Building Information Modelling (BIM)

The UK Government’s Construction 2025 strategy sets out a long-term vision for improvements in efficiency within the construction industry. The main targets are to reduce the overall delivery time of projects whilst also lowering construction costs and greenhouse gas emissions. The strategy also aims to reduce the trade gap between total exports and total imports for construction products and materials.

Deep routed in this strategy is the use of Building Information Modelling (BIM), a collaborative process which not only produces multi dimensional models of a facility but also manages all the data about it from conceptual design through its working life and then into demolition when needed.

BIM is about intelligent use of data through collaborative working, it is the industry embracing advances in technology and the digital world to integrate better and achieve higher standards across the board whilst meeting the demands of the 21st century. The Government has acknowledged the benefits of BIM, defined its ecosystem and has mandated its use for all state funded projects from 2016.

Driving progressRecognising that progress in the construction industry is heavily fuelled by developments in technology is something that we have been doing for over 50 years and BIM is no exception. Having used BIM on, in excess of a hundred projects, many of our teams are now ready to work at BIM Level 2 helping to lead the evolution of the UK construction industry.

Over the past six years we have used BIM authoring tools to deliver projects in the defence, healthcare, education, retail, residential, commercial, leisure, rail structure, energy, industrial and highways sectors. Associated services have included architecture, structural engineering, mechanical engineering and infrastructure engineering (highways, water).

A wide range of authoring tools such as Revit, VectorWorks, AutoCAD MEP, Civil3D, MX, Map3D amongst others are utilised and as well as numerous BIM enabled analysis and design applications. Navisworks, Solibry, Primavera, MS Project and a range of Common Data Environment (CDE) tools are used for collaborative and project management work flows.

WYG and BIM in actionHMP Winchester

The MoJ is leading the way for government procurement in requesting BIM Level 2 with data drop on selected new projects in advance of 2016.

At HMP Winchester we delivered a new build kitchen block and associated infrastructure works conforming to the Government COBie (Construction Operations and Building Information Exchange) structured asset information requirements.

A range of technologies were used for the various elements of the scheme which resulted in a total FM solution for the Ministry of Justice with the BIM modelling and coordination processes replacing the hard copy operating and maintenance (O&M) manuals. This allowed their maintenance teams to have quick access to accurate data on all elements of the building.

Student Hub Building, Birmingham City University

Birmingham City University (BCU) clearly set out their aspirations for a new student hub building to be designed to Level 2 BIM fully meeting the strategic requirements of PAS 1192-2:2013. The BIM goals on the project were:

• To develop a fully coordinated, multidiscipline federated 3D model

• To produce COBie data drops

• To stipulate that all of the various disciplines on the project (civil and structural, architectural, building services and landscape architecture) undertook work utilising the current version of Autodesk Revit

• To adhere to the contractual obligation to maintain the most current version of the Revit throughout the duration of the project.

The model was issued as part of the tender process and adopted by the contractor who incorporated the subcontractor packages. This was a significant BIM development as previously, models were fully coordinated between engineers and architect but did not incorporate information, such as steelwork or cladding elements, from specialist subcontractors often leading to programme delays. This use of BIM best practice meant the student hub model remained live, and therefore accurate, throughout the construction process.
