The remaining two buildings to preserve will keep their own facades as a historic memorial, and new buildings
that will be born in these posterior facades will be built independently but at the same time complementary.
The facade of the building Gorica factory will be treated as the main entrance of the block, and rehabilitated in
order to allow the pedestrian transposition, through the central portal where is the symbol of the factory. It is through
this portal that we have access to the building for the Hotel and privileged access to the central square of the block
where is located the multipurpose building. Besides of the distillery building which we have mentioned earlier, access
to the spaces for restaurants and areas of cafes and terraces.

In addition to this central square, were created more two squares, smaller that will serve the retail shopping. One
of these squares is located in front of the existing street market, this visual link and proximity of the spaces will help
invite people into the block. The other square for retail street, will be located near the first but more sheltered,
because it has in the surrounding existing residential buildings.
Although there is no specific rules for the new construction, both in deployment area as in the field of height
construction, the new proposal has a concern to respect the existing urban network, by the circulation alignments or
either by the height of the nearest surrounding buildings. The proposed building with greater height is the building for
a new hotel, precisely so that it becomes a reference point for the new block area.
One of the major concerns of this proposal, and was placed as a point of maximum importance, was the creation
of green spaces.
Considering that this space is located in a dense urban area, and the existing green area in the surrounding is
insufficient for the area in question, this was one element that we did not want to overlook. The green spaces have
been deployed and distributed throughout the block in order to meet the basic concept and allowing the creation of
leisure areas and welfare for the community. The creation of these spaces helps to improve the quality of city life,
both social and ecological.
The entire project was designed taking account two objectives, open the new space to the outside, in order to
attract people into the block making it a more social value and cost-effective. And allow new construction to
contribute to the improvement of all the surrounding existing space.
