lace. Six percent of the farms annu-
al 160 ton crop output is retained to
bottle theMiravelbrand(6 5008 000
bottles per annum), while the re-
maining crop is outsourced to other
cellars, wineries and winemakers.
Any new owners of Miravel will
have the choice of farming them-
selves or utilising the services of
WEM, which supplies all the man-
agement and labour activities for
theproductiveoperationofthevine-
yards as no farm workers reside on
the property.
The farm has abundant water
fromtheTheewaterskloofdam(25%
of 80 000 m), a storage dam (40% of
30 000m) and a borehole for domes-
tic use. Almost ninety percent
(24 83 ha) of land under vine (21 70
ha) is irrigated, resulting in superb
quality grapes and crops. Addition-
al facilities include a pump station
with two pumps and sand filters, in-
dependent irrigation reticulation, a
drill and equipment borehole with
supply line and filtration system,
Eskom supplied electricity (includ-
ing step up and down transformers)
and cables to the homestead and
pump stations.
Precedent for rezoning and con-
sent use, granted by the Stellen-
bosch Municipality, of a portion of
the farmasa leisureandvenue facil-
ity exists and could be renewed
should the new owners wish to pur-
sue this option. The elevated por-
tions of the farm have uninterrupt-
ed views of the ocean and on a clear
day the whole False Bay features as
background, completing a kaleido-
scope canvas of unprecedented
beauty.

fer just to reach agreement on

In South African law only writ-
ten offers are legal and binding. So
it is possible to ask the agent to en-
quire of the seller if theywould ac-
cept a certainprice.But even if the
seller says he will accept the offer,
it is non-binding and means abso-
lutely nothing in law. If another
buyer were to come along with a
written offer for more then seller
would be fully entitle to accept it.
The Estate Agents Code of Con-
ductrequires thatanagentpresent
only written offers to the seller.
There are some very good reasons
why you should reduce your offer to writing,
rather than just a verbal agreement. Lets con-
sider them:
) A verbal offer is non-binding so either
party candecidenot to proceed should theynot
want to.
) A verbal offer may not cover all the other
conditions of sale that could have a significant
impact on both buyer and seller. These include
transfer and occupation dates, occupational
rental, financerequirements,depositamounts,
suspensive conditions, fixtures and fittings,
and so on. Its vital that these issues are ad-
dressed in an offer, and a verbal offer simply
wont do this.
)Variances inmemory and understanding.
Whatonepartyremembersanothermayforget,
or have a different understanding.
) Credibility. Just how credible is an offer
where the buyer is not prepared to put it in
writing?
Inmanycasesabuyerofferslessthanthesell-
er is asking. If an agent were to go to a seller
and ask if they would consider a lower selling
price, therequesthasnosubstance.Whywould
a seller agree to a lower selling price without
acommitmentfromapurchaserto
pay the lower amount?
However, if the purchaser is se-
rious about buying the property
andtheymakeawrittenoffer,then
theagentcanpresentittotheseller
and the seller will be in a position
togive theofferhis seriousconsid-
eration.
The seller will be able to calcu-
late such things as the time value
of money in other words, what
he will net from the sale, and how
much this will mean to him in
terms of a saving on interest paid,
rental, insurance, rates and taxes,
and so on.
When both parties sign and ac-
ceptanoffertopurchaseinwritingit isalegally
binding contract. Whilst this comes with cer-
tainresponsibilitiesandcommitments,itbinds
both parties to an agreement. There is comfort
that comes from knowing what has been
agreed, and when the transfer and possession
will takeplace. Itallowseveryonetomaketheir
arrangements around the agreement.
This is a much better way to sell real estate
and benefits all parties. Be grateful you dont
have to sell property in England, where a con-
tract is not binding on either party andone can
gazump the other cancel for no reason, or
threaten to cancel if the terms are not changed
in their favor right up until the last minute.
So, ifyouareseriousaboutbuyingaproperty
make your offer inwriting and stand your best
chance of the seller considering it.

The origins of FHI go back to the
1917 founding of the aircraft re-
search laboratory which was later
incorporated as Nakajima Air-
craft Co. Ltd. After World War II,
Nakajima Aircraft was re-organ-

Jaguar F-TYPE reached show-
rooms recently, heralding a re-
turn to the companysheartland:
a two-seater, convertible sports
carfocusedonperformance,agil-
ity and driver involvement.
One of the most eagerly awaited
introductions of the decade, the F-
TYPE distils the essence of a long
line of sports cars dating back to
1938 into a thoroughly modern in-
terpretation of what the marque
represents. With a trio of models
all featuringsuperchargedengines
and lightweight aluminium archi-
tecture, performance remains at
the forefront ofwhat Jaguar offers,
while modern technology make it
more accessible than ever.
Sports Suspension is fitted to all
three models, the two S versions
addingJaguarAdaptiveDynamics
and a locking differential, the ver-
sion on the V8 S an electronically-
controlled active type. The alu-
minium body is, at just 261 kilo-
grams exceptionally light but also extremely
rigid. This has allowed the fitment of the
quickest steering rack ever on a Jaguar, pro-
viding outstanding response.
The F-TYPE is powered by Jaguars new
3.0 F V6 in 250 kW/450 Nm form, increasing
to 280 kW/460 Nm for the F-TYPE S and
364 kW/625 Nm for the F-TYPEV8S. The flag-
ship F-TYPEV8 S is powered by a 5.0 F engine
based on the same mechanical architecture.
Thethreeenginesall interfacewithan8-speed
Quickshift close-ratio automatic gearbox, all
featuring a paddle shift function tomaximise
driver involvement.
Headline performance figures for theV8 in-
clude a 0 - 100 km/h sprint in 4,3 seconds and
an electronically limited top speed of 300km/
h. Acceleration between 80 to 120 km/h takes
a mere 2,5 seconds.
CO emissions are 278 g/km.
The braking system of each model differs
in linewith theperformance capabilities, and
the V8 S is fitted with 380 mm/376 mm venti-
lated discs front and rear respectively. Simi-
larly, wheel diameter and tyrewidth and pro-
file increasethefurtheralongthepowercurve
one travels, with an 18-inch alloy shod with
245/45 rubber the startingpoint.Awiderange
of alloys measuring up to 20 inches in diame-
ter are offered as optional equipment.
As the spiritual successor to the E-TYPE,
a car which set the standards in its day as far
as sheer visual presence is concerned, the
newcomer encapsulates the assertive newde-
sign language of the brand. Jaguars have al-
ways defined sinuous, muscular simplicity
and the F-TYPE is no exception.
Taking inspiration from the C-X16 concept
unveiled in 2011, the front of the F-TYPE fea-
tures a new interpretation of the bold angular
Jaguar grille from which flows the muscular
clamshell bonnet with its signature power
bulge. Bi-xenon headlamp
and integral LED daytime
running lights are thor-
oughly modern touches,
while the muscular rear
haunchandsensual, lowtail
are Jaguar sports car hall-
marks. A deployable rear
spoiler adds 120 kg rear
downforce, for exceptional-
ly stable high speed cruis-
ing.
Thecabins driver-centric
focus is highlighted by the
one plus one layout and a
grab handle sweeps down
the centre console on the
passenger side, delineating
it from the drivers position.
This is reinforced by the use
of different trim materials
either side of the cabin,with
a more technical finish on
the drivers side. Taking in-
spiration from cockpits of
fighter airplanes, the con-
trols are ergonomically
grouped by function.
The choice of a fabric
(available in one of four col-
ours) top rather than a fold-
ing metal one was deliberate, as it not only
represents a significantweight saving but op-
timises packaging and helps maintain a low
centre of gravity for greater agility. The hood
itself can be fully raised or lowered in just 12
seconds at speeds of up to 50 km/h.
The F-TYPE is a continuation of a sporting
bloodline that stretches back more than 75
yearsandencompassessomeofthemostbeau-
tiful, thrilling and desirable cars ever built.
It complements the existing Jaguar model
line-up to provide a range of premium cars
which represent the best of their respective
market segments.

2014DakarRally

sportSouthAfricaannouncedanewlook
teamtokickstart theirDakarRallycam-
paign in preparation for the worlds
toughest race in January 2014.
Dakar champions Giniel de Villiers and
Dirk von Zitzewitz will return for the 2014
race and this year theywill be joinedbyToy-
ota racers Leeroy Poulter (driver) and navi-
gator Rob Howie.
Constructionof thefirstof twoall-newrac-
ing Toyota Hilux 4x4s has commenced in
ToyotaMotorsportsBarbecueDownswork-
shop near Kyalami. The Toyota Imperial
South Africa Teamwill return to the Namib
Desert near Walvis Bay at the beginning of
August for four days of testing in the sand
dunes with the 2013 Toyota Hilux in which
Giniel deVilliers andDirkvonZitzewitz fin-
ished second in this years Dakar Rally.

the Dakar Rally in 2009, will reunite for the
first time since their heroics inSouthAmer-
ica in January to begin their preparations
for their third Dakar together in the all
SouthAfrican teamandthe locally-built and
developed racing Toyota Hilux.
After finishing third inToyotaSouthAfri-
ca Motors first attempt at the worlds long-
est and toughest motorsport event in 2012
and second last year, the Toyota Imperial
South Africa Team will attempt to win the
iconic event in what would be a major coup
for South African motorsport.
The team will again enjoy the backing of
Toyota SouthAfricaMotors and SouthAfri-
can companies the Imperial Toyota Group,
Duxbury Netgear, the Innovation Group
and Toyota Financial Services.
The Dakar Rally is a huge challenge and
we must be realistic about our chances of
winning, said team principal Glyn Hall.
Just to complete the 8 500kmroute through
two countries over 14 days, with its 13 timed
special stages, is an achievement. We are
veryproudof ourpodiumfinishes in the last
two events and we will be aiming to finish
on the podiumagain.Awinwould be a great
reward for the whole team and for its spon-
sors.
The 2014 Dakar Rally starts in Rosario in
ArgentinaonJanuary5andends in theChil-
ean city of Valparaiso on January 18. There
will be seven special stages in Argentina as
well as a rest day in Salta on January 11.
Chilewill host six special stages. Themotor-
cycle competitorswill also have amarathon
stage and an overnight stop in Peru.
CommentingonthenewDakarHilux,Hall
confirmed it would again feature independ-
ent rear suspension and would incorporate
anumberofchangesdesignedtomakeit fast-
er. We will be taking into account every-
thingwe have learnt on the past twoDakars
aswell as lookingathowwecanobtain some
more power.
The rules require that you use a produc-
tion engine from the manufacturers stable
and while the 5F, normally aspirated V8 in
our racing Hilux has done a great, trouble-
free job to date, we are looking at ways we
canbemorecompetitive in termsofoutright
speed with our main rivals and their turbo-
charged cars, Hall added.

If you are reading this, I would
advise you to sit down. The news
I am about to break might just
shock you, or even worse, make
you faint in disbelief. But, bare
with me, this is worth it.
Hyundai has made a sexy, sporty
andmildly desirable coupe. Yes, the
first word to that sentence is cor-
rect. I indeed uttered the word Hy-
undai. I know, when I returned the
car to Hyundai Paarl after a few
days of testing I reluctantly handed
the keys back to the salesman.
I am off course referring to Hy-
undais new Veloster.
Barring the Tiburon, this is the
mostexcitingcar toroll off theKore-
angiantsassemble line inyears.Un-
fortunately the Veloster is only
available in a docile 1.6 F four cylin-
der engine.
But, likethoseirritatingcommer-
cials on TV, there is more.
Hyundai will answer the call of
those desperate petrolheads in
SouthAfrica,whoareonlyafter one
thingpower.TheVelosterwill also
receiveamuchneeded turbo,which
willbestrapped to its 1.6 Fmill.This
turbo will boost power towards the
140 kW range.
Letsgetbacktothecurrentmodel
on sale. You can have it in a 6-speed
manual (which I prefer) or with a
automatic dual clutch system. The
price starts at R265 900.
The engine pushes out a decent
103 kWwith the torque figure being
slightly low at 167 Nm. Bearing in
mind that this is anaturallyaspirat-
ed motor, it does rev freely. The
redline is reached at about 6 500
rpm, and the Veloster is eager and
happy to chase it every time. Accel-
eration toa 100 km/h is claimed just
below 9 seconds and it runs out of
puff near 210 km/h.
How is it to drive then? Well in
short, rather good. I drove close to
400 km on varying road surfaces.
Wet and dry tarmac, long straights
and off course some corners. The
cornerswereprovidedby themajes-
tic Franschhoek pass and Dutoits-
kloof.
TheVelosterdoes its jobofgetting
around corners quiet well. No fuss,
no tyre screeching, good front end
grip and general satisfactory road
manners. Even with the traction
switched off, I still felt in control as
I pushed harder into corners.
Another trick thisVelosterhasup
its sleeve, is its three door configu-
ration. On the drivers side, there is
one door, and you could be forgiven
if you think this is a normal coupe.
However, on the left side, Hyundai
ran out of crazy pills and added a
door.Sothat's twodoorsonthepave-
ment/sidewalk side. The Veloster
claims to be a three door 2+1 coupe,
with space for four adults. If you are
lucky enough to sit in front, stay
there. The rear is far less comforta-
ble due to the dramatically sloped
roof. Passengers above 1,7m tall
wont be too happy on longer jour-
neys.
The rest of the interior has a cer-
tain sporty appeal. Hyundai used
good quality soft-touch leather and
plastic.
The silver accents on the dash,
adds somewelcome colour.A stand-
ard 7-inch multimedia display
screen sits nicely in the middle of
the centre console. It works with a
mixture of switches and touch-
screen interface. The boot (440F) is
pretty useful considering the cars
overall size.
Standard features are impressive
for a car in this price bracket.At the
rear, a reverse camera and park as-
sist makes parking a breeze. You
need these aids though, visibility
through the rear-viewmirror is not
that great thanks to the glass boot
lid obstructing your view.
The Veloster is in my opinion a
sexy car. Low slung coupe body,
wide stance, 18-inch alloys and an
in-your-face dual exhaust system at
the back just adds to its appeal.
Rivals include the likes of the Re-
nault Megane Coupe, Mini Cooper
and even Volkswagens Scirocco.
Hyundai offers a comprehensive
5 year/150 000 km manufacturer
warranty and a 5 year /90 000km
service plan on their Veloster.
To conclude then, the Veloster as
its available at themoment is a good
car. It is a good buy and there is cer-
tainlya levelofdesirability thatooz-
es from this Hyundai. But if speed
and performance is your thing, I
wouldsuggest thatyouwaitacouple
of months for the much anticipated
Veloster Turbo.
If money is no object, I would ad-
vise a test drive. Personally I cant
wait to get my hands on one.
