BACKGROUND AND EXPERIENCE Jason Muller is a Managing Principal for Beach City Capital, LLC and is actively involved in all aspects of Deal Creation, Business, Bank and Partner Relations with a focus on Executive Oversight on the Design, Development and Construction of the company’s Investment projects. He is an accomplished and results-oriented development and investment professional with over ten years experience in land use, entitlements, architecture, development and real estate investments with current fund management of $155M+ of Investments.

Prior to Beach City Capital, Mr. Muller worked with Ensemble Investments, LLC in Long Beach as a Development Associate Managing over $100M worth of private investment projects. Mr. Muller was traditionally trained as an Architect practicing design for 5 years, then went into land use and entitlements as a Project Manager for Southern California Land Use. He managed over $120M in entitlements, building permits, pre-development evaluations, and strategic planning for commercial, industrial, and residential real estate development. His experience in Real Estate Investments was strengthened with a wide range of professional practice after his Graduate Studies at USC and beyond.

She has real estate pre-development experience in Office, Residential, Retail and Industrial deals as well as five years of design and construction experience overseeing public and private projects as a structural engineer and owner’s representative.

Prior to joining Beach City Capital, Ms. Zamora worked at Hines, Los Angeles as an Acquisitions and Development Associate overseeing permitting, pre-construction and asset positioning strategy for mixed-use developments valued at $955M. Ms. Zamora also assisted in debt due diligence and asset management for industrial and office properties.

Ms. Zamora was traditionally trained as a Structural Engineer and practiced design and construction for five years leading a team of consultants in restorations valued at +$20M. After obtaining her engineering registration in Massachusetts, Ms. Zamora moved to New York City to complete a master’s in business administration at Columbia University. Originally from Spain, Maria Perez brings a European flair to Beach City Capital, LLC. Maria possesses extensive multidisciplinary experience in Real Estate, Construction, Architecture and Interior design. Upon graduating in 2014 from Universidad de Navarra, she started working in London (United Kingdom) for Orproject Architects. After moving back to Madrid (Spain), Maria joined Fanstudio Architects and later continued her career working for Engel and Voelkers, advising Real Estate Investment Funds on acquisition of Real Estate properties.

Prior to Beach City Capital, Joe Alarab lived and worked in Dallas, Texas for one of the top Private Homebuilding firms in the country, Bloomfield Homes. As Assistant Superintendent, Joe conducted divisional reporting to corporate offices in Fort Worth, highlighting and tracking growth in the local area to the land acquisition team. He analyzed blueprint drawings to gain approval from HOA zoning regulators in the Heartland Community as well as performed mark ups on open frame builds to display future installments. Joe also collaborated with clients in design meetings and facilitated final walkthrough’ with clients to articulate functions of appliances and homeowner maintenance practices.

BACKGROUND AND EXPERIENCE Matthew Stewart is a Capital Markets Advisor for Beach City Capital and a director in the Los Angeles office of JLL Capital Markets, Americas. He is an accomplished and results-oriented development and investment professional with years of experience in Real Estate and Finance.

Through agreements, Mr. Stewart joined JLL as part of the HFF acquisition and is primarily responsible for the origination and execution of both debt and equity placement transactions for all property types throughout the United States. Before that he received his MBA from the University of Southern California (USC) with a concentration in real estate finance. Prior to USC, he was a captain in the United States Air Force, where he served as a launch systems integration program manager. During his time in the Air Force, Matthew led a team of 100+ people and was responsible for the cost, scheduling and performance of the launch component of a $4 billion national defense satellite program. He also serves as an adjunct professor in the Sol Price School of Public Policy at the University of Southern California.

BACKGROUND AND EXPERIENCE Greg Cullen is a Board Member for Beach City Capital, LLC and is actively involved in all aspects of Deal Creation, Business, Bank and Partner Relations. With a focus on Executive Oversight on the Design, Development and Construction of the company’s investment projects, he is an accomplished and results- oriented development and investment professional with over twenty years experience in construction, investments and real estate development.

Through agreements, Mr. Cullen is also working with and the founder of Harvard Investment Group, and numerous other affiliated investment and development companies. Mr. Cullen’s companies were founded to acquire real property and financial instruments, develop land, rehab distressed properties and make direct investments in real estate projects. In addition, Mr. Cullen is the manager and controlling shareholder of companies that provide construction, mortgage and real estate brokerage and education/ consulting services.

Prior to founding Harvard Investment Group, Mr. Cullen served as Vice President for ING Capital Corporation, a Dutch Investment Bank, which made direct equity and debt investments. During Mr. Cullen’s tenure, he was the lead transactor in over $215 million in real estate and mortgage pool transactions. Prior to ING Capital Corporation, Mr. Cullen spent four years with Citicorp in their real estate investment bank and lending group.

Mr. Cullen graduated with a Master’s Degree in Business Administration from the Harvard Business School in 1989. His emphasis there was on real estate. He graduated with honors from Rose Hulman Institute of Technology in 1985, where he received a Bachelor’s Degree in Mechanical Engineering. Mr. Cullen is a highly sought-after speaker and considered to be an expert in the fields of real estate, finance, negotiations and value creation. Mr. Cullen is the current President of the Harvard Real Estate Alumni Organization.
