Land and House DesignOnce you have selected from our extensive range of quality house designs, have chosen your land and the contracts and approvals are in place, the house construction takes place over an 18 week period.
Fixed Price QuotationA Fixed Price Quotation will be provided for you to review and accept.
Contract RequestOnce you have accepted the fixed price quotation, you will need to provide us with the details of your finance arrangements and your solicitor.
Building AgreementYou will receive your Building Package which includes:
· New Home Construction Contract· Building Specifications and Inclusions
You must read and sign these documents and return to us within 7 days. This will allow us to proceed with the next stages of building your home.
Building ApprovalsWhen G Developments has received the Authority for unconditional finance, we will:
· Prepare and lodge Council Applications· Liaise with the certifiers to answer any
queries they may have· Pay the Building Permit fees on your
behalf, which have been included in the price of your home
Authority to Commence ConstructionHaving received confirmation of land settlement and your building approvals we need to ensure that all the conditions on your contract have been satisfied. These include:· Finance Approval Mortgage Documents· Client Building Contract· Building Permits & Approvals
We will follow up on all the subject conditions, assisting you in any way possible to ensure they are all met. We will then require your 5% building deposit.
ConstructionWith all subject conditions satisfied on your building agreement and all orders placed, we are in a position to start building your home.
It is important to us that you are fully aware of and more importantly, comfortable with the entire building process. Our team work closely with you at every step and make sure the whole process is as informative and stress free as possible.
Construction schedule at a glance:
WEEKS 1-4earthworks, drains, slabs and frames are built.
WEEKS 5-8 The house is complete to lock up stage with kitchen installed.
WEEKS 9-11 Internal tiling, bathroom fixtures and fittings are installed and the home is painted.
WEEKS 12-15 Final painting is completed with electrical and plumbing fittings installed. Carpets and blinds are installed.
WEEKS 16-18 Driveways, fences, clothes lines are constructed and installed. Landscaping is completed and the home given a final clean in preparation of handover.

As the home progresses you will be asked to make progress payments at 5 stages as stated in your building agreement.
Our team will liaise with you for collection of these payments.

(Totalling 100% with a 5% initial deposit)
Two weeks prior to expected completion of your home, you will be contacted to be advised of the scheduled handover date of your new home. You will at this stage be provided with a Certificate of
Completion. A walk-through inspection of your home will be conducted and any minor defects will be noted and attended to within 14 days where possible.
In order for you to take possession of the home, we will require the balance of your final payment to be paid. When you have taken possession, it becomes your responsibility to ensure that the home is insured, and to open accounts for the supply of gas, electricity and telephone connection.
HandoverHanding over a new home is the most anticipated part of any new home build. Once you are satisfied with the construction and the final payment instalment has been received, your
G Developments Home will be ready for the rental market.
After Service CareHome building is a complex process. G Developments acknowledges this by offering a maintenance service for six months after your tenants have moved in.
Any time within the first six months of your tenants moving into your investment home, provide us with a list of things you’d like us to address and we will rectify these as required.
Owners will also be provided with a Handover Pack and an after care service contact list consisting of warranty forms, supplier contact details, Final Inspection Certificate and Final Plumbing Approval.

Yes. We can communicate through email and telephone once you have chosen your plan and a pre-construction specification contract is complete. We will keep you informed of the progress. A walk through visit prior to handover would be necessary to ensure you are satisfied, as well as familiar
with the maintenance of your new home.

We are in regular contact with our clients and councils. Once we are notified of any potential changes to your home, we will contact you to discuss.

suits your needs.
WHAT ARE SITEWORKS AND DO I
HAVE TO PAY FOR THEM?
Siteworks, sometimes called earthworks, are the costs involved to ensure the land is ready to build on. This involves a contour survey and report of the soil and very simply levelling the land in preparation to laying the concrete slab down.
Everyone building encounters sitework costs and these vary considerably. In most new land estates blocks are generally already flat, level and on a
sandy base so sitework costs are low.
WILL MY NEW HOME BE
ENERGY EFFICIENT? DOES
THIS COST MORE?
All homes must comply with government energy regulations. This equates to more cost effective use of heating/cooling energy, thereby reducing the
carbon footprint.
WILL WE HAVE ACCESS TO THE
SITE DURING CONSTRUCTION?
Yes. Contact your Site Supervisor and he will take you through the site. Health and Safety regulations prevent
unsupervised visits on site.
WHO ARRANGES CONNECTION
OF ELECTRICITY, GAS
AND TELEPHONE?
Generally, it is the owner’s responsibility to arrange these items. Keep in touch with your builder to find out the correct time to arrange these connections.
