Summer seems to be flying by with all the activities statewide going on. Our neighbors to the North are seeking any resources available to help them out in their

time of crisis. If you have a spare worker or some materials collecting dust, consider sending them to Minot to help if you have time.

The BMHBA has some upcoming training for HBA members. The training will be relevant to all areas of the construction industry. August

10 and 11 there will be an OSHA-10 class available to members FREE of charge. If you have some workers who need to be trained, why pay for it when they can receive it for free as a benefit of being an association member? Contact the BMHBA office for more details.

We will soon be sending out nominations for Builder of the Year and Associate of the Year. So, take a look at some of the work being done this year, and if you think a “builder” or “associate” has done an

exceptional job this year please nominate them.

The Fall Parade of Homes is right around the corner. We are looking for volunteers to help put out signs and tally votes, so if you know of anyone who would be a great help let the BMHBA know and we can contact them and ask if they would like to help out the association.

BMHBA News and Events Hawktree Golf Club

Home of Another Great Golf Tourney

On July 14, 136 golfers took over the Hawktree Golf Club for the annual Bismarck Title Company Invitational Golf Tournament. It turned out to be a great day for golf. The clouds remained to keep the intense sun heat away, making the temperature about perfect minus a bit of humidity.

The day began with registration at 11 a.m. A shotgun kicked off the start of the official tournament at noon. The golfers finished the Peoria handicap style tournament around 5:30 p.m. and ended the day with a steak dinner in the clubhouse.

The sponsors did not disappoint again this year. There were goodie bags for each golfer and treats throughout the course such as margaritas, shrimp cocktail, ice cream bars and more.

The tournament included 5 hole-in-one contests sponsored by Bismarck Title Co., as well as closest to the pin and longest putt for men and women and a chipping contest sponsored by the Bismarck-Mandan Board of REALTORS

The individual winners were: Nadine Schaff (longest putt), Bob Johnson (longest putt), Caroline Johnston (longest drive), Jason Schmidt (longest drive), Gerry Rudnick (closest to the pin) and Kristi Bohl (closest to the pin).

Golfers had the opportunity to win in prize drawings, as well. The winner of the putter from PAC was Scott Schafer. Keith Lindsay won the hardwood floor care kit from Magi-Touch Carpet One and Al Thomas won the pair of Hawktree passes from Starion Financial.

On July 6, the Bismarck-Mandan Chamber of Commerce hosted a flood recovery lunch and learn seminar which Chelsea attended. Here are the highlights of what business owners and individuals need to know.

Once you file for disaster relief with FEMA, you will be given a Small Business Association loan application. Fill it out now. If you don’t, your application will be held up in the process and you still have the opportunity to deny the loan if you decide you don’t need it once it’s offered. Also, if you are denied a loan based on your ability to pay, you may be eligible for other FEMA assistance.

You don’t need to wait for insurance to process before filing for

disaster assistance. They can be done simultaneously.

How your SBA loan amount is determined: Disaster Losses-Insurance = SBA Loan

Businesses are eligible to receive up to $2 million to repair/replace disaster damage including inventory, machinery, etc.

Even if your business was not physically effected by the flood, you may be eligible for an Economic Injury Disaster Loan. This loan is meant to cover operating expenses that cannot be met due to economic injury.

To prove economic damage, the business owner must supply 3 years of tax returns, profit and loss statement and balance sheet. SBA can help you

obtain the paperwork if it’s been lost or damaged in the disaster.

Apply for SBA loans even if you’re not sure you’ll need it or how much you’ll need. Business owners are given a 6-month grace period in which to accept their loan and decide what to do (remodel, rebuild, relocate) which can be extended for good reason.

Unemployment assistance is also available for those out of work due to the disaster.

What’s Next at the BMHBA? OSHA-10 Construction Safety Training

Members have the opportunity to take advantage of another great member benefit this August—a free OSHA-10 safety training course. The 10-hour course will cover OSHA standards and construction safety.

The course will be held Wednesday, August 10 from 1—5 p.m. and August 11 from 8 a.m.—5 p.m. at the ND Safety Council Office.

Registration is limited to 5 participants per company, and space is limited. Pre-registration is required. You should have received the form in the mail. Contact NDAB at 222-2401 or sandy@ndbuild. com for more information or to register.

4th Annual Sporting Clay Shoot The BMHBA is keeping the friendly competition

going with the 4th Annual Sporting Clay Shoot scheduled for August 25 at Capital City Sporting Clays Shooting Complex. The cost is $50 per shooter. Registration begins at 3:30 p.m. with the shoot starting at 4 p.m. The shoot will be follow by a catered picnic and beverages. Registration deadline is August 19. National News: Appraisers Making Headway in Recognizing Value in Green Home Features

NBN - The continuing effort to provide recognition for the added value of energy-saving and other green features in homes will take another step forward around mid-summer when the Appraisal Institute is expected to add a green and energy addendum to its appraisal report form.

Green builders have been waging an uphill battle in recent years to convince the lending community to recognize the difference between homes that are just built to code and those that incorporate techniques, systems and products that can dramatically reduce monthly utility costs, which represent a significant expense for home owners.

Sandra Adomatis, whose firm, Adomatis Appraisal Service, is located in Punta Gorda, Fla., announced the new Appraisal Institute addendum on May 3 during NAHB's National Green Building Conference & Expo in Salt Lake City.

Adomatis said she hopes the addendum will be adopted by the Federal Housing Administration, Fannie Mae and Freddie Mac.

"Builders can fill it out ahead of time and give it to the appraiser," she said, who "can't always see what's behind your walls."

Adomatis confessed that she herself knew little about the attributes of green homes until she ran into a green builder whose home she was appraising who was kind enough to point out that she didn't know what she was doing.

She told him it was the first green home she had ever worked on, and that prompted the builder to provide a crash course in green housing, the start of her education on an increasingly important segment of the housing industry about which most appraisers still know next to nothing.

"Ask 10 appraisers and only one has ever seen a HERS report," she said, referring to the evaluation that a trained energy rater provides on the

overall energy efficiency of an individual home.

The Appraisal Institute, she said, has been stepping up efforts to make its members more knowledgeable through its Valuation of Sustainable Buildings Professional Development Program, which is conducted in the classroom and online and whose curriculum includes an introductory course and a course presenting case studies on residential green buildings, with a similar course on commercial buildings coming online soon.

Some builders have been signing up for the instruction, she added, and more courses will be added as new technologies are developed.

Correcting a 'Blind Spot' in Mortgage Underwriting

As commonly discussed during the conference, consumers themselves have a lot to learn about green building, and upgrading the existing housing stock, which lags far behind new housing in energy efficiency, represents a major opportunity for the industry.

Adomatis described one concept, embodied in legislation championed by Sen. Michael Bennet (D-Colo.), that would correct a "blind spot" in current mortgage underwriting and home appraisal practices by adding expected energy costs to the principal, interest, taxes and insurance now

entered into the equation when qualifying a buyer for a mortgage.

The SAVE (Sensible Accounting to Value Energy) Act would hand a clear advantage to new homes over existing homes, she said, but also would create a healthy retrofit market.

The second phase of the program envisioned by SAVE would tackle water consumption.

Adomatis recommended Home Energy Saver Pro as a tool for assessing average utility bills for homes compared to other homes in the same zip code. "This is a good tool for appraisers," she said.

Keeping Up the Pressure Leading efforts for years to make

green mortgages a mainstay of the financing options available to home buyers, David Porter, of Porterworks in Stanwood, Wash., indicated that now is hardly the time to ease up on exerting pressure on the lending, appraisal and sales community.

While there are many lending products available that recognize the value of green homes, both for new housing and renovations, none is being consistently offered by lenders, he said.

"Force lenders to learn these programs," Porter said. "Require lenders to get trained and offer programs to borrowers at the time of loan application."

Builders should also be pushing for the inclusion of green in consumer search sites.

And "when you build green, have the certification recorded with the title so that it will travel with the property," Porter said.

"Communicate to the buyer what the power of green is," he said. "Go through the list of green features and turn them into benefits, such as a higher R value equals lower utility costs."

And builders need to ensure that the appraiser evaluating the home is competent, with the experience and education needed to do the job competently.
