• The land parcel of the project was identified after ascertaining the geographic and topographic viability as well as the commanding location of the project land.

• The profile of the strata with regards to Soil Bearing Capacity (SBC) was ascertained and found to be suitable for high rise construction as solid homogenous rock was found to be the strata at the founding depths providing for a very high SBC.

• The best architects (M/s Thomas Associates), structural consultants (M/s Sterling Consultants) and services consultants (M/s Aecom) were taken on board to give shape to the project.

• Apart from the above, M/s Master Plan, considered to be the pioneer in landscaping, were taken on board to provide the best environs for the future residents of the project. • Once the design brief and structural designs were frozen, the best contractors were looked at to partner us in the execution of the project. M/s Shapoorji Pallonji (SPCL) with their front running experience in high quality high rise residential towers is selected to execute the project as the main civil contractors.

• To ensure conformity to the best standards of quality and operations, M/s FABS were taken on board as our PMC agency, apart from our very own highly experienced and motivated projects team.

• Subsequently, M/s Seema Electricals, M/s Total Solutions, M/s Santech and M/s Murali Sesh were taken on board, all being in leaders in their respective field of services execution.

M/s Thomas Associates, being the leading architectural firm for residential townships, has given the frame to this flagship project of our company. Following are some of the salient features which set Pashmina Waterfront apart.

• The Master plan for the project has been designed and conceived with the aim of keeping the maximum open spaces possible in mind. The project is based on a built up coverage area of only 11% which is surely one of the lowest in its class, providing huge open spaces and giving the opportunity of providing for various amenities and lung spaces in the landscaping.

• The towers have been conceived with the perfect combination of ventilation and privacy for each part of the apartment as well as the whole, with

all the views opening out into the open. Each unit has access to views of the landscaping of the project as well as externally, taking advantage of the fact that there is no possibility of high rise in close proximity to our project. The planning is Vastu compliant as well.

• Entrances to all units are planned with privacy and the wastage of floor area minimised.

• Room sizes are comfortable and spacious and bathrooms planned in contemporary style stressing on compactness and functionality.

• For ventilation, the openings are provided in the ratio to the length of the walls are best-in-class, with stress on big windows.

• In a deviation from standard industry specs, we are providing much larger doors, with a height of 8’ as against the standard 7’. This not only provides better aesthetics but also makes the place spacious. This comes at a considerable cost to the builder in order to provide the best to the customers.

• In keeping with our vision to strive to provide the best, we have provided for extra large ventilator/windows even in the bathrooms.

• Another USP, we are also providing for Granite window sills for all openings in the rooms, it is much superior in quality than the standard spec-in-class. This provides for much better aesthetics as well as utility and maintenance.

• Our project is designed on the RCC Shear wall design which is proven to be as one of the best both structurally as well as for earthquake resistant buildings.

• The use of MIVAN technology and design ensures not only better speed of execution but also much better quality as the construction material used is mainly restricted to concrete allowing for much better quality controls and supervision.

• The towers rest on a solid homogenous rock foundation with a very high SBC.

• The structural designs are done by M/s Sterling Consultants who also have the responsibility of ensuring that the designs and drawings are applied correctly at the site, in coordination with PMC. • In keeping with our philosophy of ensuring the best, we have also gone further by getting the peer review for the structural designs done by M/s Thornton Tomasetti USA, who are considered world leaders in the field. All structural drawings are executed at site only after they have passed through the strict whetting process of

M/s TT, ensuring that there are only the best detailing/design is being followed.

• All structural works are inspected not only by the engineers at site but also by consultants to ensure total conformity to specs and quality.

The Structural Design

• Pashmina is committed to use only the best construction materials.

• In keeping with this philosophy we use TATA steel and Ultratech cement in our construction, ensuring uniformity of concrete and construction quality and also stringent quality parameters.

• We have taken a conscious decision to use five separate MIVAN sets, one for each tower, at a higher cost. This reduces the number of uses of the formwork, greatly increasing the quality of finish and reducing the time of construction.

• QC standards of execution by SPCL as well as controls at the site are best-in-class.

• In our effort to achieve the best quality standards, we have used advancement in concrete technology like SDC (Free flowing concrete) by using advanced admixtures to ensure the best quality of concrete that is

customised for MIVAN. This has provided for excellent finish of the deshuttered surface.

• We take pride in the feedback from our architects that Waterfront is among the front runners as far as MIVAN concrete finish and quality is concerned, in the country.

• Concrete is produced only from our in-house RMC plant ensuring the best quality of materials, concrete and full control of the same at site.

• We are also using products like curing compound to minimise the usage of water and provide a better quality of the construction.

• IGBC is a part of CII-Sohrabji Godrej Green Business Centre, it’s actively involved in promoting the Green Building concept in India. The vision of the council is to usher green building revolution and to make India one of the world leaders in green buildings by 2015.
