Concept Architects |

C55 Tower was a limited competition entry for a signature 55 storey commercial and office tower located

adjacent to the Burj Dubai Development on Sheikh Zayed Road. The design was conceived as a sculptural

element in glass featuring environmental control through a secondary ‘skin’ of semi transparent patterned

glass wrapping the tower in a dynamic prismatic form.

In its aim to meet the Client’s exciting brief BSBG set out to provide a sophisticated building that, while sympathetic

to its surrounds and the imposed guidelines, is recognizable as an outstanding example of modern architecture.

With the use of high quality materials and clean geometric fenestration, the tower is unique, elegant and bold in

appearance. Permeable ground floor retail and lobby zones serve to activate the street frontage while the podium

levels above bring interest in colour and shade to the street. The tower rises elegantly above and a deliberate focus

to the north-east corner of the site has been achieved through the ‘peeling’ back of the façade.

One of the first ‘approved’ Waterfront developments

Zero Five Zero embodies the characteristics of clean contemporary tower design by presenting

a restrained and timeless statement. The 17 Storey tower interlaces with a five storey podium to

the main street elevation through careful articulation of high quality floor to ceiling curtain walling,

glazed spandrel sections and vertical smooth white rendered surfaces. Elegant balconies with glazed

balustrades further articulate the facade and ensure a suitable level of shading required in the local

climatic conditions.

To the rear, the podium is defined by a series of cascading private landscaped terraces and gardens,

from where the main tower integrates, rises and is eventually capped by a cantilevering roof and, on the

lower level, a landscaped rooftop with pool.

The design intent of Zero Five Five residential tower was to create a sophisticated building that responds

as much to its surrounding environment as it does to the end user. With loft style apartments and open

flowing spaces the design aims to capture sea views from all levels.

The 17 storey tower comprises 140 apartments ranging from 40m² studios to 450m² high end penthouse

apartments. The ground floor retail zones and large landscaped podiums allow for a flexible living

environment. With clean modern lines, open plan living and double height spaces Zero Five Five is a

unique development on Dubai’s natural shoreline.

Located in Madinat Al Arab in Dubai Waterfront, Define Essence is a residential tower rising 42 floors

above ground level. It is one of the first developments in the area, leading the way in planning and

construction at Dubai Waterfront. The tower excels in planning efficiency, usability and visual interest,

catering to the resident’s every need.

BSBG has designed a unique building that, while responsive to the masterplan, is independently

recognisable as an iconic piece of architecture. An environmentally responsive massing solution provides

all apartments with sea or pool deck views, and creates interest in the city skyline by staggering the

height of the two tower elements.

Al Badia Golf Residences offers Mediterranean styled townhouses and apartments set within the tranquil

surroundings of a Robert Trent Jones II designed 18 hole championship golf course. It is an exclusive

lifestyle option within Dubai Festival City which stretches over 4 kilometres on the banks of Dubai’s

historic Creek.

The beautiful 3 and 4 bedroom townhouses and apartments overlook rolling greens and glistening

waters allowing the family to live, work and play in an idyllic environment. A variety of layouts include

design elements, which compliment the modern lifestyle. BSBG was involved in the project from concept

to completion.

Venue of the Dubai Desert Classic

BSBG’s clubhouse at the Emirates Golf Club has become a Dubai landmark which is recognised

throughout the world. Its built form, resembling a cluster of Bedouin tents, has even been represented in

contexts such as postage stamps as a symbol of the Emirate itself.

For 20 years the golf club has been host to the Dubai Desert Classic, part of the PGA European Tour.

For the design of the clubhouse at the new Tower Links Golf Club in Ras Al Khaimah, the aim of BSBG

was to create a landmark building which, like the clubhouse at Emirates Golf Club, would become

internationally recognized and synonymous with golf in the UAE.

Taking the concept of the traditional watchtower as the identifiable image of the club, BSBG aimed to

produce a design that would not only house the most modern of facilities but would also enhance the

local area while maintaining its indigenous charm. Both the exterior and the interior of the building

showcase modern design merging with traditional Arabic culture.

Over the past few years BSBG has been involved in many projects within the world’s first purpose-built

sports city, Dubai Sports City. The latest addition to its portfolio is this 8,000 seat tennis stadium.

The stadium’s brief requires complex circulation and stringent viewing requirements. The interrelation

between VVIP, Royal, Corporate and Public seating is paramount to the success of the design. With first

class facilities housed within its iconic structure the venue provides an intimate sporting experience for

spectators. Whilst being careful to maintain a human scale to the large scale arena BSBG aims to create

a harmonious marriage of form and function.

BSBG were commissioned for the project to refurbish the existing 1970s hotel following successful joint

participation in an international design competition. BSBG were Lead Consultants as well as being separately

appointed as Project Managers.

The project encompassed:

External areas around the hotel including the approach to the hotel

Public areas including the main hotel lobbies

All outlets including restaurants and bars

All executive rooms and suites including the Executive Club Lounge

Offices, including F&B offices, accounts and banqueting as well as a business / IT centre

The hotel had to remain operational during the refurbishment; therefore careful

consideration had to be given to the phasing and logistics of the project.

This 120 key boutique business hotel is an integral part of the biggest mixed use development in Al Ain.

The master development also includes a shopping mall, 2 residential buildings and 2 office towers.

BSBG’s major design challenge was to incorporate the hotel into the already completed master

development scheme, ensuring its facilities and related services function in conjunction with those of the

shopping mall.

The design of the street façade, with its retractable and tilting coloured louvers, aims to create an

‘animated panel’ which changes appearance depending on the internal user’s preference.

As one of master developer Nakheel’s first ‘gateway’ projects within the Dubai Waterfront precinct,

Badrah Towers will set a precedent for the development in terms of design aesthetic and building

quality. Its proximity to Sheikh Zayed Road, and the new metro system, ensures maximum exposure and

accessibility to this exceptional commercial site.

Appointed as Lead Consultants by the Design & Build Contractor Nasa Multiplex, BSBG controlled the

design team through detailed design and documentation of the project and is also commissioned for post

contract supervision services.

This operations centre will provide 12 floors of flexible office accommodation and 3 basements of car

parking and will become a hub for the National Bank of Ras Al-Khaimah’s operations in the UAE. Its

location, at the heart of Dubai Silicon Oasis, and its contemporary design, reflect RAKBank’s forward

thinking ethos.

Each floor will manage a split tenancy and has inherent flexibility by utilizing under floor cooling and

flexible electrical and data points. BSBG has taken this project from inception to completion.

Situated in one of the most established residential communities in Dubai, BSBG has been involved with

development of Jumeirah English Speaking School (JESS) since 1988. During this time JESS has become

one of the most reputable schools in the UAE.

The planning arrangement of four definitive size classrooms around a common shared space allows the

classrooms to be closed off as individual units or opened up to allow more integration between groups.

The school’s unusual layout has stood the test of time and has been followed again in the recently

completed, and highly successful, foundation unit.

The school has been designed around optimum classroom sizes and excellent facilities which are

continually being upgraded and improved. Educationally the school is one of the best performing on the

UK independent schools list and their excellent facilities are epitomized by the music school, which has

an impressive double height space framed with an exposed laminated timber structure.

Baker Hughes’ largest facility outside the US

To facilitate their operations in the Middle East, Africa and Asia Pacific, Baker Hughes, a giant of

the oil and gas industry, required a suitable regional base. Techno Park, in Jebel Ali Free Zone, provided the

ideal location.

In partnership with Khansaheb Civil Engineering, BSBG designed, and provided post contract supervision

services, for the 13 buildings that make up Baker Hughes’ new regional headquarters complex.

The development includes a nuclear calibration building which was required to be constructed completely

using non-ferrous materials.

Dubai’s International Media Production Zone (IMPZ) seeks to create a unique cluster environment for

media production companies from across the industry to interact and collaborate effectively.

These warehouses and offices represent the ‘engine room’ of the development and as such were the

first completed. BSBG utilized its experience in Lead Consultancy to deliver the project design

during the final master planning stages of the development, working closely with the end users and

infrastructure consultants.

Opened in September 2007, BSBG’s Headquarters in Dubai showcases contemporary interior architecture.

Simplicity and elegance were the principal determinants of the design. Clean colours and simple textures

on walls, floors and ceilings combine with the sleekest of contemporary furniture and lighting, resulting

in a space which celebrates the purity of form.

The building’s envelope of floor to ceiling glazing affords a vibrant cityscape backdrop to the open plan

offices. The new headquarters signifies BSBG’s growth in terms of its broader project expertise, and its

focus toward an output of progressive design.

The Client’s brief called for an exciting, exclusive lounge facility that will be used by Senior Dutco Group

staff and selected guests.

Located on the eleventh floor of Dutco House, Dutco Club will be a relaxing cocoon enveloping its

occupants with a dynamic interior whilst fully meeting its functional requirements. The space will be

accented with unexpected juxtaposition of materials which will serve to create layers of design for the

visitor to continually discover.

Mott MacDonald’s new Middle East flagship office is located in the prestigious Dubai Festival City area.

BSBG was commissioned to perform a turnkey fit out.

Varied job activity, combined with a wide range of individual Client needs all located on one floor,

challenged BSBG to produce a space planning solution complimentary to the diverse functionality of

this multi-national company. The Client’s corporate image had to be understood and tailored to Middle

Eastern accents using the highest quality materials and standard of finishing.

The refurbished conference facilities at Oasis Beach Tower provide multi-functional spaces suitable

for meetings, dinners and conferences within which state of the art technologies are integrated into

contemporary surroundings.

The design aims to create contrast between the different spaces and the use of functional furniture, hard

wearing materials and simple details will result in a timeless environment that radiates an international

yet intimate atmosphere.

Rak Bank HQ InteriorLOCATION//DUBAI SILICON OASIS, DUBAI, UAE CLIENT//RAK BANK STATUS//COMPLETION DUE 2009

With the Client’s modern and forward thinking image in mind BSBG designed contemporary and

minimalist interiors for RAKBank’s new headquarters building in Dubai. Simplicity, interaction with the

surroundings and the maximization of natural light are the defining characteristics of the design.

Large graphic walls showcase a range of RAKBank’s products with its corporate colours of red and black

used throughout to highlight certain details. These colours, contrast with a soft white background and

transparent glass walls, help provide dynamic spaces that also fulfill their true function.

The ‘Festival Centre’ was the first of the retail outlets in Dubai Festival City to be opened to the public in

2005. The project comprises retail outlets IKEA, HyperPanda and Plug-In’s Electronics as well as some

forty boutique retail tenancies.

The setting for the retail outlets is an internal landscaped space complete with natural trees and flowing water

features, all housed under a clear spanning glass roof. BSBG was involved in the concept masterplanning

and was responsible for design development, documentation and construction supervision of the shell and

core, and internal ‘fit out’ of the Atrium, IKEA and a number of shops in the Festival Centre. The success

of the development highlights BSBG’s design, documentation and supervision capabilities.

BSBG’s involvement with ENOC/EPPCO as a Client stretches back almost twenty years. Most recently

BSBG has worked on the development of more than 40 service stations. These fast track projects not only

include the usual filling station facilities but also encompass many other facilities such as food courts, car

wash, car service areas, shops etc. Around 20 new projects were completed on site within 2007 alone.

BSBG won a limited entry design competition for the master planning of this mixed use development on

a prominent site overlooking the Ras Al Khaimah Lagoon. With the brief requiring a 5 star hotel, serviced

apartments, 2 office towers and a residential building, all connected with a shopping mall at ground floor

level, BSBG’s greatest challenge was to provide unobstructed lagoon and sea views for all buildings and

the majority of units.

The two office towers are positioned at the corner of the site addressing the major junction with the hotel

directly facing the lagoon and physically linked to the serviced apartments. The taller residential tower

sits to the rear of the site overlooking the hotel.

The brief required planning of a mixed use development comprising two commercial and three residential

towers connected with a retail mall at ground floor level. Site constraints and functional requirements

helped inform BSBG’s design. Building blocks were carefully sculpted with the aim of exploiting

magnificent views of the marina and Central Business District (CBD). The striking tower forms were also

carefully planned to maximize natural day light to all apartments.

The stepping terraces of the lowest residential building take maximum advantage of canal views and

encourage outdoor living. The curvilinear forms of the commercial towers subtly address the street whilst

completing the wrapping forms of the podium and towers around the beautifully landscaped piazza.

BSBG was placed third in an international design competition for the urban planning of two major precincts

on the Palm Jebel Ali, Dubai. The brief focused on the masterplan of the Palm’s spine at a crucial transition

point where the access bridge from the mainland arrives at the base of the Palm. BSBG considered the

major challenge of the project was to provide a pedestrian friendly public realm uncompromised by the

major vehicular artery bisecting the site.

Strategically positioned between two gateway towers, BSBG created a raised landscaped ‘plaza’ bridging

over the main carriageway and providing a safe public environment for residents and visitors to enjoy.

With its two retail streets, outdoor al fresco dining outlets, recreational and landscapes areas and water

features the urban plaza acts as a focal point to this world renowned development.

Unique reclaimed site on the Baku shoreline

BSBG was invited to participate in a limited entry competition for a Mixed Use Development, located on

the Caspian sea shoreline. The brief called for the provision of 100 exclusive apartments, waterside villas,

a 100 key boutique hotel and retail space. The reclaimed site, protruding out from Baku’s bay shoreline,

provides a unique seaside setting with amazing views back across the water to the city.

Whilst the site is split into phased construction blocks, the concept is tied together by a central, raised

public plaza which connects the scheme into an existing adjacent park. Beneath the plaza all car

parking, service and back of house facilities are hidden, allowing for pedestrian circulation above and

through the site. Modern buildings, hovering above the pedestrian thoroughfares, reach out from the site,

connecting living spaces to the sea and private marina facilities. A perimeter public promenade, lined

with trees, restaurants and cafes, activates the waters edge and provides a destination point for local and

international visitors.
