The Blue Ridge Inn Bed and Breakfast (formerly the Kincaid House) is one of the oldest residences in Blue Ridge, Georgia. Built in 1890, the three-story, bed and breakfast Victorian inn features 8 rooms, 3 suites, 12-foot ceilings, original hand-carved woodwork, and heart of pine floors. This North Georgia mountain Bed and Breakfast is just one block from the downtown antique shops and local restaurants. Across the street is the train depot for a day trip into the mountains on the Blue Ridge Scenic Railway.

Rose Room

The Rose Room is one of the most popular rooms at the inn. It is decorated with beautiful antiques, original fireplace and mantel, and stylish linens to transport you back to a stylish Victorian era and romantic time. You'll enjoy the modern comforts of a King size bed, large bathroom with shower/tub and large walk-in closet. The Rose Room is located on the main floor and easily accessible.

Kincaid Suit e

The Kincaid Suite is a spacious 2-room suite located on the first floor with an entrance tucked under the main staircase. It 's named after the Kincaid family who owned the home for 90 years, This is a true luxury suite perfect for guests looking for a refined space to relax, a romantic getaway, or needing to accommodate additional guests. The room has a King bed in the bedroom with bathroom including a shower. The sitting area has a sofa, wing-backed chair and a cozy fireplace. You?ll feel pampered in style.

Grande Room

The Grande Room is the newest addition to the Blue Ridge Inn, and the largest room at the Inn. It is located on the main floor with a large four-poster King bed, master bathroom with shower, claw-foot tub and plenty of seating. There's a private porch with rocking chairs right outside your door. You'll feel right at home in this exceptional room.

The Grande Suite is the suite addition to the Grande Room. This apartment was the former owner?s quarters with bedroom along with a huge living room, dining room and full kitchen. The room can accommodate several roll-aways for extra guests. Garden Room

The essence of nature is captured in this cozy room with pastel greens and lavender appointments. It?s located on the 2nd floor. The Garden Suite is the suite addition to the Garden Room. The serenity of nature is captured in this two-room suite. Located on the second floor, the Garden Suite is perfect for quests looking for a litt le extra space or needing to accommodate an additional guest. Bathroom has a claw foot tub with shower. The room has a Queen bed ialong with a sitting room with sofa, chairs, cozy fireplace and a padded window sitting area looking out on the yard. It?s a bright room with a pleasant relaxing style.

Light House Room

The nautical theme of this room is perfect for a weekend getaway in the mountains and is the only room in the house with a view of the Scenic Railway train. The Lighthouse Room is situated in the back of the house on the second floor. It has a King bed, wing backed chairs and a cozy feel.

For meetings, we have projectors, screens, white boards, high-speed wifi, flipcharts and all types of equipment you would need to make your meeting a success.

We have 8 rooms and suites (some rooms can be rooms or suites depending upon configuration), each with their own unique theme. Check the accommodations section to learn about all the rooms and view their pictures. You can reserve several rooms or the whole house. By reserving the whole house you have many more options and configurations possible, as well as creating a more intimate and private event.

Layout for Meet ing

You can use the Dining Room as a meeting space. With regular seating for 16 and by adding chairs, you can seat a maximum capacity of 20 people. A projection screen can be placed in the front corner. Buffet tables are used for serving coffee, drinks and snacks.

We also have a large dining room and living room with seating in the Grande Suite which can be used for smaller meetings or as a secondary meeting space for larger meetings.

Layout for Recept ion or Par t y

If you would like to use the Inn for a Reception, gathering or party, you can use the Dining Room, Foyer and Parlor. The dining room can be configured for maximum space by moving tables out of the way, or against the wall. Maximum capacity 40. Buffets can be used for serving food, appetizers or drinks.

Why choose a Bed & Break fast over a regular hot el?A Bed & Breakfast offers a much more comfortable stay, a hot home-cooked meal and friendly personalized service you just will not get with a big chain hotel. While many of the amenities may be similar, your experience at a B&B will be much more pleasant and memorable.

What is a ?Suit e??A suite is simply an additional room accessed privately from your bedroom; much like a family or living room. This extra room can be used to sleep additional guests, or to give you a litt le more space for relaxing, or watching TV. We have 3 suites available to rent.

Can m ore t han 2 people st ay in a room ?Rooms can only accommodate two persons, while a suite can accommodate up to two additional guests for a total of 4.

Will we have t o share a bat hroom w it h ot her guest s?No; all rooms have private baths.

Is t here int ernet access?Yes, the Inn provides complimentary high-speed WiFi Internet service. Ask the Innkeeper for the login password.

Do you allow pet s?

Unfortunately we are not allowed to host pets due to local ordinances.

What t im e is check-in and check-out ?Check-in starts at 3pm. Check-out is 11am.

If you will be arriving after 6pm, we ask you to contact us and let us know your arrival time. We will make arrangements for a late check-in. We have a check-in kiosk for late arrivals located outside by our back entrance. In the kiosk you'll find an envelope with your name on it and inside are instructions about how to get in the house, find your room key and locate your room.

Do you allow alcoholic beverages?Yes, we do. Even though we do not sell or supply alcohol, you?re welcome to bring your own. If bringing your own alcoholic beverages, we supply glasses, corkscrew, ice, and guest fridge for your convenience. Glasses and corkscrew are located on the sideboard of the dining room.

What form s of paym ent do you accept ?We gladly accept all major credit cards ? Visa, MasterCard, American Express, Discover. We also accept our gift certificates and cash.

What are t he park ing ar rangem ent s?Limited free on-site parking is available on a first come basis. There is also plenty of free parking across the street at City Hall.

What do we need t o br ing w it h us?We provide linens, extra blankets, towels, hairdryer and an alarm clock in every room. We also have an iron/ironing board available if needed. We proudly provide Beekman 1802 amenities in each bathroom ? soap, bath gel, shampoo, conditioner. Originally found in Williams Sonoma stores the Beekman 1802 line of amenities features subtle fragrances and are gentle enough for everyday use.

Is t here a m inim um night ?s st ay required?Most of the time, we do not have a minimum required stay. During

holidays, special events and the month of October, we do have a two night minimum. The Grande Suite requires a 2 night minimum year-round.

Do you of fer ear ly check-in? Normal check-in starts at 3pm. If you need access to your room earlier, we do offer early check-in starting at 1pm for an additional fee based on availability. This is not always available due to high occupancy.

Do you of fer lat e check-out ? Normal check-out is at 11am. If you need access to your room later, we can offer late check-out for an additional fee based on availability. Because of high occupancy, it is not always available.

Are you handicapped accessible?Due to the historic nature of our Inn, we are not wheelchair accessible. All entrances have stairs.

My spouse is unable t o cl im b st airs. Wil l t h is be a problem ? All of the entrances to the Inn have stairs, but we do have several rooms on the first floor. We recommend anyone having

difficulty with stairs to book the Rose Room, Kincaid Suite or Grande Room/Suite. They are on the 1st floor and easiest to get to. The Rose is at the front of the house, has its own parking spot .

Can we use t he k it chen t o prepare m eals?Due to health department regulations, our main kitchen is off limits to guests. However, if you want to be able to prepare meals while staying with us, we recommend that you reserve the Grande Suite. This apartment has a full kitchen and dining room for your use.

We do have a guest refrigerator in the kitchen which you can use to store anything you need to keep refrigerated. We also provide complimentary bottled water on the bottom shelf of the guest

Can we purchase gif t cer t if icat es?Gift certificates are a wonderful gift for family and friends. We offer them at any monetary level you want. Due to seasonal pricing changes and the many customized options available, we issue the certificates for a set amount to be applied to a reservation rather than specifying a particular room and date applicable.

How can we get around downt own Blue Ridge?Our Inn is located right in the heart of downtown Blue Ridge. All the restaurants and shops are within walking distance. However, if you need a ride anywhere in downtown, to shop, dine or just sightsee, we have a shuttle service called the Blue Ridge Runner. Just let any of the staff know that you need a ride, and we will have them

Do you have Spa services available?Yes we do. The Blue Ridge Inn Bed and Breakfast has partnered with TeaTrees Boutique Spa to provide spa services for our guests either at the Inn or at their Spa. The TeaTrees Boutique Spa is located about 4 blocks from the Inn on E First St. We can provide massage services at the Inn, but facials and other services must be provided at the Spa location.
