The BOMA 360-designated Westside Medical Arts Center in Plantation, Florida, houses more than half a dozen medical tenants, ranging from allergy and asthma specialists to surgical consultants to oncologists, in the three-story building managed by Holladay Properties. Many of the building’s guests are elderly or in ill health, which means building staff needs to be exceptionally attuned to their needs. The Holladay Properties team makes patients’ well-being the central focus of everything they do, as they balance the complex requirements of medical tenants. Jacqueline Fermin, director of Property Management for Holladay Properties, was pleased when the team’s atten-tion to detail and commitment to excellence were recognized with a BOMA 360 designation. “Medical office buildings aren’t quite like other types of office buildings, and there are very few designation programs that evaluate them,” Fermin explains. “Achieving the BOMA 360 designation demonstrated that we’re taking care of our tenants across the board, in everything from life safety and security to sustainability.”

Since getting the designation, the building has reaped significant operational savings—energy bills are down more than 15 percent since installing LED light-ing, a project prompted during the BOMA 360 application process. The building also has seen its occupancy level rise since earning the designation. Today, Westside Medical Arts Center is 100 percent occupied and rental rates are right in line with market demand.

But, the real secret to the building’s success lies with the property team itself. “What I appreciate most about the BOMA 360 program is that it’s not a beauty contest,” explains Fermin. “It doesn’t matter if your building is new or has Class A finishes—what matters is that your property team is working hard and doing an amazing job, and my team deserves to be rewarded for that.

“I’ve heard tenants tell me that they can tell whether or not a building is managed by our team—and has the BOMA 360 designation—as soon as they step inside.” So says Terry Scott, general manager for Forest City Realty Trust. “We’ve had tenants in very similar buildings nearby move into our buildings simply because they were more effectively managed.”

Scott and her team manage 12 Class A, multitenant office buildings—11 in the Glen Forest Office Park in Richmond, Virginia, and one in downtown Richmond—all of which are BOMA 360-designated. The first building in the office park to achieve the designation was the Arrington Building, a 100,000-square-foot, red brick building that houses invest-ment and accounting firms, IT companies and law firms.

Achieving the designation was part of a broad effort to ensure the Arrington Building was being managed at the highest possible level. Each year, the property management team sets a goal to increase the overall tenant satisfac-tion by two percent over the previous year. They come together as a team to look at the results of tenant surveys and brainstorm ways to improve. “Over the past four years since we earned the BOMA 360 designation, our vacancy rates are down and we’re currently commanding rental rates that are at the top of the market,” Scott says. Presently, the Arrington Building is 100 percent leased. Scott also sets a personal goal to come within one percent of her projected budget each year, which she’s been able to hit every year since she’s been there and has gotten even closer to her target since achieving the BOMA 360 designation for her campus due to the increase in operational efficiency.

Taking time to communicate these successes to tenants is a key part of the property’s success. Tenants receive a quarterly newsletter of recent awards and designations, and the BOMA 360 logo is prominently displayed in the prop-erty’s marketing materials. “BOMA 360 gave our property the scorecard to measure how we performed; anyone can use this program to help any property succeed if they are willing to put in the work,” Scott explains. “We love telling people that we’re BOMA 360-designated, because people know what it means—and it makes a big difference when prospec-tive tenants are looking for properties to call home.”
