Primus is wrapping up two significant projects with Kroger in California. One is a large expansion of a distribution center in Compton, featuring a high-rise automated facility, and the other is a renovation/addition of a facility in Riverside.

Compton FacilityThe 225,000 SF expansion in Compton presented the challenge of designing the building envelope around a new automated material handling system. Primus overcame this challenge with careful coordination with the material handling supplier. Another challenge was the on-site construction

activity that needed to be coordinated on a very active operational site. Primus’s attention to detail and constant communication with the on-site operations personnel allowed both construction and operations to coexist without a major issue..

Additions included a new fuel island, truck wash, transportation building, trailer stack pads, forklift and building maintenance areas, and a new battery charging area. The outbuildings total a square footage of 30,000.

Key features of this project include the automated material handling system, VSL dock package, and

T8 lighting. Other highlights are “green” elements such as the EMS system, variable speed motors and reflective roofing material.

Riverside FacilityKroger’s distribution center in Riverside is used for dry goods as well as cold and frozen items. The project features a new 9,000 SF banana room expansion as well as renovations to a 200,000 SF freezer. These renovations included new separation walls, a wet produce area, new forklift door openings, and modifications to the refrigeration system.

All work was completed with no disruption to the owner’s daily plant operations. A

In October, executives from Primus travelled to Las Cruces, New Mexico, to help client Valley Cold Storage and Transportation celebrate progress on the new expansion to its facility. Primus President Rich O’Connell, Vice President of Sales Matthew Hirsch, and Project Manager Matthew Scarborough were in attendance, as well as Valley Cold owners Clay and Jennifer Bush. Members of the local press were also on hand for the celebration.

The new 32,000 SF freezer expansion will feature a 0° to -10° freezer. Designed to maximize energy and operating efficiency, the state-of-the-art facility will house a variety of products. It is slated to be complete by December 2010.

Hirsch, Vice President of Sales for Primus Builders, said, “It has been a pleasure helping Mr. Bush and his staff develop a local cold storage facility to serve the Las Cruces market. We understand how valuable this facility will be to regional agricultural producers and manufacturers, as Valley Cold Storage and Transportation will provide high-quality cooler and freezer storage options for a wide variety of locally-produced goods.” A

After teaming up to form a joint venture, The McDonnel Group and Primus Builders are pleased to announce that they have been awarded a Design/Build project in conjunction with The Port of New Orleans and New Orleans Cold Storage.

The project was awarded after a very competitive qualifying and proposal process. The McDonnel/Primus team worked diligently to ensure that all client design needs were met. Their winning solution was a result of combining McDonnel’s local contractor expertise and presence with Primus’ cold storage experience and proven industry record.

“This new facility will truly be the model for refrigerated maritime warehousing,” said Matthew Hirsch, Vice President of Sales for Primus Builders. “Energy-saving technology and operational efficiency measures throughout the facility will result in great improvements to New Orleans Cold Storage’s bottom line. The project shows continued

commitment on all levels to the rehabilitation of the City of New Orleans, and we are proud to be a part of it.”

The new waterside project involves the design and construction of a 142,000 SF cold storage facility to house food products; the facility will have the capability to blast freeze product for direct vessel loading for export.

The energy-efficient project will feature a 35 million-pound cold storage capability and a 1.2 million-pound per day blast freezing capacity. Other highlights include railway access, Kalman shrink-compensating slabs, two-stage NH3 refrigeration system, and LED warehouse lighting A

Continuing their long-standing relationship with Primus Builders, Steris Isomedix Services chose Primus to design and implement a renovation of their office and employee welfare areas in their Spartanburg facility, which houses both ethylene oxide and gamma radiation sterilization processes.

The project involved demolition and new build-out of employee areas, such as executive offices,

conference rooms, break rooms, restrooms and server/electrical areas. Primus was responsible for the design documents and construction management. The project involved a three-phase approach to ensure that Steris was able to maintain continuous facility operation with no interruption. A

United States Cold Storage, ranked #4 among the country’s public cold storage providers, made the decision to expand its Hazleton, PA, facility. After a competitive bidding process, US Cold awarded the project to Primus.

The 113,000 SF project involves the addition of a freezer, dock and multi-purpose corridor. Features include a state-of-the-art Cascade CO2 refrigeration system, Kalman shrink-compensating floors, a TYCO Quell fire protection system and LED freezer lights. The freezer storage area is comprised of two rooms that are fully convertible from -20°F to +35°F.

Other highlights of the project include continuous pit, vertically-storing dock levelers and oversized dock doors that allow trailer doors to open into the building. This project was designed with provisions for a future rail dock expansion.

Primus is performing the Phase II expansion with a fast-track, five-month construction schedule. The project was completed in October 2010. A

Americold Logistics, one of Primus Builders’ long-standing repeat clients, engaged Primus for a 200,000 SF renovation and freezer addition to their Salt Lake City facility, which houses frozen food products for their clients. For this project, Primus closely collaborated with local authorities to bring this fast-track project to completion.

Primus worked diligently with the local power provider and negotiated incentives to pay for upgraded, energy-efficient LED lighting fixtures and an upgraded central ammonia refrigeration system. Primus also worked in close coordination

with the challenging City of Salt Lake Building Department to secure permitting for the project. Primus succeeded and was able to turn over Phase I of the project (about 160,000 SF) in 3.5 months.

Key features of this project include insulated metal panel work, which Primus self-performed, and a shrink-compensating floor. Primus also was faced with the challenge of imposing higher-than-maximum loads on the existing roof, and overcame this issue through diligent engineering, dispersing weight to other areas of the building.
