Board Meeting Minutes Tuesday, March 14, 2017
CALL MEETING TO ORDER
Meeting was called to order at 4:00pm.
ESTABLISH QUORUM
A quorum was established with the following Board members present:
Dennis Guay
Suzanne Ostrander
Jim Rowe
Bruce MacGregor
Sharon Sutton (Via Conference)
Also in attendance was Sara Kilduff (Anchor Associates, Inc.).
MINUTES
Bruce made a motion to approve the January 10th and February 14th Board Meeting
minutes. Jim seconded and the motion carried unanimously.
PRESIDENT’S REPORT
Suzanne addressed the owners in attendance that this is a home owners meeting and there
will be no decisions made by the board or the home owners at this meeting in regards to the
roof replacement which may not need to be done until 2028. The presentation has been put
together by Dave Murdock. Dave and Suzanne will answer any questions that the home
owners may have after Dave’s presentation.
NEW BUSINESS
Roof Discussion
Dave Murdock began his presentation to the home owners explaining to the owners that the
roof replacement is the responsibility of the home owners. *See enclosed Roof Replacement
Report.
Suzanne and Dave answered questions that the home owners had regarding the
replacement and paying for the roof replacement.
ADJOURNMENT
Dennis made a motion to adjourn the meeting. Suzanne seconded and the motion carried
unanimously. The meeting adjourned at 4:54pm.

3/24/2008 Kelly Roofing-13 page report with 17 pictures. Price for the year 2015
when roof will need to be replace. Plan on spending $2,500.00 per year
until roofs are replaced
10 year guarantee on underlayment
50 year guarantee on tile
2008 1009 Eastham - Paul Cretella - price unit - from Kelly Roofing
9/8/2008 Elakman Engineering-Michael Barrington- 16 page report with pictures.
inspected 90 percent of the buildings-
Brittany has two types of roofs hip and gable- Underlayment
is 30/90 in Florida loses its viability in approximately 15 years
Conclusion-these are not well installed roof systems. Unable to get a
clear estimation of the condition of the underlayment
