Sellers: What to do with a low-ball offer.

It’s difficult, but try your best not to be insulted by the offer.

We know it’s hard! But buyers listen to so many ‘experts’ like their friends, family and neighbors. And national or state news reports may be far different from our local market. Many sellers also have not priced their homes to current market conditions either...everyone is hoping for their best price.

First communicate with the buyer and thank them for their offer. Then you have three options: Reject. Accept. Or, counter the offer.

We recently had a seller who priced their home at a fair market price. Does that mean we were overpriced...maybe; because there were many others for sale. With little activity we quickly dropped from $469,000 to $449,000. Now we are priced in the middle of what other homes were priced at. Although, across the street there was a short sale home priced at $440,000.

Our seller realizing that there are few buyers decided with our recommendation to reduce their home price to $425,000...WOW, we are now the lowest priced home in the neighborhood. We quickly sent out emails to agents about the price reduction and immediately received a call from a realtor who was writing an offer for the short sale home across the street. The agent’s buyer wanted to get into our seller’s home right away to compare. The next morning we received an offer: $425,000 with $10,000 settlement help. Low ball? Maybe.

Our reduced offer created a stir of interest. We negotiated the “low” offer to $440,000 with $10,000 settlement help that netted our seller $430,000. Weeks later no other house has yet sold in that neighborhood.

Don’t draw a hard line in the sand. Understand your motivation to sell and the buyers motivation to buy...you may come to an agreement.
