Moving has been ranked among some of the most stressful events in a person’s life. Despite the high levels of anxiety it can create, about 15 percent of Americans move each year. Younger people, aged 18 to 34, tend to do the most moving and go the longest distances, according to statistics. If you’re considering moving this year, it pays to do your research and be aware of a few tips before begin-ning the process.

• Narrow down your target area. Choose your desired area before you begin looking for hous-es. Things to consider in the area are the school sys-tem if you have children, proximity to transportation or employment, recreational activities, distance from friends and family, and municipal taxes. You also want to consider safety, whether there is a lot of industry in the area, congestion, and any other factors that are im-portant to you.

• Get a pre-approval from a lender. A pre-approval will give you an estimate of what you can afford in a home and what a bank will lend you for a mortgage. This can help you narrow down your search for a home and fi gure out a buying budget.

• Figure out your price range. Once you have your pre-approval you can set your price range. It pays to be conservative when setting this range to ensure you’ll have enough money after mortgage payments and utilities for the other necessities. Remember, the current market is favoring buyers, so buyers can probably negotiate the asking price down by a few thousand dollars. Therefore, if you’re inter-ested in a home for $300,000, set your limit at $325,000 when looking at properties.

• Decide on a house style. Some buy-ers prefer townhouses or condos because of their all-inclusive nature. Others want semi- detached or completely detached homes. You may prefer the all-on-one-level nature of a ranch-style house or the cozy dormers of a cape. See what houses you’re attracted to and select those styles as your preferences.

• Consult with a real estate agent. You can certainly do your home searching by yourself. How-ever, real estate agents have access to up-to-the-min-ute listings of properties from all different real estate agencies. Although they will receive a commission when you buy the house, it is paid by the seller, so using an agent is a wise investment. The same can be said if you need to sell your house in order to buy a new one. An agent can market your house more ef-fectively than if you do it by yourself. It could be well worth the commission you pay for the exposure your home will receive.

• Visit potential properties. You can save time by having an agent place you on an e-mail list that will automatically send you listings in your price range and area. This way you can narrow down properties based on features and even do drive-by visits before viewing the property if it seems promising. If you like a par-ticular house, make an appointment with your agent to visit it. Don’t wait until the weekend. Weekends are busy days for house appointments and your agent may be able to spend more time with you on a weekday. Plus, you can beat the crowds to view the property.

• Don’t get discouraged. Buying and selling homes is a process. You may fall in love with a house only to lose the house to a higher bidder. Or you may fi nd that the houses you desire are just above your price level. With time you will get a home that has much of what you want, even if it takes months to get there.

But not every homeowner has the resources to hire a professional to help turn their interior from drab to fab. Fortunately, it doesn’t always take a pro to transform a home’s interior. The key to creating a beautiful room is planning. Designers do it and so should you. Measure the dimensions of the room and create a sketch of the area using graph paper or computer software. Be sure to plot any windows or doors on the drawing so that you will be aware of obstacles.

Homeowners unsure of what they want should browse through magazines or pictures on the Web for inspiration. Search for key phrases that describe your design style, such as Tuscan, farmhouse, country, co-lonial, etc. Then read up on the components of these styles that defi ne it. This will help you select items that fi t with the style. Once a particular style has been chosen, cre-ate a design board just like the professionals. Cut out swatches of fabric, select paint swatches, fi nd maga-zine pictures that fi t with your goal and arrange them on a piece of poster board. See how the items work together. If you are unsure of colors, see which shades were used in the inspiring picture and determine if it will coordinate with your home. When designing, identify or create a focal point in the room and build off of that. This may be a large window, fi replace, or even the entertainment center if it’s a family room. Place furniture around the focal point and then move outward. It’s also important to keep scale in mind. Large walls or tall ceilings will create plenty of wall space. A small print or wall hanging will be lost in such an area. Be sure to choose furnishings and accessories that fi t with the scale of the room. In other words, a huge sec-tional may overpower a small living room. When choosing colors, make sure they are cohesive. Research the color wheel that artists use to help with designing the room. Some colors are complementary or opposites and still work together. Homeowners nervous about color should choose a color from fabric or furniture and use a few different shades of the same color in the room. Select an accent color that can be used on trim or as a spot of color on a pillow or accessory. When plotting wall hangings or other decor, odd numbers often look more pleasing to the eye. Experiment with different sizes of framed artwork or different shaped accessories for visual appeal. For ex-ample, a few rectangular shaped items with a circular clock and a conical fl ower vase can mix it up in the room. This is where looking at magazine layouts can be extremely helpful.

Many stores sell items that mimic the look of higher-priced items. When copying a designer room, select pieces that are similar, but not necessarily the same brands. Consider shopping at second-hand stores or antique shops for discounted pieces. With a little new fabric or stain, many items can look like new again. Shopping online also may enable shoppers to fi nd items more readily and see how they look in staged rooms. When designing, it never hurts to think outside of the box. Items that were intended for outside may work well inside as well. Hanging lanterns or plant stands could be put to use in a rustic room. Save some money by making some items yourself. For instance, if you cannot fi nd a particular throw pillow or drapery that fi ts with your style, go to a fabric store and pur-chase fabric to make your own. Decorating doesn’t have to cost a fortune or look like you pieced odd items together. By following the guidelines of a designer room and selecting lower-priced items that mimic the shape and scale of similar accessories, it’s possible for any homeowner to create a room for less.
