Why InstaHaus Homes

InstaHaus offers affordable and sustainable timber framed structures built within a controlled environment. Our structures are fully customizable offering our clients a bespoke home, garden room or studio/office.

We work closely with our customers, ensuring that every phase of development is smooth running and timely. Our Standard 2 bedroom home is ‘turn key’ and ready to use once in place.

Design Process

InstaHaus has ‘off the shelf’ designs, but for a bespoke, fully customized home our designer Kate Day works with our clients to create that perfect space.

Whether you wish to make simple changes to kitchen/living area or a specific design in mind, we canaccommodate our client’s needs, this also includes items like cladding, roof tiles, window styles and all internal finishes.

InstaHaus homes can be 20 x 6.7 Metres in size. Mobile Homes have an internal height restriction of 305cms but no external restriction. This enables us to offer a selection of roof styles including standard vaulted ceiling, higher pitch truss roof, flat and mono-pitch roofs.

Our mobile homes don’t necessarily have wheels. They are designed with a ring beam that allows the structure to be lifted.

General Order of Procedure

Pre Planning

If your plot is on rural/undeveloped land outside of the curtilage of a residential property then you will need to apply for full planning permission for a mobile home if you wish to use it residentially.

Floor Plan and Size

Please download our basic InstaHaus template document from the website or refer to the back page of the brochure, use this template to sketch your basic requirements and how you would design the layout of your InstaHaus. Please include measurements of your plot.

The maximum size for a mobile home allowed under the regulations is 20 x 6.7M so please bear this in mind.

General Order of Procedure

Plan Drawings - Basic £250 + VAT

The cost of these drawings will be deducted from the price of your build if you choose to order with us.

A basic 4 side elevation and floor plan drawing suitable for most planning applications, from sketch provided by client including windows.

Site Visit

Once we have discussed requirements we are happy to visit the site of the proposed InstaHaus

Groundworks

These will be the responsibility of the client unless otherwise agreed. We are happy to provide a quote for any groundworks local to our Somerset base.

Timescales

• Planning & Design 6-8 weeks• Self Build Kit : Manufacture and Deliver 2-4 Weeks• On Site Build: Pre-fabrication 2 weeks, On site construction 4 weeks• Turnkey Fully Finished, transportable mobile homes: 8-10 weeks

InstaHaus homes can be constructed using one of three external wall constructions

1: IH 90 – Standard - U Value 0.32 W/m2K subject to finishing details

2: IH140 – Building Control - U Value 0.28 W/m2K subject to finishing details

3: IH215 – Supertherm -U Value 0.22 W/m2K subject to finishing details

IH 90 – Standard - U Value 0.32w/m2k subject to finishing details

Walls 90mm external wall build up : 20mm treated soft wood cladding, 19mm treated batten, Tyvek breather membrane, 9mm OSB, 90mm FSC Certified timber stud, 90mm Rockwool flexi insulation, Tyvek vapor control layer, 12.5mm plasterboard, 3mm skim coat, 3 coats Dulux emulsion.

Specification

Flooring 215mm floor joist, 45mmx220mm treated lifting ring beam, 50mm Celotex PIR insulation, Tyvek vapor control layer, 22mm moisture resistant chip board.

Choice of flooring coverings – vinyl, carpet etc.

Roof Insulated metal profile roof sheet on trusses @ 600 centres, 300mm eaves overhang, black uPVC guttering.

Slates, tiles, shingle roof coverings optional.

Electrical Low energy light fittings throughout, external PIR lamps, thermostatic heating and hot water controls, fire smoke and heat detectors.

Kitchen Howdens shaker style kitchen, 40mm worktops, under unit lighting. Hotpoint Cooker Extractor, Dishwasher and under unit fridge, tiled back splash and upstands.

Specification

Bathroom 800mmx1800mm oversized double bath, 900mmx900mm quadrant shower with raincloud shower head and glass screen, basin with vanity unit, choice of wall tiles.

Plumbing and heating

Oil/gas fired combi boiler with radiators and towel rail to all rooms, underfloor heating throughout (optional) electrical installation certification and OFTEC (gas, oil, plumbing).

Optional Extras

Lifting kit optional.

Internal Oak internal doors, large loft area with three access points.

External Decking options available on request.

Painted timber or uPVC windows/doors.

Self Build

Self Build Options

Most InstaHaus houses are built on site as full turn key but we now offer a self build options, allowing the customer a number of options:

a/ buy just the kit delivered to site ready for building

b/buy a supply and erected package providing you a watertight shell for you to finish

c/ agree a flexible package for part build where we build the house but leave the decoration, kitchens and bathroom for you to organise.
