine. Why the change? As we transform and begin new

traditions, we wanted a fresher representation of our brand and the

timely, smart, targeted information and resources we offer. What

better time to introduce a new look than now with the launch

of our redesigned website at www.atlantahomeimprovement.

com? You’re guaranteed to discover trusted resources and expert

industry advice while being inspired with beautiful photos when

the website goes live in October.

As our company grows and changes, so does our family here at

the magazine. I am thrilled to announce that our editor, Kali

Mallard, and her husband Jared, are the proud new parents of a

little boy, Isaac. Congratulations!

Again, thank you for your support and loyalty. We look

forward to providing helpful inspiration and resources for your

home and landscape for many years to come. Please stop by

our booth to say “hello” at the Fall Atlanta Home Show, October

4-6, 2013 at Cobb Galleria Centre.

Back to Basicseditor’sletter

Some of the most basic improvements can make the biggest difference in your home.

There’s no better way to kick off

the fall season than to install a

new front door, upgrade your

cabinets and countertops or try

a decorative ceiling treatment in

your living room or bedroom—just a few of the ideas included

in this issue. Just think, if you start now, you could have many

of the projects on your wish list checked off by the holidays.

Why not welcome guests with new cabinets and countertops

in your kitchen? You can easily replace both without changing

the footprint of your space, and what a difference it will make.

Or maybe you like your existing cabinetry and just want to

upgrade your countertops and swap out door and drawer

hardware for a mini-makeover. Whatever you do, don’t start

until you’ve read our feature on cabinets and countertops this

month, starting on page 21, where you’ll nd all the latest tips

and trends from Atlanta home improvement professionals.

Likewise, boosting your home’s curb appeal can go a long way

in making sure your guests feel welcome. Simply xing up

cracks in the driveway, replacing your shutters or an old front

door or adding some fall color can make a big impact. Get

more ideas on page 44.

Ever heard of the “fth wall”? That’s what many designers call

ceilings. The options are just as endless for ceilings as any other

wall. Find out how to choose ceiling treatments to coordinate

or contrast with the rest of the walls in the room in our feature

this month on page 38. Things will be looking up in no time.

With the approaching holiday season, there is no time to

waste getting your home looking its best. Plus, you’ll enjoy the

results for many years to come.

Expert Q&AWhat is an “outdoor

room”?

It’s a dened

area for a specic

purpose that provides a

connection from your house

to nature. You can have

multiple outdoor rooms

within a single yard. A good

design provides peek-through

views, privacy and shelter. An

outdoor room has a oor, four

sides and a ceiling. A ceiling

can consist of tree limbs,

an arbor or even a gazebo.

The oor surface can be turf,

gravel, stone, brick pavers,

wood or something else. You

can dene the sides by using

a fence, a trellis, a series of

masonry walls, an outdoor

homefrontExpert Tips, News and Happenings from Atlanta’sHome Improvement Community COMPILED BY KALI MALLARD

The Shops at Miami Circle Market Center in Buckhead have seen a number of new businesses opening since the spring, offering new options for homeowners and trade professionals looking for local design resources. “We are thrilled,” says Anne Demers, marketing director for Specialty Tile Products, www.specialtytile.com, a tile distributor with ve locations in Georgia and Florida. “Miami Circle has been treading water for a while, and it’s great that the street and Buckhead in general is getting an inux of business and development. We are busier than ever.”Although it has been a tenant in The Circle for more than 10 years, Specialty Tile Products recently moved to a bigger showroom at 721 Miami Circle, Suite 107. Nearby is the new ProBuild Buckhead Window and Door Showroom and Design Center for professional builders and contractors at 721 Miami Circle, Suite 105. Rounding out the new additions are The Mission Motif, offering Craftsman-style home furnishings, at 747-A Miami Circle NE; Ahlers & Ogletree Auction Gallery an 8,000 square-foot full-service auction gallery at 715 Miami Circle, Suite 210; and Sawhorse, Inc., a remodeling rm, at 800 Miami Circle NE, Suite 220A. Stone Solutions of Atlanta, a custom countertop installation company specializing in high-end natural stone, also has plans to open on Miami Circle. All the new shops plus monthly art strolls and events have created a sense of excitement. “The new shops are great additions to The Circle and in keeping with how we hope The Circle will continue to grow,” says John Tribble, of J. Tribble Collection, www.jtribble.com, and the Miami Circle Merchants Association. “The more design-related businesses the better!” The Shops at Miami Circle Market Center include more than 60 showrooms that are open to the public and to the trade. IKEA Awards $10,000 in Furnishings and Services to the Atlanta Bicycle CoalitionIKEA has awarded the Atlanta Bicycle Coalition (ABC) $10,000 worth of furnishings, services, design expertise and manpower to remodel its new ofce in Cabbagetown. The ABC was selected by IKEA coworkers to compete with other organizations in the IKEA Life Improvement Challenge Contest because it educates Atlantans on the benets of bicycling and how it impacts public health, cleaner air and trafc congestion. Consumers voted for the projects, and the ABC won. “Being chosen by IKEA for this project is a great demonstration of Atlanta’s business community supporting a bike-friendly city,” says Rebecca Serna, executive director of the Atlanta Bicycle Coalition. Lisa Lamb Launches New Design Firm in Atlanta

Interior designer Lisa Lamb has launched Lisa Lamb Interiors in Atlanta. The new design rm offers a range of services from a at-rate “design in a box” completed entirely via email to total renovations with personalized service from consultation to completion. Lamb is an accredited member of the American Society of Interior Designers (ASID) and earned a business degree from Southern Methodist University and an interior design degree from the Institute of Art in Chicago. “I am thrilled to launch Lisa Lamb Interiors,” says Lamb. “The Atlanta community inspires me daily, and my goal is to bring my clients classic timelessness and rened style. I am passionate about my relationships with clients, which I build on trust, integrity and a desire to achieve a design that is uniquely theirs.” For more information, visit www.lisalambinteriors.com.

Local Remodeler Becomes Universal Design Certied ProfessionalRandy Urquhart, vice president of Handcrafted Homes Inc., recently became a Universal Design Certied Professional (UDCP), a certication earned through the National Association of the Remodeling Industry (NARI). A Universal Design Certied Professional handles renovations that make the home livable for those who need to be able to move around the house more freely, without barriers and without creating an “institutional” look. Families who have members with special needs also benet from the expertise of a UDCP. “As baby boomers are continuing to get older, we thought it would be advantageous for us to offer universal design,” Urquhart says. “Many people don’t know what to ask as they go about making changes to their homes, so we always try to be chock full of information.” In addition to holding UDCP certication, Urquhart is certied as an EarthCraft Remodeler and is a member of the Greater Atlanta Home Builders Association, NARI and the Better Business Bureau. He also is an EPA Lead Renovator. Visit www.handcraftedhomes-inc.com for more information.

Because the kitchen

is the heart of the

home, it often carries

the biggest “wow”

potential, and cabinets

and countertops are the make-

it-or-break-it elements of its

aesthetic. But beyond looks, the

kitchen has to function well.

That means keeping contents

organized and easy to retrieve for

frequent use, as well as allowing

for everyday wear and tear without

too much maintenance. Keeping

all this in mind, we drew upon the

knowledge of Atlanta-area experts

on both the latest and the most

popular time-tested trends in

cabinetry and countertops. Here’s

what they had to say.

Decisions, decisionsWhen building a new kitchen from

scratch, do you start with choosing

the cabinets or the countertops?

Either, says Sarah Anderson from

wood-countertop manufacturer

Craft Art, www.craft-art.com.

“Pick your countertops either last

or rst; they aren’t a middle-of-

the-road design choice,” she says.

“They are the most prominent

visual element—next to cabinets,

of course.”

Still not sure where to start?

“My advice to homeowners

always starts with a question:

Do you want stained or painted

cabinets?” says Angelique Baez

of Construction Resources/

CR Home Design Center, www.

crhomeusa.com. “If you want a

stained cabinet, then it is best to

choose the exact door style before

choosing a countertop. If the

preference is a painted cabinet,

then choose the countertop rst

and cater the paint choice to

coordinate specically with the

chosen material and color.”

Once you’ve chosen either your

cabinets or countertops, ensure

the complementing element is just

that—complementary. Anderson

advises getting countertops that

are in contrasting tones to their

cabinets: “Dark top, light base.

Light top, dark base,” she says. “And

when you don’t try to get an exact

match with your cabinets (and

typically miss the exact match),

you will get a complementary look

that says, ‘I wake up looking this

good.’”

Cabinet considerationsCabinets are perhaps a more

permanent choice than

countertops. It is more common

to install new countertops on old

cabinets than vice versa, so quality

is a big factor in your cabinet

choice. “Plywood construction is

a good choice for durability,” says

John Winfree of Diversi ed Cabinet

Distributors, www.dcdcabinets.

com. He adds, “Solid-wood face

frames and nishes that are

warrantied by the manufacturer

are good indicators of the kind of

quality construction that will stand

up to regular use.”

A modi ed Shaker style is the

most popular wood-cabinet

design among Atlanta-area

homeowners, says Michael

McKelvey of Woodworks Design,

www.woodworks-design.com.

“We are seeing a lot of kitchens

speci ed in a modi ed Shaker

style with oversized rails and

stiles (three inches

or more),” he says.

“Simple modi cations

such as the addition of

a bead, inset fronts or

simple hardware can

push the look in either

a contemporary or

classic direction.

It is a very versatile frame and

panel choice for doors and drawer

fronts.”

Another way to ensure your

cabinets have long-lasting style

is to choose neutral colors. And

to ensure they’ll have a long-

lasting lifespan, choose a durable

nish. “Catalyzed-stain nishes

for cabinets are more durable

than other stains,” Winfree says.

“Look for KCMA certication to

demonstrate that the nishes

have been tested for resistance to

various common substances.”

For a more modern look with built-

in durability, lacquer cabinetry

is a great choice. “A good-quality

lacquer is great at resisting

stains, is very hard so it holds up

extremely well and offers a smooth

nish that’s easy to clean since

there are no crevices for things

to get lodged,” says Lee Bryan, co-

owner of Pedini of Atlanta LLC,

www.pediniatlanta.com.

Topping it offEvery expert has a preference when

it comes to countertop material.

The truth is, there is no universally

perfect material; there is only a

perfect-for-you countertop. Here,

we’ve outlined three of today’s top

materials: stone, quartz and wood.

Stone

Stone countertops are likely the

most well-known and revered

countertop material in America

today. “Natural stone (granite,

marble, soapstone, etc.) has been

used for centuries as a surfacing

material,” says Mark Meriaux

with VT Stone Surfaces, www.

vtstonesurfaces.com. “It has

been and always will be timeless.

Everything around may change, but

stone will still be here.”

Baez points specically to imported

Italian marble, noting its historic,

centuries-old purpose as a

countertop material. “Marble is

the stone of choice for the growing

number of white and light gray/

taupe kitchens being built in the

Atlanta market,” she says. “Carrara

has a warm white and gray color

palette with soft veining. It’s ideal

for its classic appeal, and Calacatta

is another very popular choice.”

Despite widespread popularity,

stone countertops can require

regular maintenance. “Granite

countertops are stain-resistant if a

good-quality sealer is applied,” says

Debra Bobo of CSI Kitchen & Bath

Studio, www.csikitchenandbath.

com. “Marble is a softer material

and must be sealed; greater care

should be taken to wipe up spills—

especially acids like citrus juices,

tomato juice or wine—immediately.”

Quartz

With an aesthetic similar to

granite, quartz countertops

have become a choice rising in

popularity over the last decade.

For most quartz-countertop

offerings, the material is made of

quartz, a natural mineral, which is

engineered for improved durability

and ease of maintenance.

“Quartz countertops are non-

porous, therefore inherently stain-

resistant and require no sealing or

additional maintenance to keep

them looking as great as the day

they were installed,” Meriaux says.

Wood

For many Atlantans, the natural

look of wood is preferable among

countertop choices, giving the

kitchen a warmer look than stone or

quartz. “Wood just gets better

and better as it ages,” says Joshua

Johnson, president of J. Aaron LLC,

com. “It’s a natural product and

will never go out of style.”

Though it may have a timeless

aesthetic, in order to make

a wood countertop last, you

must choose a good nishing

product. Johnson recommends

a marine varnish sealer, which

is 100 percent water- and stain-

proof and soaks deeply into

the wood ber, then hardens

to create an extremely durable

nish that only needs to be

applied once. Anderson says

that Craft Art wood countertops

are treated with a Waterlox

tung oil nish, which also

penetrates and lls the wood

pores, making the surface

extremely resistant to food,

drinks and heavy daily use.

“Water and other materials just

bead up on the surface,” she

says, adding, “This isn’t your

grandmother’s butcher block!”

Wood countertops are sensitive

to chemicals, however, so a

simple soap-and-water wash is

all that’s needed for cleaning.

If damage does occur, “you can

sand out any problems you

have,” Baez says.

For maximum durability,

choose a countertop made of

domestic wood. “They are already

acclimated to this environment,”

Baex says, noting that Craft Art’s

domestically farmed black walnut

is its most popular material for

2013 and also happens to be

one of the most durable choices.

And to go the extra distance in

terms of durability, choose a

countertop with a distressed

nish, so any new scratches

don’t stand out.

What’s newWe asked local experts about

new, exciting products coming

soon to the cabinet and

countertop market, and we

found a pattern: porcelain. At

Pedini of Atlanta, porcelain and

stone-veneer nishes are being

introduced. “The look is great

when the kitchen is part of the

living space, as it does not look as

much like a service area as part

of the room’s decor,” Bryan says.

At VT Stone Surfaces, Meriaux

tells us of a new, large-

format porcelain and ceramic

countertop. “Think tiles the

size of natural-stone slabs,” he

describes. “One that we will offer

is called Dekton from Cosentino,

the makers of Silestone. These

have all the durability of

porcelain and ceramic tile with

virtually unlimited patterns and

designs that will be possible. It

may still be a couple of years

away, but I expect to see this

product begin to take off initially

in commercial buildings, with

residential design to follow.”

When it comes to decorating your home, be

sure you’re not neglecting the space above it all.

Some interior designers and home builders believe a

home is in a “state of undress” if the ceilings aren’t making

a subtle, bold, dramatic or creative statement.

“Ceilings can bring a uniqueness to a home,” says Marty Weck,

owner of Weck Design LLC in Flowery Branch, www.facebook.com/

weckdesign. That distinctiveness can manifest itself through color, artwork,

wall coverings, medallions, bead board, trusses, wood structures, texture and

other endless possibilities.

According to Daniel Dionne, owner of Daniel Dionne Designs LLC in Decatur,

www.danieldionnedesigns.com, there tends to be more focus lately on ceilings. “Builders

and consumers alike have become very style savvy these days, so the increased attention to

[ceilings], and the addition of architectural details like elaborate moldings and coffered ceilings,

have become a benchmark for quality. It makes sense to draw attention to these features and maximize

their design impact.”

Jennifer Reynolds, owner of Jennifer Reynolds Interiors in Atlanta, www.jenniferreynoldsinteriors.com, agrees.

She adds that she is noticing more coffered ceilings, beautiful beam work and custom millwork detail overhead.

“Lately I’m seeing a lot of intricate plaster molded elements. I’ve even seen a Greek key trim feature and an emerald

green faux leather treatment. In my opinion, a treated ceiling creates that wow factor—that extra layer of detail that

a lot of homes just don’t have.”

Add the unexpected Dionne points out that many builders and decorators focus on common areas, such as living and dining rooms and foyers and family rooms, when enhancing their ceilings. Project Shimmer, as Dionne affectionately calls one of his dining room decorating undertakings, involved putting a metal ake metallic wall covering on the ceiling. He also added three ceiling medallions across the length of the room, hanging two chandeliers with swags connecting to the center medallion to create a dramatic effect. “The lighting re ecting off of the metallic ceiling creates the softest shimmer of light you can imagine,” he says. “It is glamorous.”

Dionne points out that homeowners and decorators need to realize that the placement of overhead and sconce lighting dramatically affects the color and textures of the rooms’ walls and ceilings.

“Many master bedrooms have tray ceilings,” says Dionne. “Their depth and multiple layers are fun to play with and easy to enrich with paint, wall coverings, recessed lighting, stencils or murals. Master suites can be great places to enhance architectural features and lighting.” Weck agrees, saying that lighting can be a revealing addition to a ceiling. He took the lighting a step further by adding recessed LED lighting that changes colors to one of his master bedroom tray ceiling projects. “It gives that room a uniquely lit ambience.”

Over the top Patricia L. Brown of Keiffer Phillips-Patricia Brown Builders Inc. in Atlanta, www.keifferphillips.com, talks about one of their most unusual projects. “We created a domed tray above a client’s bed that was inset by hand with optic bers. The dome was painted to look like the sky, and the owner had the lights con gured to display his favorite constellations.” Now, that is an over-the-top project—literally.

Medallions and artwork can add a decorative and unexpected touch overhead, says Ann Wisniewski, CEO of AJW Designs Inc. in Atlanta and Roswell, www.ajwdesignsinc.com. Is there a rule for using medallions? “If you have

elaborate molding in the rest of the room, the ceiling calls for a medallion,” Dionne says. “That’s the decorating rule according to Dan.”

Ceilings can be funky or formal. Consider hiring a decorative artist to add a creative mural or imaginative touch to one of your rooms. Don’t be afraid to use new or unusual materials such as three-dimensional embossed wall coverings, tin tiles, beams, bead board or faux nishes. Reynolds says she recently installed an antique mirrored ceiling in a powder room that made that room look, in her words, “fabulous.”

Staying under budget Dionne notes that even homeowners with a limited budget can use crown molding and paint to give a room an updated decorator look. “The most affordable way to enhance your ceiling is to add some color.” He suggests painting the ceiling a shade or two lighter or darker than the walls to add unity and a sense of warmth. Is there a rule on ceiling height and whether to use lighter or darker colors? “It depends on the decorator you ask,” says Dionne. “In my opinion, there is no rule. Just like everything else in design; it is very subjective.”

Reynolds adds that paint can be used on ceilings in so many ways from stripes to patterns. “Adding a thin line following the ceiling’s perimeter is a nice touch. The sky is the limit with paint.”

Something for everyone Although attention to ceilings is usually in the common areas of the home, teens and children love having artsy and funky touches on their walls and ceilings as well. They often delight in choosing their colors and themes.

Marty Mason, owner of Marty Mason Collected Home and Savvy Snoot in Atlanta, www.mmcollectedhome.com, says he recently stenciled metallic stars on a teen’s purple ceiling. Bright pops of color, solar systems and geometric

Count the WaysPerhaps it’s time to train your gaze upward when you enter homes and even businesses. What you see overhead may intrigue and inspire you to make some changes. Here are just a few of the neat things you can do to transform your ceiling:

Paint. Nothing is less expensive and more easily changed than paint. Paint can be matte, shiny, flat, glazed, bold and bright, or subtle and serene.

Wall coverings aren’t just for walls anymore. Try metallic, embossed, textured and patterned wall coverings overhead.

Coffered ceilings make a dimensional statement. These are boxed beams dividing the ceiling into a grid with flat panels between them. These grids can be square or rectangle depending on the room.

Medallions can highlight a room’s ornate or ordinary light fixture. Stacking medallions can create a dimensional effect.

Bead board can add cottage charm to bedroom, kitchen or porch ceilings.

Rustic, steel or wooden exposed beams add character to ceilings.

Wide or stacked crown moldings add detail overhead.

Add a tray ceiling and accent the trays with paint or lighting.

Add an artsy touch with murals, stencils or faux finishes.

wall coverings are popular above the heads of young people, according to principal designer Joann Kandrac of Kandrac & Kole Interior Designs Inc. in Kennesaw, www.kandrac-kole.com. Murals on the wall or ceiling can create what Dionne calls trompe-l’œil or “trick of the eye.” Kids love it!

Words of advice As with any remodeling or decorating project, Mason points out, you may want to keep your ideas clean and simple if you are planning to sell your home in the near future. While architectural interest and inventive decorating can add value to your home, you should remember that value is perceived in different ways, Dionne says. “Although an innovative ceiling treatment may be appealing to the homeowner, that doesn’t mean that other people will like it or even understand it,” he says.

Also, if you are contemplating a major ceiling project, be aware that it could be expensive. According to Kandrac, the structure of ceilings and their adornments can be labor intensive, and some materials and treatments can be quite pricey.

When making a change overhead, the options for ceiling treatments are virtually unlimited. Do your homework, gather ideas and prices and bring a new look to your living space. The sky’s the limit.

Maintaining your home’s exterior will go a long way in

keeping the house looking great, and there are plenty of

things you can do to boost your home’s appearance and

curb appeal. From simple to elaborate, here are some

appearance-enhancing steps homeowners can take to suit both their

needs and their budget.

Present your best sideThere are many choices to change or improve your home’s exterior, from repainting the existing siding to stripping

the exterior and starting over with new materials. Brick, stone, stucco, ber cement siding and vinyl siding are

common materials found on Atlanta’s houses. “Today’s options in home exteriors include cladding and masonry

veneers that are beautiful to look at as well as functional in terms of installation and responsible building, from

energy efciency to moisture management,” says Ken O’Neill, senior vice president of marketing for Belgard

Hardscapes in Atlanta, www.belgard.biz.

In addition, homeowners will nd even more options within each category of material. “For example, there are

numerous options for style and color of brick, but a popular choice today is to paint the brick,” says Roone R. Unger,

president of Exovations in Cumming, www.exovations.com. “Stone offers many different sizes, colors and patterns.

Both ber cement siding and vinyl siding are available in different lap exposures as well as shake and board-and-

batten styles.”

To expand style options, PJ Haberstock, residential sales manager with Boral Building Products in Atlanta, www.

boralbricks.com, says he’s starting to see a trend of multiple products used on the home exterior, with as many as

three or four different ones being used together.

Improve your home’s curb appeal and turn a rst impression into a lasting one

❺ GARAGE DOORSCarriage doors can improve your home’s appearance

❻ PAINTHere are some of the top exterior color combinations from Sherwin-Williams color expert Jackie Jordan

Given all these choices, selecting which materials to use on your home could be

overwhelming. For guidance, Haberstock recommends relying on the home itself.

“The architecture of the home can guide the homeowner on what to use,” he says.

Maintenance and upkeep also could dictate what materials to put on the home’s

exterior. “If you are looking for very low maintenance, then brick or vinyl siding

would be a good choice,” Unger says.

Another relatively quick and easy way to improve your home’s curb appeal is by

changing the look of the front door. Repainting the front door

allows homeowners the opportunity to dress up the

home’s exterior. “People are getting a little more brave

with a splash of color on the front door,” says Jackie

Jordan, director of color marketing for Sherwin-

Williams, www.sherwin-williams.com. “They

are showing more of their personality.”

Replacing the front door altogether can completely alter a home’s exterior. “One of the most popular door

replacements is removing the standard door with sidelites and replacing it with a double door,” Unger says. “The

other very popular style is the Craftsman door. This style is available in wood or berglass. Fiberglass doors are a

great option due to the fact they look like wood doors yet require less maintenance and do not expand and contract

like wood doors.”

If your garage faces the street, replacing your garage door can also improve your home’s appearance. “Replacing

that old wood panel garage door with a carriage-style garage door will make a huge difference in the overall look of

a home,” Unger says. “Carriage-style doors look great on any style home, and they come in many options with and

without glass and can be made of wood or steel.”

Drive it homeAlthough we use it daily, we never think of the driveway as an integral part of our home’s exterior. On the contrary,

this lane could actually provide a big boost to the overall curb appeal of the house. “It is part of the rst impression

made on a visitor, and it’s an element that can help differentiate your home from your neighbor’s,” O’Neill says.

“The shape of the driveway can complement the lines of your home, and the pavers used to make that shape–along

with patterns within the driveway–add a design aesthetic.”

Thanks to the many options available in pavers–styles, shapes and sizes–homeowners have a lot of design exibility

for their driveway, O’Neill says. “You can create a look of cobblestone, natural stone or brick with concrete pavers,

and because they’re made of concrete they require far less maintenance than other hardscape materials,” he says.

Top things offAnother overlooked architectural feature of the home,

the roof also can be dressed up to improve your home’s

curb appeal. Many homes come with standard builder-

grade three-tab shingles; however, these can be changed

out to something that really makes an impact, including

architectural dimensional and designer asphalt shingles.

“There are numerous options for designer asphalt shingles

that give the look of wood shakes, slate and even clay tile,”

Unger says. “The cost differences from an architectural

shingle to a designer shingle will range from 15 to 35

percent, depending on the style and color. The other options

available are cedar shake, slate and clay tile.”

Add some extrasTo dress up your home’s exterior and curb appeal, look

beyond the existing frame to some new additions.

“Consider distinctive features to accent and accessorize

the front of your home, such as building a custom mailbox,

pillars or gated entry using similar materials as you used

in your driveway and walkway,” O’Neill says.

Adding a front porch is yet one more way to reinvent your

home. “Porches are becoming a really beautiful focal point

and becoming an extension of the home’s interior,” Jordan

says.

Even window replacement can help change the look of a

home, Unger says. “Most homeowners don’t consider going

from a double-

hung window to a

casement window

or changing the

grid pattern in

the windows to

achieve a different

look to their

home,” he adds.

“The best designs

are typically in the

details.”

Regardless of

which approach

you take to

improve or upgrade your home’s exterior and curb appeal,

keep two things in mind. “Transforming your home’s curb

appeal doesn’t have to be a monumental project,” O’Neill

says. Also, “a home improvement project doesn’t have to

be completed at one time.” Although it’s important to come

up with an overall design plan so the improvements are

cohesive, you can take time to turn your plan into reality to

make sure it ts your budget and your life.

Fescue seed can be planted from mid-September through mid-October. Before planting fescue, use a non-selective herbicide, such as Round-Up or Finale, to kill weeds in established fescue lawns, and you can plant seeds in 7-10 days.

Be sure to remove fallen leaves from your newly seeded fescue lawn. Lightly rake them off or use a leaf blower to gently push them aside.

Cut back annuals and fall-blooming perennials now for continued blooms. Deadhead late summer blooming perennials such as echinacea and rudbeckia.

Plant, move and revitalize perennial owers in late September through November. Mulch with 2 to 3 inches of pine straw, pine bark or other mulch and water them well after planting.

It’s time to plant chrysanthemums. For best results, plant mums in a sunny location in well-drained soil and keep them uniformly moist while they are being established. Fertilize 4 weeks after planting.

By late September, it’s cool enough to plant container grown trees and shrubs in your landscape. Make sure to dig a hole twice as wide and as deep as the container that the plant is in. Fill the hole with soil and make sure that there are no air pockets. Water deeply and mulch 2 to 3 inches for best results.

Prevent winter lawn weeds (such as chickweed and henbit) by applying a pre-emergent weed preventer early this month—safe for all lawn types, but note that if you are reseeding a fescue lawn now, you won’t apply the weed killer.

With cooler temperatures, less water is needed. Adjust your watering schedule based on rainfall. Make sure that newly seeded lawns receive enough water so that the soil remains damp.

Hold off on the pruning until cooler weather arrives. You can remove dead limbs from trees and woody ornamentals.

Begin planning your fall vegetable garden now. Take a soil sample to your county extension ofce (1-800-ASK-UGA1) and get the soil in good shape!

Last time around, our go-to general contractor Michelle Bishop gave the essentials

of setting up a wine cellar. We are still “underground” this

month, but the destination is a masculine sanctuary, the

man cave. Under Michelle’s guidance, every critical feature

will be accounted for:

“Hey guys! With the World Series fast approaching and

football season here, do you have a place to hang out and

watch the games? If the answer is ‘no,’ then it’s time to get

busy.

“This is the infamous ‘man cave.’ When you let your

imagination run wild, what does yours look like? The

possibilities are endless. For all of us, it is important

that we have a space in our homes that we can call our

own; something that’s personalized. Is your passion

football? Baseball? NASCAR? Typically you don’t hang

your memorabilia in the living room. But you do need an

appropriate space to show your spirit. Maybe the space

takes on a more sophisticated look. What’s your pleasure?

“Of course, the amount of space you have to work with

denes how much you can do, but even a small cave is

better than no cave at all. A 16-by-16-foot space is large

enough for seating and a fair size screen for the TV.

You would also be able to t in a small bar with a mini

fridge. When you consider things like a pool table, the

requirements obviously increase. Choose a 4-by-8-foot table

and use 60-inch cues, and your dimensions need to be more

like 16-by-20 feet.

“Sound attenuation is another biggie.

How rowdy will those parties get?

You want to make sure that you can

have fun and not disturb others. This

detail will go a long way in keeping

the peace.

“It’s most important to decide if you

intend to allow smoking in this space.

With the ‘cave’ often in the basement,

with no windows, you need to make

provisions to deal with the smoke.

An air ltration/smoke elimination

system is a must. In considering this

element of the design requirements,

you would also want to consider your

choice of furniture. Cloth absorbs odor

very easily, whereas leather, not so

much. It is much the same with your

choice of oor coverings.

“Is your space stubbed for plumbing?

It would be best to have at least a half

bath adjacent to the space. If you are

already considering a wet bar, it’s not

a problem to add a small bathroom.

“One nal thing you will want to

think about is access to the space. If

there is any way at all to provide for a

separate entrance, you will want to do

this. Check to be sure the landscaping

around the house is set up for this.

Will the existing fencing require an

additional gate? How about a agstone

path to guide the guests around back?

Setting things up so the ‘buds’ don’t

have to traipse back and forth through

the rest of the home will also go a long

way in maintaining a peaceful and

happy home.”

Stan A. Garnet is a certied ASHI and building code inspector in Atlanta and oversees the code compliance division of Deck Builders USA, LLC, www.deckbuildersusa.com. He is the director of Consult a Home Pro (CAHP), www.consultahomepro.com, a local organization of home service providers that focuses on consumer education and

At some point you may notice a wet area under your water heater, or

even water dripping out

of the white plastic pipe

on the outside of your

wall, and wonder what’s

happening. Upon closer

examination, the water is

hot and may be dripping

slowly or owing quickly.

This can’t be too bad,

right? Just put a bucket

under the tube to catch

the water? Sorry, not a

good idea.

That tube on the side of

the water heater is the temperature and pressure relief

(T and P) valve (also called TP and R valve). This valve

monitors temperature and pressure inside the tank. If the

temperature or pressure becomes too high, the valve will

open to dump steam and water. This prevents excessive

pressure from building and possibly rupturing the tank.

If you nd a leak, this often means the valve is not seating

properly, and perhaps debris has built up in the valve. It

may also mean the temperature or pressure is too high.

The same thing applies should you nd there is water

leaking from the T and P valve.

When the T and P valve is leaking, have a plumber check

for problems and replace the valve as needed. Don’t

ignore this problem, as it could create a safety hazard and

even ooding conditions as well as cost you money for

water consumption.

Remodeling is not just about the design and construction of spaces anymore. As technology becomes an integral part of our lives, it has also found a place in our homes. Whether it is home automation or entertainment systems, the perfect time to integrate

technologies into the home is during a remodel. Here is a look at some of the latest home technologies and the benets of having them in your home.

Home automationHome automation is a system that allows you to control multiple components from a single source, most commonly a keypad or a touch screen. Many elements of your home can be controlled from this device, including lighting, audio, heating and air conditioning, security, replaces, water sprinklers, hot tubs, fans and motorized window treatments. And even more advanced is the technology that allows you to control your home remotely, via the Internet.

Many may ask themselves whether this is necessary, but there are a lot of benets to home automation, such as:•Automated lighting systems allow homeowners, who are traveling or at work,

to turn lights on and off to give the home a lived-in look while they are away (increasing their home’s security). Lighting scenes are also a convenient way to quickly adjust lighting for any activity taking place in the home at the touch of a button.

• More sophisticated systems allow remote control of the home, so when homeowners are on vacation, they can turn the heat or air conditioning on or off in their home.

• Cameras provide extra security inside and outside of the home. Those who travel often or have someone in the home who must be monitored (like an aging parent) nd comfort in this feature.

• Have you ever locked yourself out of your own home? Automation systems can be programmed to lock or unlock doors from any computer, iPhone or Android device.

• Automated controls on thermostats and lighting are benecial to reducing energy use.

Get help from the expertsTechnology is a cutting-edge industry that is constantly evolving. So when it comes to choosing the right technologies to t your needs and lifestyle, you should consult a technology expert. These experts are not only aware of what is available, but also how the various systems function and how likely it is that the system will work with future systems. Technology experts can help you choose the system that is best for the long term.

Technology experts are also masters in disguising the systems so that homes don’t have wires and switches everywhere. Professionals provide customized cabinetry or hidden electronic closets to store the processors, yet make them accessible when needed.

Home Life, at the Push of a Button Incorporating technology into your home BY MORGAN ZENNER, MARKETING AND COMMUNICATION COORDINATOR, NARI

ENTERTAINMENT & SECURITYentertainment

State-of-the-art entertainment systems

are becoming more widespread in the

residential marketplace. Some of the

most popular options include movie

theaters, video-game stations and audio

systems that run throughout the house.

Here’s a look at the latest entertainment

technologies:

➤ High denition is about to transform

into a new era called 4K, delivering

four times the pixels of a current high-

denition TV.

➤ Streaming high-speed Internet through

your TV to automatically download

movies and other online entertainment is

considered a must-have technology today.

➤ Voice activation—controlling

equipment through voice commands—

will one day erase remote controls.

➤ 3-D television without the use of

glasses is in the works and should be

available for the residential market soon.

Flooring is an area of the home that depends heavily on the homeowner’s lifestyle and interior design taste. For many homeowners, carpeting has become a thing of the past, with wood ooring surpassing it in popularity nowadays. Wood ooring requires less care and is a better choice for people with allergies.

However, choosing to go with wood oors doesn’t mean the decision-making process is over. Here are a few ideas to keep in mind for your wood oors.

Wood goes retro Floor trends have evolved to mimic the antique look popularized by home furniture

trends. To get that antiqued look, homeowners are buying either new distressed-wood ooring that is made to look older or—better yet—reclaimed woods, made of timber salvaged from old barns or wine barrels, a product that is in high demand. Make no mistake, reclaimed woods are not unnished; they are put through the same reshaping, staining and nishing processes that new woods go through, only the surface shows years of imperfections, which is what gives these woods character.

Stain your way Staining woods has been popular for years and remains so; however, new staining trends make the wood type virtually unrecognizable. For example, black and white stains can mask the wood’s origins completely. Most of the staining these days is customized, with strategically placed fading throughout each wood piece. A creative design trend is in multi-dimensional stains from light to dark. The mixture of light and dark ooring accentuates light or dark cabinetry in a kitchen.

Widen that plank Another wood-ooring trend has to do with the width of the oorboards. More people are requesting wide-plank wood ooring, which complements the antique look of distressed or reclaimed ooring well. Flooring trendsetters are also mixing widths—for example, their ooring varies between 4-, 5- and 6-inch widths. For even more texture, boards can be offset at both different widths and stains.

Pattern to atter Patterns are becoming a way to make a statement with your oor. Planks are not all being laid parallel in one direction, and homeowners are including borders around rooms or around a specic piece of furniture, like a kitchen island. There are also multi-directional ooring options that can be zig-zagged (inward or outward) or diamond-patterned to give the room a stylish effect. Some opt for total customization, like a circular or rectangular pattern in the middle of the space created as a focal point of the room.

Au NaturaleTrends in wood flooring BY MORGAN ZENNER, NARI MARKETING & COMMUNICATIONS COORDINATOR

FLOORING

the do’s and don’ts of wood oor maintenance

Do: Vacuum or sweep wood oors often.

This highly recommended practice

removes dirt particles that can damage

the oors when moved around.

Do: Clean oors with the manufacturer-

recommended product. Many products

claim to be safe on wood ooring but are

not. Finishes can vary, along with the type

of products to use.

Don’t: Clean oors with a water-based

wet mop. Even spills should be cleaned as

quickly as possible to avoid water damage.

Do: Use protectors on furniture. You

may think that the furniture has built-in

protection and not realize there is damage

until years later.

Don’t: Use a plastic-based rug backing,

which has chemicals that damage wood

over time. Rugs with natural backings are

safe on wood.

Don’t: Use a vacuum with a beater bar to

clean wood oors.

Expert Q&A

A:

What is an “outdoor room”?

It’s a dened area for

a specic purpose that

provides a connection

from your house to

nature. You can have

multiple outdoor

rooms within a single

yard. A good design

provides peek-through

views, privacy and

shelter. An outdoor

room has a oor, four

sides and a ceiling. A

ceiling can consist of

tree limbs, an arbor

or even a gazebo. The

oor surface can be

turf, gravel, stone,

brick pavers, wood or

something else. You

can dene the sides by

using a fence, a trellis,

a series of masonry

walls, an outdoor

Q:

homefrontExpert Tips, News and Happenings from Atlanta’sHome Improvement Community COMPILED BY KALI MALLARD

“Being chosen by IKEA for this project is a great demonstration of Atlanta’s business community supporting a bike-friendly city,” says Rebecca Serna, executive director of the Atlanta

Bicycle Coalition. For more information, visit www.thelifeimprovementproject.com.

Maintaining your home’s exterior will go a long way in

keeping the house looking great, and there are plenty of

things you can do to boost your home’s appearance and

curb appeal. From simple to elaborate, here are some

appearance-enhancing steps homeowners can take to

suit both their needs and their budget.

Given all these choices, selecting which materials to use on your home could be

overwhelming. For guidance, Haberstock recommends relying on the home itself.

“The architecture of the home can guide the homeowner on what to use,” he says.

Maintenance and upkeep also could dictate what materials to put on the home’s

exterior. “If you are looking for very low maintenance, then brick or vinyl siding

would be a good choice,” Unger says.

Another relatively quick and easy way to improve your home’s curb appeal is by

changing the look of the front door. Repainting the front door allows

homeowners the opportunity to dress up the home’s exterior.

“People are getting a little more brave with a splash of

color on the front door,” says Jackie Jordan, director of color

marketing for Sherwin-Williams, www.sherwin-williams.com.

“They are showing more of their personality.”
