Packed with featuresWITH its purpose-built home

cinema and fabulous out-door playground, this new list-ing in Maiden Gully is designed for family pleasure.

Presented with such pride, it features a spacious ultra-modern home on a fully-landscaped block measuring about 1280 square metres.

“The home has almost 37 squares of under-roof living plus outdoor decking and double garage,” licensed agent Tom Maher said.

Also on the block – a four-car Colourbond shed with power and twin rollers plus concrete oor and front apron.

The home boasts double entrance, stunning light ttings, fabulous dining space, large living, superb kitchen and walk-through pantry.

For the children, two double

bedrooms with extra-large tted robes and a central bathroom with tiled steps to the bathtub.

For you, a three-room main suite with walk-in dressing and full ensuite with corner spa and deluxe duet shower.

Tom said the theatre room has acoustic ceiling tiles along with tiered seating and a huge four-metre xed screen “for the whole family to enjoy.”

Maiden Gully is a popular

choice for homebuyers and one of the city’s nest subdivisions in a strong growth area.

It has a leading-brand super-market along with general store and post of ce, sporting eld, primary school and soon-to-be-built Catholic College.

For more information about this exciting property and its location contact Tom Maher.

A superb investmentLA Terrazza is a fully-opera-

tional vineyard and winery with a licensed restaurant, a three-bedroom family home and a one bedroom self-con-tained unit.

“La Terrazza is a superb investment with income, accom-modation and acreage,” Gavin Butler from CR Martin Real Estate said.

“It is on the market for the rst time since it was established in 2003 and the sale includes extensive assets and equipment.”

The property measures about 3.24 hectares (eight acres) with excellent shedding, three-phase power, irrigation system, town services and 7-megalitre water right.

It’s planted to shiraz, caber-net sauvignon and chardonnay with a lovely orchard boasting olive, peach, pear, apple and more.

Open for business, the restaurant has a delicious new menu and indoor and alfresco seating for about 100 guests.

This offering includes all plant and equipment associated with winemaking and restaurant operation.

Also for sale is a further 1.92 hectares (4.75 acres) of adjoin-ing land that is zoned Low Density Residential.

Most bene cial, vendor terms are available on this

further allotment for the buyer wanting to secure the entire property.

La Terrazza is a beautiful establishment with an exciting future. And it’s only a ten-min-ute drive from Bendigo.

Visit www.crmartin.com.au and follow the links to Huntly. Phone Gavin Butler at CR Mar-tin Real Estate to arrange your private inspection.

It’s just about bigger than the Grace Kelly exhibition at the top of

View street.Well not quite... but to

Reuben Beazley builders it seems like it, with a huge positive response over the last two weekends.

With more than 400 visitors through the American inspired savannah, in Bramley Place, strathdale, just off Marnie Road.

Reuben has never experienced an open house like it.

“It was crazy. the first weekend we over 200 people through in four hours,” Reuben said.

“It really was our biggest open-day ever.”

see for yourself why the Beazley’s have been receiving praise about their latest family home.

What is an interior designer? With all the home improvement shows on television these days most people have an understanding of what an interior designer is, but most are surprised to know the full extent of an interior designer’s role.

From large commercial buildings to retail and residential, an interior designer works closely with architects, building designers, builders, trades and residential clients.

they consider the purpose, efficiency, comfort, safety

and aesthetic of exterior and interior spaces to create design solutions that meet their clients’ requirements.

From plan to completion interior designers specify materials and finishes including exterior finishes, joinery, flooring, tiling, lighting, furniture, colour and any other variables.

A good interior designer should also stay informed on the latest trends, materials and finishes as well as having a good understanding of historic furnishings and architectural periods.

Who needs an interior designer?Anyone planning to build, renovate or decorate can benefit from the services of an interior designer.

if possible always consult with an interior designer at plan stage as design concepts can be easily changed and costly mistakes can be avoided.

even if you have an idea of the design and overall look of your project an interior designer can review your selections and can confirm or offer suggestions to enhance your concept.

What does it cost?the perception is that using an interior designer is a costly endeavour. the reality is that the cost of not using one can sometimes be higher.

As a rule the services of an interior designer are usually minimal compared to the overall cost of most projects. A qualified interior designer can assure a project meets its potential which in turn can add thousands to a property’s value.

Most interior designers work on an hourly rate and can provide a fixed fee for larger residential and commercial projects if required.

EXPERIENCE: The natural beauty of Redbook green carpet at Tuddenham’s Carpet Court.

University students in Bendigo are encouraged to take charge of their money so they can pay expenses and socialise without breaking their budget. Managing expenses such text books, transport, possibly living away from home and juggling larger social calendars doesn’t have to be stressful.

Leave the car at homeCar expenses such as petrol, registration and repairs add up quickly. Public transport oers student rates for passes which often makes it more aordable than driving. If you must drive, set up a carpool. Alternatively, think about combining transport and exercise by running, walking or riding to class.

Cut the little to save bigYou’d be surprised to see how much you can save by cutting back on incidental expenses. A morning takeaway coee at $3.50 a cup adds up to over $500. You could save that if you skipped it for the year and had your coee at home instead. Similarly, relling a water bottle instead of buying a new one all helps to save cash.

Lose the ATM feesAvoid unnecessary ATM fees. A little planning such as going to your branch or an aliated ATM and withdrawing your cash budget weekly can ensure you don’t overspend or get stuck with unnecessary fees. Those banking with NAB also have access to a much wider network of NAB and rediATMs, which are free of direct charges for NAB customers.

Load up on discountsAsk for student discounts. Stores, museums, movie theatres, restaurants and attractions usually oer student tickets or deals. Becoming aware of where and when these are oered will allow you to socialise while spending less.

Bank wiselyWhen you have limited funds, not letting fees chew away your dollars is key. NAB’s Classic Banking Account oers no monthly account service fee and will continue after you nish studying.

Turn coins to cashWith a conscious eort you can save money while at uni. Make a budget of your expenses and aim to put some money into savings each week. Even a small amount can add up to a tidy sum by the end of the year. You may choose to start small by tossing the coins found at the bottom of your uni bag and left over in your pockets at the end of the day into a piggy bank. Your small change each day can transform into funds for a special purchase in the long term.

Personal nances aren’t something a student should put o until they’re ‘older’. If they become savvy now with how to manage a limited budget, it will prepare them for future nancial success.

We welcome students with questions about accounts most suitable to them, loans and other services to come in and see us or contact us at NAB Bendigo, Strath Village and Eaglehawk Branches to nd to nd the best options available.

Careful planning can put money in students’ pockets

CONSTRUCTION is now underway at Bendigo’s latest residential

community, The Range – the hottest location for home-buyers with almost 80 per cent of all available land sold and 10 allotments selling to rst-home buyers last week.

While the rest of the state currently is experiencing slow demand for residential land, Villawood Properties’ latest venture, The Range, recently released 43 allotments ranging from 512 square metres to a 933 square metres starting from just $105,000.

With close proximity to Epsom’s expanding growth corridor and 200 metres from the Bendigo Golf Course in Ascot, making it an ideal opportunity for a variety of buyers.

Featuring a revegetated creek, sculptures by Yvonne George, an open area and seating to relax, listen and enjoy the native wildlife.

The Range is also

conveniently located in proximity to the new Village Epsom, public transport and sporting reserves.

Villawood Properties executive director, Rory Costelloe said regional Victoria had continued to witness strong sales due to its affordability, while Melbourne’s market had started to falter as land prices edged up over the $200,000 mark.

“We are enjoying con dent

building activity in regional areas such as Bendigo, which are continuing to surge in sales due to their affordability,” he said.

“The Range is an affordable and appealing alternative to the sometimes unattainable metropolitan market, without compromising on quality and lifestyle.”

Villawood Properties has been an active participant in regional Victoria for more than 20 years, founded in Bendigo by Rory Costelloe who has set a new standard for quality, affordable residential communities that respect the charm and integrity of each region.

The company’s sold-out estates in the Bendigo region include; Park Haven, Battunga Park, Oakesford, Edmarna Meadows, Eaglewood and Akins Ridge.

Other new communities such as Neangar Sanctuary are following The Range’s trend.

SEEMS like we’ve had the last hoorah of summer, what a great month we’ve had to work in the garden.

Now there’s the Easter break and school holidays to really get ready for our winter plantings.

Just looking around Bendigo at the moment, the autumn colour is just magni cent.

This is a great time to think about what trees you might like to plant in your own garden, as you can see what they will look like at this time of year.

If you’re not sure what the tree might be take a photo or a leaf to your nursery for identi cation and get some advice on the suitability of that tree for your needs.

The nursery may not have it in stock, but can probably get one for you or you

can wait until mid winter for the bare root season, when a lot of deciduous ornamental and fruit trees are planted.

Pop in and order now and by mid June you’ll have your trees.

While you are waiting you can prepare the holes for your new plant, the ground is a bit softer now, so it’s much easier to prepare.

The hole should be about one metre across and 50 centimetres deep, and don’t make it all smooth and neat, the majority of soil in Bendigo is clay based so doing this can cause a well, roots sitting in water is not ideal and will kill the tree quicker than anything.

Make sure the water can escape easily and, if not, dig the hole a bit deeper and plant your tree on a mound, this will give the new roots a chance in this lovely mix you are going to make.

Add a heap of compost and blood and bone to the soil you have dug out mix it through well and put it back into the hole till you’re ready to plant in June.

This will give those lovely nutrients

CHANNEL 7’s Better Homes and Gardens resident

landscaper cemented his “quintessential Aussie bloke’’ status at the 2012 Melbourne International Flower and Garden Show last week when he put green and gold up in lights taking the MIFGS’s top honour for his creation of the Sir Walter Greenart Garden.

Jason Hodges integrated a Sir Walter instant lawn landscape into his down-to-earth design, to inspire onlookers to maximise every usable square inch in their own backyard.

Titled Spare Change, Hodges’ garden shone as the hero for every Aussie battler, demonstrating a landscape design with more emphasis on imagination than cash injection.

Most other gardens on display at the show had exclusive price tags putting them out of reach of the average gardener.

Hodges spent 12 weeks driving around

collecting hard rubbish from nature strips where he found discarded household items ranging from bar stools, chairs, fence palings, wooden pallets, kids table and chairs, an old sand lter from a swimming pool and bird cages, whitegoods and a picture fame which he turned into a blackboard for the kids garden in his winning design.

A lover of lawns, Hodges said he wanted

to make sure every square inch of yard provided a practical, usable space for the whole family to enjoy.

Bendigo’s leading turf supplier, Coolabah Turf Managing Director, Suzie Shearer shared Jason Hodges sentiments about the usability of turf landscapes in residential home yards.

‘’And after a decade of drought and diminishing lawns sizes, instant lawn and turf landscapes are de nitely back on the

agenda,’’ she said.For more inspiration

The upper level features two bedrooms, each with an ensuite. Both bedrooms utilise built-in wardrobes and windows that maximise the natural light and neigh-bourhood views.

The ground- oor open-plan kitchen and living area has extensive oor to ceiling windows ooding the inte-

rior with light and opening to the paved, private rear courtyard.

Equipped with quality ttings, a European-style laundry and minimal inte-rior décor, the contemporary, neutral colour scheme re-sults in a relaxing space that looks tidy, clean and simple.

IF you’re a tradesperson with a growing family this

property could be exactly what you need.

It has a big family home on a terri c block measuring about 4000 square metres (one acre).

Plus, there are two large sheds with a gravel apron for vehicles and a gate to keep the littlies safe.

The house is brick veneer with split-level lounge, fam-ily living, excellent kitchen, separate rumpus, three bedrooms, study and two bathrooms.

Ducted heating and cooling are installed and the kitchen has a complete appliance package. In the lounge, soaring above, are striking cathedral ceilings.

STANDING elegantly on the rise behind a screen

of trees, this property on about 3000sq.m is one of Bendigo’s nicest blue-chip properties.

From the winding bitumen driveway to the four bay shed behind the residence, it is simply one of the best I have seen.

Craftsman built 12 years ago by Luke Drummond, it has high ceilings, decorative cornice, elegant window furnishings and timber-look oors.

The formal lounge has a feature brick wall incorpo-rating an open replace and access to the adjoining din-

ing room. The master suite and study are located at the front while two further bedrooms and the family bathroom are found in a separate wing.

The heart of the home is more than just a kitchen, it’s a cook’s delight with an induction cooktop, wall oven, dishwasher, pantry and generous storage and preparation space. The size-able adjoining meals-family room overlooks a covered alfresco dining area and sparkling solar-heated, salt-chlorinated in-ground pool.

More features; a winding bitumen driveway, double garage, four-bay shed with

carports attached, Colour-bond fencing, computerised watering system with rain water tank and bitumen parking areas. I love it.

COME on down for your chance to buy yourself

a future with this afford-able aluminium-clad home. Located in a family-focussed part of Golden Square it’s handy to the bus stop, creche and Schweppes Cen-tre and only a block away from Specimen Hill Primary School.

Featuring three bed-rooms, roomy living areas and gas appliances, it’s sturdy but needs a bit of home help.

Take it from olden to

golden with a bit of elbow grease and a paintbrush; it’s big on potential, low on price.

Sitting on an allotment of about 630 square metres, there’s plenty of room to grow with the family plus it’s a position with possibili-ties for future development (STCA).

Agent Damian O’Shannessy said, “It’s a smart start for rst home buyers, a desirable down-sizer or potential develop-ment site; any which way,
