On a general scale, what is the state of Dubai’s real estate market now we

cross into the second half of 2010?

BERNARD AOUN It has been almost 2 years since Dubai’s real estate market downturn started. Despite news of prices plummeting further, we can now observe a degree of market stability. 2009 was a very difficult year as it was difficult to predict or forecast future progression. 2010 started slow but we are observing a clearer vision of stability and then slow, continuous growth will be expected in 2011.

We know that 2010 will be a more stable year in terms of prices; we also know, more or less, the number of projects being handed over by end of 2010 which gives us a better understanding of the market in general; We can see slightly an interest in the real estate market by investors who are back in the market. The investments that they are looking to make this time will be much more studied and will eventually give them an average return yield of between 5 - 7 % - well this is what they are looking for.

The UAE’s real estate market us maturing and now pricing is more realistic compared with that of international, mature markets. We expect to see a growth of long term, end-user investment within the Emirates.

Now we see projects handing over in Abu Dhabi, to what extent has, or will

this affect pricing for both sales and leasing opportunities?

LOSHINI LAWARENCE New supply of any type of inventory is certainly going to change the current status of the market in terms of price and product availability. As such, stakeholders such as developers, property owners, valuators and real estate consultants have to be aware of the available inventory; location, quality and pricing.

Trend has it that no matter what the product offered, its quality or location, unit types were priced based on one bedrooms, two bedrooms, villas, etc However, the market is now changing, new unit types are becoming available, clients are more knowledgeable about the property that they would like to purchase or rent and, as such, quality and price are key.

In order to ensure that property is priced correctly and leased or sold in a reasonable timeframe, stakeholders need to ensure that they have an in-depth understanding of the market from a consumer and product perspective. Location, quality of interiors, unit layouts, space utilisation, views, community charges and community facilities are key to obtaining the right price for ready-to-move-in property.

No doubt, new property will also impact the pricing of existing inventory. It is expected that developers and landlords will consider upgrading communities and developments within Abu Dhabi to achieve maximum yield on their investments and retain tenants for lease-only properties. Pricing will naturally take its course as new inventory in key locations will attract keen interest, whilst the appetite for other locations will decline. If priced correctly, such locations will retain tenants and developers/owners will still continue to receive the 8-10% conservative yields on rental property.

What brought you to Dubai?I moved here from Malaysia to take up a job offer in the DIFC in December 2009. My family joined me recently in March. My wife was working as a broadcast journalist/ writer back home but presently she is fully occupied ensuring our boys settle in well here at school and with their activities.

Where did you choose to live?When I first got here I stayed at the Dusit Hotel for a couple of months while I looked for a place to move to. Picking an apartment was a laborious process. I was originally interested in Dubai Marina but Better Homes showed me Chelsea Tower which is really close to my office. The Malaysian driving

licence isn’t accepted here in the UAE so until I get my UAE driver’s license, having easy access to where I need to go via the hotel limos and cabs is paramount. My sons have also started school nearby, in the Safa Park area, which is a mere 15-minute ride on their school bus from Chelsea Tower. So at the moment, Chelsea scores points because of convenience and practicality.

You must have felt a bit nervous choosing a family home without your wife seeing it first.No, not really as we exchanged numerous emails about it! Each time I saw a place I liked, I would email the details and some photos over to her. She did like the Marina because of the panoramic views, but Chelsea Tower sealed the deal because it was a fully-furnished serviced apartment, nearby my office and my sons’ school - even to their music and martial arts classes.

So can you describe it?It’s fully furnished – I didn’t even need to buy cutlery! That element of convenience was important to me as I travel a lot and on my

days off I didn’t want to have to be running around shopping for furnishings without a car at my disposal. Because it’s serviced, cleaning is taken care off – bedsheets and towels get replaced three times a week, and that’s a good thing at the moment.

What are the facilities like?Apart from the housekeeping, which includes laundry facilities, there’s a health centre with a gym, pool and sauna. There’s everything you’d find in a hotel, including a restaurant downstairs which offers room service. Additionally, if there is any maintenance issues there are technicians on call round the clock.

What sort of people live there?We have a very good mix of people, it’s pretty cosmopolitan. Mostly, I’ve seen a fair bit of Europeans and Middle Eastern families. Occasionally, I’ve bumped into Asian and African families. Because there are short- and long-term rentals available, the reception area is often pretty busy with people checking in and out. Long-term tenants like us occupy the highest of the 49 floors, so we’re lucky get a great view of the city.

Are there many restaurants in the local area?We’re certainly well-catered for when it comes to the sort of food my sons’ like – there’s a Pizza Hut next door, Applebee’s, Chili’s, TGI Friday. The Shangri-La and Crowne Plaza hotels are also nearby and they have some pretty good restaurants, too.

How are your sons settling in – do they like the apartment?Yes, they love it. They love the pool at Chelsea and go swimming pretty often after school. They’re both musically inclined – Arvind plays the electric guitar and Arjun plays the drums – and they practice in their own rooms, which are large enough to house their instruments and of course they both have a breathtaking view of the Burj Khalifa from their respective rooms. Naturally, they miss family and friends from home but with the availability of internet at our apartment

they get to Skype everyday and keep in touch. On weekends we meet up with a good childhood friend of mine here in Dubai, who has two sons too of the same age group, – so you can imagine the rest…They have also made friends here at school.

You’re right next to a metro stop – have you and your family made much use of it yet?No – so far we have travelled everywhere by cab! We used it once and enjoyed the ride to Deira City Centre.

What’s the worst thing about living there?The only downside I can think of is that it’s not very spacious – the living area and dining rooms are quite small. But it’s just a hotel apartment so that’s to be expected.

What would you say is the best thing about Chelsea Tower?It’s strategic location and the easy availability of transport. Additionally it’s quiet, with good security and there’s privacy. The staff are courteous and efficient. Back home we have a good view of the greens, with a waterfall, koi pond and the pool. Here with all the convenience mentioned, it is home away from home, for now.

MEYDAN DISTRICTThe Meydan district includes the renowned Nad Al Sheba, best known for its racecourse and as the venue of the Dubai World Cup. The Meydan District is also home to Meydan City, which when completed will be a mixed use area with a long stretch of water-front with berths and yachts. The Meydan Dis-trict also encompasses Al Quoz industrial zone.

PALM DEIRA DISTRICTThis district is focused exclusively on The Palm Deira, the largest of the three Palm Islands, set to be finished by 2015, and equipped with over

40 separate ‘fronds’, all stocked with homes, malls and marinas.

PALM JUMEIRAH DISTRICTThe Palm Jumeirah, currently the world’s largest man-made island, is surrounded by a vast breakwater barrier, and kitted out with an artificial reef. Just nearby is The World, 300 island clusters in the shape of the world, and divided into four categories - private homes, estate homes, dream resorts, and community islands.

WATERFRONT DISTRICTThe Waterfront District features Dubai Water-

front and The Palm Jebel Ali. A conglomeration of canals and artificial islands, Dubai Water-front is shaped in an arc and will produce a shelter around the Palm. The Palm itself is set to be ringed by luxury homes on stilts alongside six high-tech marinas.

JEBEL ALI DISTRICTThe Downtown project is set to be one of the few truly pedestrian-centric areas of town, with its own low-emission public transport system, plus entertainment, residen-tial and business zones.

JUMEIRAH DISTRICTThis coastal residential area is one of the more

expensive and exclusive areas in Dubai and is filled with quiet roads of attractive old villas. This district includes areas such as Al Wasl, Badaa, Manara, Safa, Satwa, and Umm Suqeim.

DUBAILAND DISTRICTThis district is huge. Its principal claim to fame is that it’s home to Dubai-land, 3 billion square feet of theme parks, shopping malls and hotels. It also includes City of Arabia, all 20 million square feet of it, which is set to be the main residential and retail centre at the heart of Dubailand. Then there’s Bawadi, a 100 billion dollar project hosting 31 theme-based

And nearby is Falcon City of Wonders, a falcon-shaped city containing life-size replicas of the Seven Wonders of the World, housing chic apartments and villas.Also here is Dubai Motor City, home to Dubai Autodrome. Then there are some top residential developments including the equestrian-themed desert community Arabian Ranches, the lush and tranquil Green Community and Jumei-rah Golf Estates, built around four themed golf courses. Dubai Sports City, meanwhile, is set to be home to residential properties and cricket and tennis academies.

CREEK DISTRICTThis district comprises the seven artificially-created islands of the Lagoons and Dubai Fes-tival City, a residential, business and entertain-ment development.

AL AWIR DISTRICTThe multi-country-themed International City features 10 architectural styles and is made up of 6 main areas: The Central District, Dubai Design Centre, The Dragon Mart, The Residential District, Lakes District, and the Forbidden City. Also in this district is Dubai Academic City, with its universities and housing.

While commercial leasing rates have fallen everywhere in Dubai, some locations have been significantly harder hit than others. From peak levels, several communities have fallen in rental prices by 55-65%. Among these victims, International City has fallen over 50% (current prices are around AED 40 psf), Deira and Garhoud have fallen 55% (priced now at AED 80-90 psf) and Dubai Silicon Oasis has fallen 65% (now around AED 60 psf).

Those areas which have been most resilient to the declines are Trade Centre, Jumeirah, and Mirdif, having fallen by only 15-20% from their peaks in 2008. Trade Centre is currently priced at AED 180-210 psf, Jumeirah between AED 160-200 psf, and Mirdif between AED 180-210 psf.

Trends in mid-Q3 showed rates stabilizing, with very small declines in the range of 1-2% per month in many commercial leasing areas in Dubai.

Beds can be costly, and if you don’t want to be replacing yours every couple of years, it’s wise to invest in a simple, classic design like this (we love the tilted headboard, which makes a great back rest if you’re sitting up to watch TV or read). What are the latest trends for decorating dining rooms?

Lighting is one area where new trends have been implemented. For instance, you’ll see modern interpretations of chandeliers made from materials such as wood and other composites. Remember, though, that the lighting must still work for both the family dinner and the more intimate dinner party and so should always be adjustable - on a dimmer switch.

A feature wall of color is making a comeback from the sterile modern look, with wallpapers all the rage. The pattern is almost non-existent; colors are rich and saturated not

the sharp jewel tones that are so last year. The color is limited to one wall and then covered with a large mirror or contrasting artwork. Candles can play an important part, think candles of all sizes, not the flimsy tapered candles from your parent’s tables.

For the dining table itself, choose one with solid legs and a clean- lined veneered top - stay away from skinny legs and a flimsy look. The table top is still the most important element as it allows for the most scope in creating a look in the dining room. It is best to have a number of table top accessories, such as napkin rings, various styles and colors of napkins and place mats to mix an match to the look that best suites the occasion. The current trend is toward natural materials: linen for the place mats and napkin rings made from natural materials such as metal and wood. Bright colored plates are out as food never looks good on a red plate.

Since much of the flooring is the UAE is stone or tile, having a rug under the table is a must as it will work to absorb sound. Traditional Persian style carpets are no longer in fashion as people look for more modern styles. Keep an eye out for hand-knotted carpets of wool or silk which come in softer colour pallets and often in varying shades of one colour.
