With the recent market trends, I have people ask me this question on a regular basis. Whether or not the market has bottomed out, no one knows. What we know is that interest rates are beginning to creep upwards. This is the best time to buy in my 26 years of real estate experience!

On the other end of today’s buyers market is the seller. When consulting with clients, I believe that honesty is the best policy. If you are planning on selling your home, you may need to be prepared to hear less than optimal news. That being said, it is my advice to not let the negative news about the nationwide housing market affect your perceptions. Each property and market is unique. Whether the market levels in two years or five years, your home will continue to get older and will require more money to keep up with repairs and improvements. But don’t fret…the light at the end of

the tunnel comes when you turn around to buy. Discontented sellers are becoming happy buyers on a regular basis. When a seller can take advantage of a great deal when buying, it soothes the wounds of loss.

The most important thing to remember when selling your home is to price correctly. If you can accept the true market value of your home and start at the right price from day one, you will have the best chance of making a quick sale without unnecessary loss. Correct pricing teamed with high quality marketing and photos will

While no one is ready to make the firm statement that we are fully on the road to

recovery, many signs are starting to point in that direction. Housing starts are up from essentially zero over the past three years, lenders and mortgage insurance companies appear to be taking a more logical approach to underwriting and risk management. Many compaines are looking at adding jobs in the second half of 2011. All of this hopefully signals that we are on the path to recovery.

With respect to the local real estate market, we are seeing sales of aggressively priced homes happen very quickly and in some cases multiple full price offers. This sometimes catches bargain hunting buyers by surprise and leaves them frustrated that they missed the home they wanted. There are and will continue to be below market opportunities realted to short sales and foreclosures but not at the rate that some projected to be 35% of the market 6-12 months ago.

Given the competitive nature of the market it is critical to be “Pre Qualified” if you need

financing to complete your purchase. Sellers and their agents do not want to take the risk if the buyer is not qualified in writing to complete the purchase. It is also important to work with a lender that offers a complete menu of products and programs who works with multiple sources to find the best execution available in the marketplace. We work with all the major national lenders and they compete every day for our referrals. We also have a strong group of regional and local relationships when needed to complete the transaction.

By the time you read this hopefully our political representatives will have worked together to formulate a strong plan to address our national debt.
