By switching the Management Offices with the Fitness Center we were able to dramatically increase the functionality of both spaces through improved proximity and circulation. This solution was best achieved when we treated the puzzle as a tessellation of three dimensional volumes, as opposed to merely two-dimensional plan areas. By in-corporating innovative and low-maintenance features throughout the project we created spaces that are easy to delight in. By incorporat-ing beautiful finishes, natural light, fresh air, and energy efficiency, we were able to create a sustainable, responsible design that is a joy to experience.

The existing 1980’s structure was built at a time when sales and property management were the main focus of the space. Contemporary needs, however, have evolved to include a focus on the recreational needs of homeowners. The pool, exercise room, and locker facilities, included as an afterthought, had become the main use and purpose of the facility. We were tasked with improving and increasing the owner utilization of the existing structure, while maintaining the ability of the space to function as a sales and management office.

GREENSPRING AMENITIES CENTER

This project tested design skills in ways that tend to be under the radar, overlooked and un-celebrated: Meet contemporary programmatic requirements within an existing envelope and within a tight budget. Through reprogramming space we were able to address the shifting needs of the clients, while avoiding the more typical approach of building additions to hold new changing programs. In our mind, this project was about playing nice and creating moments that would add joy and delight without overwhelming the harmony of the whole.

The building is situated along route 100 directly across from Mount Snow. The Greenspring Amenities Center acts as a community gathering place for associated homeowners with shared facilities including two outdoor tennis courts and an indoor pool. There was a real desire by the homeowners association to improve the quality of services to support community engagement.

The existing structure creates a welcoming stage for guests. Our work was focused on embracing the good design of another architect, while rejuvenating the spaces and adding new moments of delight both inside and out.

The task was to improve and increase the owner utilization within the existing envelope. Switching the offices and Fitness Center was the key to unlocking the potential of the building, leading to improved circulation patterns and spacial proportions.

Worth noting was the feat of ‘untangling’ the original locker rooms that were composed of winding, cramped and dark spaces. The new locker rooms are spacious and streamlined despite an awkward spacial footprint.

Increasing the size of the Fitness Center in plan would not be enough to make it a functional modern Fitness Center. To JYLH[L� HU� PUZWPYPUN� ZWHJL� MVY� Ä[ULZZ� P[�was necessary to vault into the unused, trussed attic. Large beams and posts were erected allowing for the pre-existing trusses to be cut out, leaving the original roof intact, and gave an opportunity to improve the insulation.

To vault the ceiling and main-tain the original roof the top chords of the trusses were held by place by new posts and beams while the majority of the trusses were cut away.

� The large picture window reflects the shift in scale to the larger vaulted Fitness Center. The four square glass panes are reminiscent of the pre-existing skylights in the pool room. Facing west, the windows give a pleasant ambient light shaded by nearby trees in the direct afternoon sun.

� The structure was stripped down to only two central columns to allow for maximum flexibility for future needs.

Custom perforated lighting shades were created in-house for a fraction of cost of similar consumer fixtures. Adding a design feature onto a utilitarian base exemplifies the philosophy of this project, accentuating what works.

The laundry list of new exercise equipment was a major impetus of space allocation. It was clear from the beginning how important the Fitness Center would be.

By replacing the trusses with exposed beams, posts and a vaulted ceiling, we were able to substantially improve the insulation in the existing roof while creating a space that is a delight to use.

The space between both existing and sistered rafters were filled with dens pack cellulose and sheathed with 2” of continuous insulation inside.

� Innovative ADA accessible custom sinks were designed and crafted locally. The two sinks are ten foot long double wash basins made with concrete and glass. Of special note for its cost-effective beauty; it was built for the same price as a standard double vanity. Two concrete bars create a slender contemporary horizontal line with slightly angled glass bot-toms that drains to a single center drain.

� Large panes of mirrors, frosted glass doors, and glass backed with black film were used throughout the bathrooms to bounce light and expand the sense of space.

Skylights were added in both Men’s and Women’s Locker Rooms to add natural light to what was once a dark and damp space. Bathroom ceilings were lofted where possible.

Each bathroom contains a Panelite partition to give privacy as the doors to the bathroom open.

� Six showers (two ADA) were added to replace four under-sized and outdated showers. The new shower rooms have galvanized corrugated side walls, a black glass back wall, tile floors and new lighting.

By consolidating the management VMÄJLZ� HUK� ZOVW� H[� VUL� LUK� VM� [OL�building, a previous emergency exit became a new staff and contractor entry. By creating a secondary entrance for back of house operations, the main entry and lounge space is kept quieter. A new railing, porch roof, and outdoor lighting greet visitors and staff alike on a once blank facade.

/$1'6&$3(The back landscape of the amenities center had been neglected and under used because of the poor condition of the pre-existing deck. A new stone patio, boulder retaining walls and xeriscaping were designed to minimize maintenance. The wonderfully pleasing ‘backyard’ is now a space wherein the community comes together.
