Total sales in May were down
9% from last year. For the first
five months of the year sales are down 11%.
Inventory has been consistently below past years level. This chart represents all active
listings including those that are under contract. So roughly divide by 2 to get the listings on which you could make an offer.
53% of the active listings were under contract at the end
of May.
Overall the market activity has been a bit lower than the
past few years. Fewer listings on
the market. End of May inventory is
down 45% from two years ago.
This chart shows the number of
properties going under contract each week. We
are currently on the low end of the range for the last
four years.
Through the end of May, sales are
down 11% from 2015.
My View of the Market Inventory is still very low. In the lower end of the
market price range the competition between buyers for available homes is especially strong.
As a result of the low inventory and a bit of a slow start sales are down 11% compared to the first quarter last year.
Prices are rising rapidly. It seems that if sellers overprice their home they
risk being on the market for a long time. Buyers tend to move on.
