Property Summary Brady Island East This property features tremendous White-tailed Deer hunting and incredible Wild Turkey hunting. This place will winter over 250 Wild Turkey. There is also a long history of trophy White-tailed Deer hunting on this property. There is a sand pit that is approximately 400’ x 325’, and is stocked with Crappie, Perch, Bass and Bluegill. It would offer good waterfowl hunting, especially during the late Mallard season. There is an 88 acre pivot that lies on the far west end of the property. There is also some South Platte River frontage. The river near this part of the ranch is a braided channel of the Platte River. It weaves along just outside of the south property boundary, crossing onto the property for about 100’. On parcel D, there is a nice brick homesite that would make a great hunting lodge or family home.

In regards to ranching and agriculture, this property has ample grass to pasture 40+ cow/calf pairs for the grazing season with one submersible and another windmill powered stockwell. There is an excellent paved road south of I-80 providing access to this property.

Tract F has 88.026 certified irrigated acres and another 9 acres of non-irrigated cropland. The power unit is a John Deere 6404DR-20, overhauled in 2015. S/N 361105R.

Brady Island West This is very productive pivot irrigated crop ground and range land. Additionally, there is excellent recreation potential on the ranch itself. There is a 3 bedroom home on the property at the improvement site, as well as various other outbuildings as well at the improvement site. The property has great access with a county road on the north side of the property. There are 2 center pivots irrigating 336 acres of crop land. The pivots are each powered by diesel motors and is in a very shallow water area, which translates to lower pumping costs for the operator. There is excellent fencing throughout the ranch. With the heavy tree foliage to the north it would make an excellent calving area on the cornstalks as well as on the range. There is an abundance of White-tailed Deer, upland bird hunting and Wild Turkey hunting.

Method of sale: The sale of this property positively sells at Absolute Auction. Property will be offered in separate parcels. Brady Island West parcels are designated by numbers. Brady Island East parcels are designated by letters. Bidders can bid upon any combination of lettered parcels together, or any combination of numbered parcels together, but bidders will NOT be allowed to combine lettered parcels with numbered parcels. Brady Island West parcels (numbered) must be bid on separately from the Brady Island East parcels (lettered). The auctioneer will determine bid increments. The auctioneer will determine the bid increments.

Payment: 20% deposit required day of auction with the signing of a Lashley Land and Recreational Broker, Inc. purchase agreement. Certified or personal check accepted. The remaining balance will be due on or before closing date.

Possession: Full possession of the property will be given on day of closing except for hunting rights on Brady Island West until May 31, 2019. Closing date shall be March 13, 2019.

Financing: This sale is NOT contingent upon financing. Prospective buyers should have all their financial

arrangements prior to the auction.

Condition: This property is selling “As Is” condition. There are no warranties expressed or implied to the condition of the home and property.

Survey: This property is being divided into parcels for the purposes of this auction. Acres per parcel are approximate, and will be verified after sale by survey. The cost of the survey will be divided equally between Buyer and Sellers.

Taxes: 2018 taxes and previous years real estate taxes paid by the Seller. 2019 taxes will be the responsibility of the buyer.

Title: Seller to convey title by warranty deed. Merchantable title will be made available. The cost of title insurance and escrow fees to be divided equally between buyer and seller.
