09000 GENERALFINISH NOTESA. Submittals:
1. The Contractorshallsubmit aminimumof three (3)12" x 12" square samplesofeach scheduled finishfor reviewbythe Architect.TheArchitect shallretaintwo (2)samples offinishes forrecord and returnaminimumof one sample to Contractor.
2. The Contractor shall advise the Architect of locations of changes in dye lots, batches or similar color shifts.B. QualityAssurance:
1. Before proceeding withprocurement offinishes, the Contractorshallfield verifydimensionsto assure that sufficient quantitiesofmaterialsare ordered to complete the work.
2. The Contractorshallrefer to the Drawingsforspecific locationsoffinishes. Should the Contractorfind anydiscrepancies,omissions,ambiguitiesorconflictson the plans,the Contractorshallbring the item(s)to the attentionofthe Architect fordirection,before orderingmaterialsorproceeding withanywork inquestion.
3. Finishesto be installed instrict accordance withthe manufacturer'sspecificationsand instructionsand ina mannerconsistent withthehighest qualitystandardsofworkmanship.
4. Where there isa questionasto the acceptable levelofqualityfor the installationof anymaterials,the Architect shallact as mediator.5. Uponreceipt fromthe manufacturer,inspect materialsfordefects,flaws, shipping damage,correct colorand pattern. Priorto beginning
work,damaged orwrong materialsshall be returned to the manufacturerforimmediate replacement to prevent delaysin the completionofthe work.
6. Compliance withthe manufacturer'srequirementsforhandling, storage,installationand protectionisthe exclusive responsibilityoftheContractor.
7. Finishesshallextend over,underand/orbehind anyitemof built-inmillwork,equipment,mirrors,etc.,asindicated onthe drawings.
09250 GYPSUMBOARDA. General
1. The ContractorshallnotifyArchitect ofdate forpartitionlayout. Layout shallbe reviewed byArchitect priorto construction.2. Allgypsumboard installationshallbe done bya qualified installerwithexperience incommercialapplicationssimilarin scope to this
project.
3. Gypsumboard installationshallconformto ASTMC840,the recommendationsofthe GypsumAssociation,the specificrecommendationsof the manufacturer,and the requirementsofthe UL Fire Resistance Directory(at fire rated partitions)
4. At areaswhere existing partitionsare indicated to remain,repair and prepare existing gypsumboard surface to accept new finish.Qualityofrepaired and prepared surface ofexisting partitionshallbe equal to that ofnewly constructed partitions.
B. MetalFraming1. Installationofmetalframing forinteriorgypsumboard shallconformto ASTMC754.2. Metalstud gauge forpartitionsshallbe 25 gauge minimumunlessnoted otherwise. Metalstudsat fire rated partitionsshallbe 20 gauge
minimum.
3. Metalstud framing shallconformto ASTMC754.
4. Millwork covered inwood veneerorplastic laminate shallbe fabricated and assembled byskilled workmento the complete satisfactionofthe Architect.Reinforcing asrequired to ensure arigid and secure assemblyshallbe provided,even ifnot detailed onthe drawings.Exposed surfacesshall be free fromdents,tool marks,warpage,buckle,glue and openjoints. Alljoint cornersand miterconnectionsshallbe made tightlyso that threadsare entirelyconcealed. Allexposed laminate jointsshall be shownon shopdrawingsand reviewedbythe Architect.
5. Formillworkindicating plasticlaminate exteriorfinished surfaces,provide white melamine asthe interiorcabinet and drawersurfacefinish(unlessotherwise noted inthe Drawings and details).
6. Installmillwork to be plumb,level,true and straight withno distortions. Shimas required using concealed shims.7. Scribe and cut Workto fit adjoining Work and refinishcut surfacesorrepairdamaged finishat cuts. Provide clearsealant at alljoints.8. Anchormillworkto built-inblocking ordirectlyattachto substrate. Secure to grounds,strapping and blocking withcounter-sunk,
concealed fastenersand blind nailing as required foracomplete installation.
9. The Contractorshallbe responsible formaking certainthat millwork itemsare not delivered untilareasare sufficientlydry so that themillwork willnot be damaged byexcessive changesinmoisture content.All delivered unitsshall matchthe finalapproved shopdrawingsand samples. Unitswhichare marred,chipped orotherwise damaged shallbe repaired orreplaced asdetermined bytheArchitect.Units shallbe protected during shipment and installation.After installationofunits intheirproper location,allprotectionshallbe removed and allsurfacesthoroughlycleaned to the complete satisfactionofthe Architect. Surfacesshallthen be recovered andprotected.
10. Repairorreplace damaged ordefective millwork whereverdeemed necessary.If millwork cannot be adequatelyrepaired,it shall bereplaced to the satisfactionofthe Architect.

01010SUMMARYOF WORK
A. Unless otherwise noted,"The Owner" refersto the persons, organizationand/or business entering into anagreement withtheContractorto execute the Work indicated inthe Contract Documents. "The Landlord" refersto the person,organization and/orbusinessthat ownsorisresponsible formanaging the propertyonwhichthe Work isto be executed. Institute ofArchitects, hereinafterreferred to asGeneral Conditions,is herebymade part ofthe Contract Documents,the sameasifbound herein.
2. The Contract Documentsconsist ofthe following:

01025 MEASUREMENTAND PAYMENT
A. Priorto commencing with the Work,the Contractorsh allsubmit to the Architect the following information:
1. ASchedule of Valuesindicating the componentsof Work listed insufficient detailto the satisfactionof the Architect and theOwnerto serve as abasisforcomputing valuesforApplicationsforPaymentsduring construction.
2. Aconstructionschedule forthe Work inbar chart form.Thisschedule willbe used as the basisforevaluating progressoftheWork and Applicationsfor Payments.
B. The above schedule willbe used asthe basis forevaluating progress ofthe Work and Applicationsfor Payments.
C. Applicationsfor Payment shalluse AIADocument G702.Applications are to be notarized and bearthe signature ofan authorizedofficer.
D. Onlyap proved Change Ordersare to be indicated onApplications forPayment.
01030 ALTERNATES AND UNITPRICES
A. The Contractorshallprov ide pricing forall alternatesindicated inthe bid form.
B. The Ownerreserves the right to reduce orincrease the totalScope ofWork by accepting anyof the Alternatesoradded /deleted UnitPrice items.
01035 SUBSTITUTIONS
A. The Contractor'sbid shallbe based onproviding allspecified items.Subs titutionsshall be considered onlyunde rthe followingcircumstances:
1. The specified itemisaccompanied bythe words"equalto".Referencesto makes,brands,models,etc., isto establishtype andqualitydesired.
2. The itemisshownto have a prohibit ivelylong lead time.
3. Anitemofequalappearance and equalor greaterqualityto the specified itemcanbe provided at substantialsavingsto theOwner.
B. Substitutionssha llbe considered bythe Architect foracceptance underthe following procedure.
1. The Contractorshallmake allrequestsforsubstitutionswithinseven(7)daysof contract award.
2. The Architect requiresseven(7)days forreviewofthe Contractor'srequest forsubstitution.
3. The Contractor'srequ est forsubstitution shallinclude product informationand samplesas deemed necessaryby the Architect ofboththe specified itemand proposed substitution. Characteristicsof bothproducts shallbe clearlyidentified forthe Architect'sevaluation.
01040 COORDINATION
A. Coordinationwith Base Building and otherBuilding Tenants:
1. Exercise extreme care and precaution during construction of the Work. Schedule Work to minimize disturbances toadjacent spaces and/or structures and their occupants, property, public thoroughfares, etc.
The Contractorshalltake precautionsand be responsible forthe safetyofbuilding occupantsfromconstructionprocedures. TheContractorshall be responsible forany overtime costs incurred thereby.
2. The Contractorshall be required to meet allLandlord requirements forconstruction.
3. The Contractorshall coordinate withLandlord allWork required bythe Tenant that occursoutside the Tenant space and isonorwithinthe base building. The contractorisresponsible forthe installationand integrityofall penetrationsrequired to the existingroofand formeeting allLandlord requirements.
4. The Contractorshallreview the base building Contract Documents and shallcomply withbase building requirementsand designcriteria.
5. Priorto drilling slabpenetrations,the Contractors halldo the following:a. Clearlyidentifylocationof slabpenetrationsforArchitect'sreview.b. Coordinate withexisting conditionsbelow slabto insure no conflicts withexisting ductwork,sprinkler piping,ceiling
conditions,etc.b. X-rayproposed slabpenetrationlocationsto identifystructuralconflictsasrequired byLandlord.
B. Coordinationwith Owner-Supplied items:
1. Make necessaryprovisionsforitemsto be furnished orinstalled by Ownerasindicated onthe drawings. Suchprovisions
include,but are not limited to,plumbing & electricalrequirements.
2. Provide protectionfor Owner-supplied itemsuntil completionof the project.
3. The Contractoristo include the installationcost ofOwner-supplied itemsunless otherwise noted.
4. Anyambiguity orneed for clarificationregarding scope ofWork related to Owner-supplied itemsis to be reviewed withtheArchitect priorto commencing withthe Work.
5. Telephone and datawork shallbe coordinated bythe Contractorwith Owner'srepresen tative.
6. Securitysystem work shallbe coordinated bythe ContractorwithOwner's representative.
C. Cut and fit componentsforalterationofexisting work and installationof newwork. Patchdisturbed areasto matchadjacentmaterialsand finishes.
D. Priorto construction,the Contractorshallverifythat no conflictsexist inlocationsofanymechanical,telephone,electr ical,plumbingand sprinklerequipment (to include piping,duct work, structuralmembers and conduit)and that required clearances forinstallationand maintenance ofabove equipment are provided.Elemen tsin conflict shallbe determined and reviewed withArchitect forresolutionprior to construction.

I. The finished Work shallbe firm,wellanchored,intrue alignment,plumb,level,withsmooth,clean,uniformappearance withoutwaves,distortions,holes,marks,cracks,stains,ordiscoloration.Jointingsshallbe close fitt ing,neat and wellscribed. The finishwork shallhave no exposed unsightlyanchors orfasteners and shallnot present hazardous,unsafe corners.
