    A strong building manager program will serve to focus the conventional operations, systems and functions of each building toward a specific assigned individual.

  • FESHM 2050 Building Manager Program

    General Requirements

    Understand/working knowledge of building systems

    Aware of hazards permanent and temporary

    Aware of day-to-day operations

    Building Any structure, enclosure or facility, including trailers and portakamps, on the Fermilab site whether occupied or not.

    Building Manager A designated employee for each building on site that will serve as the contact point for all activities that will affect that building as a result of daily operations or services requested from both internal and external sources.

  • Specifically 1. Familiar with operations and functions that

    occur in assigned building(s) 2. Familiar with all systems within the building

    Electrical power distribution HVAC systems Domestic water Sanitary piping Fire protection systems

    3. Familiar with experimental apparatus within a building

    4. Point of contact for building maintenance, system modifications, conventional improvements

    Ensure compatibility and appropriate reviews or permits are completed

    5. Review site-wide building inspection reports for annual infrastructure needs

  • 6. Primary point of contact with FESS T&M or Fixed Price communicate with TM/CC and

    7. New equipment install notify FESS if they will maintain

    This chapter describes the general ES&H responsibilities of all employees, including everyones ability to stop work if unsafe or

    environmentally harmful acts are witnessed.

  • FESHM 6010 Fire Program & Monitoring

    Hazard Maps Used by FFD and mutual aid fire depts. Some hazards typically noted:

    Flammable liquid cabinets Compressed gas bottles AEDs Toxic Chemicals

    Ensure up-to-date maps are posted at Fire panel Primary entrances/exits

    Note: Know where

    the fire panel is!

  • FESHM 6011 Periodic Testing of Emergency & Exit Lights

    All Emergency & Exit Lights must be tested Monthly pass test = light stays on for 30 seconds

    Activate the test button Unplug the unit Open the local circuit breaker

    Annually pass test = light stays on for 90 minutes Use same methods as above

    Exceptions beamline enclosures

    Operating periods n/a No testing required

    Shutdown 365 days Follow monthly/annual procedures

  • FESHM 6012 Fire Doors

    Be aware of fire doors in your areas Should never be propped open Only open by self-closer

    Annual inspection Ensure no modifications (i.e. make sure no one has drilled through the door, nothing posted on the door, etc.)

    Ensure good working condition (i.e. no parts are falling off, no rust or paint chipping, etc.)

    Occasionally look at ALL doors Open/close properly Exit doors are very important!!

  • FESHM 6014 Fire Watch Protocol FESHM 6030 Disablement of FPS

    Disabled Fire Protection Systems (FPS) Variety of reasons New construction

    Building/system modification

    Loss of power

    Fire Watch until FPS is 100% functional

    Submitting Work Orders to Work Central Call x3434 Will need:

    Identify problem and location Exit light not working Air handling unit needs filter replaced Light fixture broken needs replaced Roll-up door not functioning Roof leaking Etc.

    They will send you: Email Work Order status/ticket number Will update status periodically and when Work Order is

    closed

  • Conclusion

    Fermilab has MANY buildings Thanks to building managers, every building on site has
