    Dear Bayu Angkasa Condominium Residents,

    In the interest of strengthening our communication with you, we have specially designed thisHOUSE RULES HANDBOOKto assist in answering questions you may have regarding Bayu

    Angkasa Condominiums operations

    !his "and#ook will serve as a reference to the facilities and services availa#le and yourresponsi#ilities as a Resident

    !he main o#&ective of this "and#ook is to promote safe and harmonious occupancy of the parcelstherein and to ensure the peaceful en&oyment and use of its common property in addition to

    preserving the reputation and prestige of Bayu Angkasa Condominium

    2.0 DEFINITIONS AND INTERPRETATIONS

    1nless the conte2t otherwise requires, the following definitions shall apply34

    A!"means !he 5trata !itles Act 6789, the Rules set there under and any

    Amendment thereto

    C#nd#$%n%&$ ' P(e$%)e)"refers to the land and)or #uilding or #uildingscomprising the Individual parcels, common property and common areas, sports andrecreational facilities, car parks, grounds and gardens collectively known as Bayu

    Angkasa Condominium

    C#n!(a!#(" means a person who has #een employed #y a Resident or (wner to

    carry out any works within his)her individual unit or to service repair or maintain anyappliance, fi2tures or fittings therein

    *&e)!" means a person other than a Resident who is on the remises at the

    invitation or permission of the resident

    L#a+ A&!,#(%!-" means such authority -ies0 having power under any written law

    to grant consent or approval in connection with the 5ervices

    Manage$en!" in this conte2t shall refer collectively to the +anagement

    Corporation and)or the appointed +anaging Agent, its agents and employees

    Manage$en! O%e" means the 5ite (ffice of the +anaging Agent which is

    situated at !he +anagement (ffice, -Bayu Angkasa Condominium, :o ;,

    Manage$en! C#(/#(a!%#n" means Bayu Angkasa +anagement Corporationesta#lished under the 5trata !itles Act 6789 and )or any amendments thereto

    One(" means a person who owns an apartment unit and has legal title to the

    same

    Manag%ng Agen!" means the company appointed #y the +anagement

    Corporation to provide general management services and to provide managementsupport services to assist the +anagement Corporation to discharge its duties andresponsi#ilities as shall #e incum#ent upon the +anagement Corporation toperform for the #enefit of urchasers, lessees and tenants for the maintenance andmanagement of the #uilding infrastructure, common facilities and services andcommon property

    Re(ea!%#na+ Fa%+%!%e) and A$en%!%e)/ refer to the swimming pool, tennis courts,squash courts, gymnasium, childrens playground and any other common facilityprovided

    Se(%e C,a(ge" means the charges incurred in meeting the administrative

    e2penses for the purposes of controlling, managing, maintaining and administeringthe common property

    Re)%den!" means the person who is lawfully occupying the unit #y virtue of34

    Being the person or persons having a right to occupy the apartment unitpursuant to a !enancy Agreement with the registered lawful owner ofthe apartment unit' (R

    Being the registered lawful owner of a vacant untenanted apartment

    unit

    Being the person or persons having a right to occupy the apartment unitpursuant to a formal written notification #y the (wner to the+anagement

    Tenan!" means a person or corporation renting an apartment or commercial spaceor shop unit pursuant to a !enancy Agreement entered into #etween him)her andthe (wner or +anagement Corporation

    .0 *ENERAL RULES

    !he remises and the apartment units that form a part thereof are private

    residential dwellings and shall not #e used for hostel4type accommodation, or forany commercial, immoral, offensive, unlawful activity or any other purposes

    Apartment units shall not accommodate more than five -90 adults without+anagements approval

    !he roperty +anager shall only recogni@e a Resident if3

    !he Resident has #een duly registered as such with the +anagement

    (wners not residing at Bayu Angkasa must notify the +anagement of theircorrespondence address and contact num#ers and any change thereto

    All Residents shall register each one of their employees to ena#le the +anagementto issue the relevant identification cards

    All Residents shall notify the +anagement immediately should the identification

    card #e lost, so that a replacement can #e issued su#&ect to payment of aprescri#ed fee

    All Residents are required to inform the +anagement of any employee whoseemployment has #een terminated so as to ensure that they do not gain access tothe remises

    1pon cessation of employment, an employees identification card shall #e returnedto the +anagement for cancellation

    :othing shall #e allowed, done or kept in the premises which may overload orimpair the floors, walls or roofs thereof or cause an increase in premium rates or thecancellation, invalidation or non renewal of e2isting insurance policies

    :o e2plosives of any nature, including fireworks may #e kept, stored or used in thepremises

    etroleum products which may #e kept or stored in the premises shall #e limited tothe usual quantities incidental to the occupancy of a private dwelling

    :o carrying out of illegal activity) #usinesses such as the sale of pirated CDs,CDs, DDs, electrical items etc

    :o no2ious or offensive trade or activity shall #e carried on upon the said 1nit nor

    shall anything #e done thereon which may #e or #ecome an annoyance or nuisanceto the surrounding area or which shall in any way interfere with the other 1nit(wners

    :o gam#ling of any form of #etting with money is allowed

    arage sales, auctions and the like are not allowed, unless prior written approval ofthe +anagement is o#tained

    :othing shall #e allowed or done to the common area slopes including and not

    limited to the throwing of ru##ish to drains, digging of slopes, cracking concretecapping, damaging man holes et#eterawhich may impair the slope sta#ility

    Residents shall at all times conduct themselves in a manner which will not causeoffence, distur#ance or annoyance to other persons

    Indoor games are restricted to within the apartment unit only layers are advised toensure that there is no e2cessive noise from the game which will interfere with ordisrupt the use or en&oyment of other residents

    Residents shall not make or suffer any unreasona#le noise #y way of musicalinstruments, radio, television, stereo system or mechanical or electrical instrumentor otherwise so as to cause annoyance to other residents or so as to #e audi#leoutside the apartment unit

    Radios, hi4fidelity equipment, television, musical instruments and other likeequipment shall #e played at reduced volumes at all times

    Residents are requested to #e courteous and conduct themselves with properdecorum at all times, and not to utter or use offensive language in a manner that islikely to cause offence or em#arrassment to other residents

    Residents and their guests are not to engage in any o#scene, indecent, disorderly,

    crude se2ual conduct or #ehavior in any part of the common area so as to #reachlaws of decency or to affect the reputation of the Condominium

    Installation of e2ternal radio and ! antenna, satellite dish and CC!s require+anagements prior approval in writing

    Residents must comply with the directions of the +anagement regarding theposition of antennas appliances and such other requirements deemed fit

    All outdoor air4conditioning units are to #e equipped with proper piping to ena#le thewater to flow directly to the nearest drain 1nit owners are to ensure that there is nowater dripping from the air conditioning units

    All condensing units must #e fitted with proper drainage discharge and supportedwith stainless steel #rackets

    Residents must comply with the directions of the +anagement regarding thepositioning of air4conditioner compressors and outlet pipes

    or the purpose of maintaining the image of the remises, all units shall present auniform appearance

    Residents shall not allow any pro&ections to e2tend through any doors or windowopenings

    :o awnings, shades, screens, #alcony railings alteration to windows and doors

    and)or grilles shall #e used, e2cept those of a design approved in writing #y the+anagement, which shall only #e fi2ed within the internal faces of the apartmentunits

    Brooms, mops, cartons, notices, advertisements, posters, illuminations or othermeans of visual communication shall not #e placed on walls, windows, doors, or

    passages so as to #e in view from the outside of the remises or from commonareas corridors, stairways without proper or valid license from relevant authority

    5igns, #ill#oards, nameplates, advertisement #anners and the like shall not #edisplayed, affi2ed or hung -including Gor 5ale ) !o %et/ signs0 on the #alconies,windows or e2terior of the apartment units, to affect the pu#lic view on any part ofthe premises

    !e2tile items shall not #e hung from poles, which protrude through the windows,

    lanais or roofs of the remises

    :o painting of any kind to any part of the e2terior shall #e permitted

    :o additional drainage, culvert, pipe, ca#le, wiring, water pipe at the common areais allowed

    All nails screws or similar fasteners used at the e2ternal surfaces of the unit should#e of stainless material so as to prevent staining of the e2terior walls

    Commercial units operating as restaurants and)or any #usiness relating to food

    SHALL install and maintain a *REASE TRAP in the drains for their respectiveunits failing which action would #e taken against them #y the +anagement

    :o ru##ish, trash or gar#age or other waste material shall accumulate around

    and)or outside the said 1nit or #e kept or permitted upon the said units e2cept in#ins or containers located in appropriate areas and shall #e maintained so thatodors do not emanate from such #ins or containers which would render the saidunit or any portion thereof unsanitary, unsightly, offensive or detrimental to anyother unit in the vicinity thereof or to its occupants

    :othing shall #e thrown or emptied #y any person out of #alconies, upper floors,

    windows, lanais, doors, and)or into or onto the common areas at any stairways,corridors, and)or the surrounding area

    arments, rugs, mops or other o#&ects shall not #e dusted, shaken or cleaned from#alconies, windows, lanais, stairways, corridors, fire escape areas or in thecommon area

    Care shall #e taken when cleaning areas ad&oining the e2ternal walls so as toprevent water from running down the e2terior of the remises or into otherapartment units

    All 1nit (wners shall at all times ensure that the drains which are situated in front,#ehind and)or #eside their unit are kept free of stagnant water, ru##ish, de#ris and

    any other waste

    Residents are not to insert, place leave or dispose of any dirt, ru##ish, refuse orother items and su#stances through the down pipes, sinks, #asins, water closets,lavatories and cisterns that may cause any destruction or #lockage If thesu#sequent and consequential damage can #e traced to a particular Resident, the+anagement will #e at full li#erty to claim the cost of repairs and damage from thesaid Resident

    Residents shall secure all refuse in non4porous polythene #ags and together with

    any com#usti#le su#stance such as paint and glass, place the same in the refusecham#er located at the designated area-s0

    All wet refuse should #e thoroughly drained of any liquid and care shall #e taken toprevent dripping onto the floor in common area-s0

    Items such as sanitary towels, napkins, plastic #ags, non4#iodegrada#le material,which are likely to clog the drainage and)or the sewer pipes are not to #e disposedthrough the toilets, sinks and)or #asins of the unit

    Any e2penses incurred in clearing such #lockage shall #e #orne #y the Residents

    concerned

    Residents are to make their own arrangements, at their own cost, for disposing any#ulky refuse such as furniture, #o2es, mattresses etc

    Residents are prohi#ited from leaving #ulky)heavy items such as old, #roken orunused furniture at the refuse cham#er or in any of the common areas, and the

    costs incurred #y the +anagement Corporation and)or roperty +anager for theremoval of such items, shall #e charged to the resident responsi#le

    !he pu#lic refuse)gar#age collection company will dispose refuse)gar#age three ->0times per week from the +ain Refuse Collection Centre

    Residents are encouraged to dispose all recycle items into the proper la#eledrecycle #ins provided in support of environmental protection !ypes of items are to#e segregated according to the paper ) glass ) plastic and aluminium #ins provided

    Residents who nurture plants shall ensure that their plants are maintained in amanner that will not create a nuisance, ha@ard or o#struction to other persons

    All potted plants are to #e placed in containers so as to prevent the dripping ofwater or soil onto the units #elow or common areas

    Residents are to ensure that no potted plants or any other o#&ects are placed on ornear the perimeter of their unit so as to fall and cause #odily harm to person-s0 ordamage to other property #elow

    Residents are responsi#le for the maintenance of the planter #o2 and drainagesystem from the #alcony to ensure that drainage pipes remain clear of any#lockage #y roots)de#ris from plants or any other source *here maintenance is

    neglected, there#y causing #locked, cracked or damaged common pipes, the+anagement shall seek full compensation from the respective (wners for all costsand e2penses incurred in clearing the #lockage and any damage incurred

    Residents are advised not to plant plants directly into the planter #o2es #ut to placethem in pots with proper pot holders in the planter #o2 to avoid damage andclogging caused #y soil or roots

    :o animals which may cause an annoyance to any Resident shall #e kept in theapartment unit or any part of the Condominium

    uests are prohi#ited from #ringing any pets into the Condominium premises and+anagement shall have the right to remove such pets at the Residents e2pense

    !he +anagement reserves the right to immediately inform the pet (wner to removeany pet found causing a nuisance, danger or distur#ance to other Residents

    :o person shall place, store or maintain in any corridor, hall, lo##y, stairway,walkway, ground or other common area, any furniture, packages or o#&ects of anykind or otherwise o#struct transit of such common areas

    Residents shall not cause or permit or suffer to #e caused any o#struction,impeding or preventing ingress or egress from the Condominium or car park area#y indiscriminately parking motor vehicles of any kind nor cause any o#struction tothe access road leading to and from the Condominium or driveways

    !he +anagement reserves the right to remove such o#structions without notice tothe Resident and shall not #e responsi#le for any damage caused to the said item

    !he cost of such removal, if any, shall #e #orne #y the Resident concerned

    3.14 O7)!(&!%#n # #$$#n a(ea)

    Bicycles, tricycles, childrens riding toys, roller skates, skate#oards and the like-with e2ception of wheel chairs0 may not #e ridden in, used or left in any corridor,lift, hall, lo##y, stairway or walkway

    5hoes, slippers, plotted plants' um#rella stands and the like are not to #e left along

    the corridor or stairways so as to o#struct passage

    urniture, furnishing and other +anagements properties located in the commonareas shall not #e altered or moved from their respective locations

    ire fighting equipment shall not #e tampered with or used #y Residents save in theevent of a fire

    A non4transfera#le car windscreen sticker and access card shall #e provided foreach car park lot assigned to Residents Hach unit shall #e entitled to -60 accesscard

    Residents who rent additional car park lots shall #e entitled to another -60 accesscard and -60 windscreen car sticker #y completing the appropriate form

    Rental of car park lots from residents are to #e formally informed to the+anagement

    All residents, #e it (wners or !enants are required to apply to the +anagement(ffice for the access card and must complete and sign the requisite form andfurnish the +anagement with the necessary particulars including ? recent passportsi@e photographs It shall #e the responsi#ility of the resident to ensure that

    information provided is accurate true and updated from time to time

    (wners who rent out their units will forfeit their privilege of parking their car at theassigned lot and such privilege will automatically #e assigned to their tenants Assuch, it is mandatory that (wners inform the roperty +anager in writing of suchtenants

    If an (wner ,defaults in service charge payments of three ->0 months or more, theaccess card will #e automatically #arred without further notice, until full payment-including interest, administrative and other charges0 is made

    !he sticker shall #e displayed prominently on the windscreen at all times for easyidentification

    Hach car sticker will have the vehicle registration num#er indicated on it and thissticker is non4transfera#le Any misuse of this car sticker shall result in the carparking privilege #eing withdrawn

    Car stickers are issued annually #y the +anagement and shall #e free for the 6 st

    vehicle

    Any loss of the windscreen sticker or access card shall #e reported in writingimmediately to the +anagement and a fresh sticker or access card shall thereafter#e issued su#&ect to payment of R+>=== for replacement of car stickers andR+9=== for replacement of access cards

    Any change in vehicle or vehicle registration particulars are to #e notified to the+anagement in writing

    Access cards must #e returned to the +anagement when a unit is sold or when atenant leaves

    Issuance of the replacement sticker and)or additional stickers and access cards isat the sole discretion of the +anagement, which shall #e final !he +anagementreserves the right to deactivate and confiscate, without notice, any access card thathas #een misused #y any party

    Cars without the valid windscreen sticker shall #e denied entry into the remises

    Residents shall park their vehicles in parking #ays assigned to them su#&ect to thefollowing terms and conditions34

    arking #ays are allocated on the #asis of one -60 #ay for each apartment unit andare solely for the use of the Residents

    Residents are required to register the particulars of their vehicles with the+anagement for their allotted parking #ays

    (nly vehicles displaying the authori@ed car windscreen stickers shall #e permitted

    into the car parking area reserved for Residents

    ehicles left in the parking area are at the sole risk of the vehicle owner

    !he +anagement shall not #e lia#le for any claims, damage, theft or loss of suchvehicles howsoever caused

    *ashing of vehicles shall #e undertaken only in the area designated for thispurpose and Residents are requested to use water sparingly and shut the tapproperly after use *ashing of vehicle in the car park #ay or any other area isprohi#ited

    Residents shall not erect on the parking #ay or any part thereof any #uilding orstructure, temporary or otherwise

    !he parking #ay shall #e kept free of all ru##ish and litter at all times

    Driving within the remises shall #e with caution and courtesy

    !he driving speed shall not e2ceed 69km)h

    1se of the car horn within the remises is e2pressly for#idden e2cept in anemergency situation

    Car alarms, if in use, shall function in good order so as not to cause distur#ance ornuisance

    :o vehicles may #e left unattended anywhere in the remises other than within adesignated parking lot

    :o ma&or repairs may #e made to any vehicle parked within the compound,particularly repairs that involve e2cessive noise or spillage of oil

    uests shall only #e allowed to park in the designated guests parking #ays

    ehicles found parked in non4designated #ays or in common areas causingo#struction shall #e clamped and residents shall #e lia#le to pay R+ 9=== for theremoval of the device

    An (wner who grants permission to another Resident to occupy or park in his)herparking #ay must inform the +anagement in writing of such permission, failingwhich the vehicle may #e clamped or towed

    It shall #e the responsi#ility of residents to ensure that cars are locked as vehiclesare parked at the risk of vehicle owners

    Residents shall accept the decision of the +anagement on all matters relating tothe car park, including the flow of traffic within the parking areas and the e2it andentry points, the right to deny use of the visitors car park or deny entry into theCondominium and the manner in which vehicles are to #e parked

    !he allotted parking #ays shall #e confined to the use of passenger cars only andthe Residents shall not park or allow to #e parked at the allotted parking #ays or atany part of the premises any #us, lorry or other types of heavy vehicles

    +otorcycles and similar vehicles shall only #e parked at parking areas designatedfor such vehicles and shall not #e parked or left in any other car park lot or parkedindiscriminately or in any manner which may cause an o#struction or interfere with

    the right of access or ingress to ad&acent parking #ays

    !he +anagement shall #e at li#erty to impose any penalty on Residents who fail toadhere to these terms and conditions

    !he +anagement shall not #e responsi#le or lia#le in any way whatsoever for anydamage or loss suffered #y residents or their guests as a result of theft, damage orother misdemeanor to the vehicles whilst parked in the parking #ays

    !he +anagement shall #e informed at least three ->0 working days in advance of

    any moving involving a professional mover or large items of furniture, #y completingand su#mitting the relevant form to the +anagement (ffice orms can #e o#tainedfrom the +anagement (ffice

    A refunda#le security deposit of R+9==== is required to #e paid to the+anagement #efore such moving ailure to do so may result in the delivery orremoval transport #eing refused entry into the remises

    (ccupants shall ensure that sufficient care is undertaken when transporting goodsthrough lifts or common areas and damage is not done in the course of suchmoving

    Residents are to ensure that only lifts designated #y the +anagement is used for

    transportation of furniture and other heavy or #ulky items

    In the event of any damage caused, the resident shall at his)her own cost ande2pense, repair and make good any damage which may have #een caused in theprocess of moving and deductions will #e made from the deposit towards the costof cleaning, removing repairing and)or replacing the damaged or #roken item
