Gables Ford hired the Automotive Retail Services Group’s to market a seven-acre Ford facility.

WilliAmSoN cADillAc

Williamson Cadillac hired the Automotive Retail Services Group to sell a seven-acre Cadillac dealership facility neighboring a major regional mall.

cHRYSleR Auto DeAleRSHip AND BoDY SHop

The assignment was to market the former Chrysler Auto Dealership and body shop. The facility was 17.5 acres, with 85,000 square feet under roof.

> Our solution

Using a highest and best use approach, we determined that the greatest value of the site would result from retail and multi-family uses. Before approaching developers, we applied our retail expertise to generate interest from prospective retail tenants in order to maximize the value of the asset. Ultimately, the site was sold in two parcels, and today vertical-retail and multi-family developments are under way on the site.

> Our solution

Given the potential for retail synergy from its proximity to a major regional mall as well as the location’s high density and rising income, we determined that the greatest value of the site would result from mixed uses. The property was sold to a developer, and today the site is known as Downtown Dadeland. It is a mixed-use project consisting of seven buildings totaling more than 125,000 square feet of retail and restaurant uses along with 430 multifamily units in a main-street/urban format.

The Automotive Retail Services Group also negotiated the purchase of a two-acre parcel of land one mile away for Williamson Cadillac’s relocation.

Despite the severe constraints on the automotive industry, coupled with the implosion of the Las Vegas commercial real estate market at the time, our experts recognized the inherent value of the brand new construction and location of the asset and aggressively pursued operating dealers in the market. Because the site has I-215 traffic exposure of over 150,000 cars/day, we applied our automobile dealership expertise and our considerable network to generate interest from local automobile dealers that could benefit from upgrading their location. Ultimately, the facility was sold to a local Ford dealer who relocated.

The seller realized a sale price of $18.5 million.

Gables Ford realized $55 million, the combined total sale price of the two parcels.

Williamson Cadillac gained several million dollars in surplus funds from this transaction as well as a brand new, four-story, vertical, state-of-the-art dealership.
