1. INTRODUCTION
Bosphorus City is a housing project which is generated with “Bosphorus” concept and there are exclusive districts of bosphorus such as Ortaköy, Bebek, İstinye, Yeniköy, Emirgan, Beylerbeyi, Kandilli, Kanlıca, Paşabahçe, Çengelköy and bosphorus mansions which come to life again in the site.
LOCATIONBosphorus City is located in Küçükçekmece District, Halkalı Quarter, the main connection between TEM and E-5 Higways, the south of Ataturk Olympic Stadium, the east of the Küçükçekmece Lake and the northeast of İkitelli Organized Industrial Zone.
TRANSPORTATION
The site has strong transportation network with its proximity to TEM and E5 Highway, Atatürk International Airport and rail systems.

CONSTRUCTIONConstruction of Bosphorus city has been started in 2005 and the project have been developed in 1095 days.

As the social facilities of Bosphorus City; There are indoor and outdoor swimming pools, tennis-squash-basketball courts, streetball, beach volley, mini golf, fitness, pilates - yoga space, culture - physics areas, children's playgrounds, climbing wall and balance wall, walking-running-bike trails, amphitheatre, cinema halls, conference room, chess game area, barber, piers, nursery, entertainment center, dance hall, health club and drugstore.

CLIMATE: Marine conditions have more influences more than continental climate on the site so it has temperate climate conditions. WIND: General direction of the wind is north-east.
PRECIPITATION: The average annual precipitation is 684,4 mm.ELEVATION: Elevation of the site haven’t got big values.

The site is located near the important centers such as Atatürk Olympic Stadium, İkitelli Organized Industry Zone and Küçükçekmece Lake.
The site area was Küçükçekmece rubbish dump before the Bosphorus city construction.
There are low-skilled, decrepit housing and slum areas around the site.

This projects contains social facilities such as indoor an outdoor swimming pools, tennis courts, squash courts, basketballs courts, street ball, beach valley, fitness, plates and yoga spaces, culture-physical fields, children’s playgrounds, climbing wall, cinema halls, dance hall and drugstore.
SARAYBAHÇE HOUSESSaraybahçe Houses which are vertical and multi- familiy house type are located four blocks groups which are different each other in east of palace. These blocks consist of 13 floors. There are two flats on each floor. In additon, there are two elevators in each block of these houses. Central floor heating system is also provided.

Ortaköy Recidences which are vertical and multi- familiy house type were designed for those preferring the city life.
Ortaköy Area Residences is a example of exterior gallery. These residences have 5 entrances which connect an elevator.
There are 20 flats in first, second, third floor of Ortaköy Residences.
There are 16 flats in first fourth of Ortaköy Residences.
There are 12 flats in first fifth of Ortaköy Residences.
There are 4 flats in first sixth of Ortaköy Residences. Central floor heating system is provided. In
addition, Ortaköy Area Residences contain the commercial services and social activities.

PRICES ( TO OBTAIN HOUSES)
HOUSEHOLD CHARACTERISTICS Houses of Bosporus City address medium- high and high income groups. There are different household type; young single (mostly university student), young couple, young couple with children, middle aged couple and teenage children. In addition, these society prefers this site because of variety facilities.

Service road and pathway spread everywhere in Bosphorus city. These roads contribute to access the entrance of all houses.

DESIGN CRITERIA FOR HOUSE CLUSTERS
The site has a linear type house clusters.Linear type house clusters generally causes some problems such as -With respect to privacy and noise pollution in open spaces.-Each buildings can not have same degree orientation.But these problems are solved by eliminating noise pollution, reducing density and combining different building forms.Therefore, better solutions are obtained by these ways.
DESIGN CRITERIA FOR CAR- PARKS
Bosphorus City contains service and underground car parks.
Underground carpark consists 2 floor which have parking for 2896 cars.
Service carpark has parking for 1360 cars. Each waterfront villa has parking for 4 cars.
Percent of carpark area ratio: (Carpark Area/ Total Area)20400 m2/ 246000 m2 = 12.06 ( According to standarts, carpark is not bigger than 9)
Car ownership: (Numbers of Car / Numbers of Flat) = 4256 / 2928 = 1.45 ( According to standarts, car ownership should be 1.25)
Total numbers of flats: 2938 (except Villas) + 6 villasIf each flat needs parking area for one car and each villa needs parking area for four cars. There should be parking for 2982 cars in Bosphorus City area. In this area, thera are parking area for 4256 cars. It understood that this parking area is enough.
DESIGN CRITERIA FOR OPEN SPACES AND GREEN AREAS
Green areas spread over the whole site. Green areas are 37 percent of the total area.
All green areas and open spaces are related to each other.
The site has lots of park areas and children’s play areas.
It is understood that Bosphorus City contributes to balance between natural and man-made characteristics.
TECHNICAL ISSUES
Water DrainageIn the middle of Bosphorus City is the big artificial lake which is a symbol of Bosphorus. This lake can be cleaned by using circulation of water. This circulation takes 8 hours. Each house connects with a common water system.
Garbage Collection
Firstly, garbages are collected in the special container. Then, huge special containers are discharged by municipal’s vehicles four times a week.
LightingIn the Bosphorus City, there are 3 different lighting. Lighting of the region is enough.

6. CONCLUSION
•The Bosphorus City is located on the European side of İstanbul.It covers an area 24,6 ha and located on 800 island, 4 parcels. . Within the project these buildings come together a total of 64 blocks and 2928 flats.•It allows different residance types to live in a luxury so it can be said that there is a rich social life in here. •There are different kinds of social activities such as indoor an outdoor swimming pools, tennis courts, squash courts, basketballs courts, street ball, beach valley, fitness, plates and yoga spaces, culture-physical fields, children’s playgrounds, climbing wall, cinema halls, dance hall and drugstore.
•Cross natural ventilation system is provided all residences except Gökkule Residance•The roads and pedestrian ways are distributed homogeniously to the all site. Therefore, accesibility is easy•2982 parking units are needed in the area of Bosphorus City but it’s capacity (3800cars) is more so there is no parking problem.
