Energy Efficient Products & ServicesFOR BUILDING AND REMODELINGWRITTEN BY NANCY ROZUM
Today’s home buyers are looking to
incorporate home technologies that
increase the long-term value of their
house while also providing convenience, safety
and comfort. In fact, National Association of
Home Builders (NAHB) research shows that
most home buyers want an energy-efficient
home and are willing to pay more for it.
Included here are a few of the many HBA
members whose products and services provide
what home owners and home buyers seek.
HBA member, Don Nelson, with D.R. Nelson
& Associates, has served as a subject matter
expert on the Energy Code for the International
Code Council and is a Michigan Bureau of
Construction Codes Act 54 Instructor, approved
to teach building officials about the energy
code. "There are only six areas that have any
significant impact on energy efficiency in new
homes," said Don. "They include framed wall
insulation; foundation wall insulation; ceiling
insulation; window U-value, HVAC; and air
leakage. Most builders focus on the first three:
walls, ceilings and windows. But the most
important areas by order are air leakage first,
then HVAC efficiency and foundation insulation.
An uninsulated basement wall for example
has the same R-value as two sheets of glass!
Seventy percent of the heat loss in a basement
wall is through the top three feet. Insulating on
the exterior to grade is a waste of money." For
the past 39 years, D.R. Nelson & Associates has
helped builders navigate the requirements for
Energy Code Compliance, HERS Ratings, Energy
Star Certification, LEED and other Green Building
standards. D.R. Nelson also provides the Nelson
Energy Seal® service, eliminating sources of air
leakage in new homes through effective sealing
during the construction process, exceeding all
energy code requirements.
The spray polyurethane foam insulation
market continues to grow according to
Charlie Tait with FiberClass Insulation.
"Foam is a great product that is versatile
and can be used in a lot of areas. We are
seeing an increasing number of new home
builders using spray foam. If they aren't able
to do the whole home, they will strategically
use it in traditional problematic energy loss
areas such as mid-floor bonds or basement
bonds." FiberClass installs foam, fiberglass
and cellulose insulation, and also provides
thermal sealing services, in new and existing
homes. FiberClass is part of the Installed
Building Products (IBP) family, a nationwide
company which was a pioneer in the spray
foam insulation field. "IBP is committed to
research, training and quality improvement,"
said Charlie. "At FiberClass we actually have
a quality control employee who is out in the
field reviewing the work at about 80 percent of
the homes we insulate. This ensures that our
projects are done right the first time."
Hansen Marketing is a building materials
supplier and distributor that offers DuPont
Tyvek products. Kay Demey, a senior certified
product specialist with Hansen Marketing
routinely advises builders and remodelers on
ways to improve energy efficiency, including
how to correctly install the products they offer.
"Tyvek should be overlapped at least 6" and all
horizontal and vertical seams should be taped,"
said Kay. "Doing this provides customers using
Tyvek with a much better energy rating. If
you have more than a 6" overlap that is good,
but less than a 6" overlap is not." With the
Dow and DuPont merger completed, Dupont
is offering a thermal air and water warranty
when using DuPont Styrofoam with DuPont
Tyvek. For more details contact Kay. She also
recommends DuPont Tyvek® ThermaWrap®
LE as a great product to use behind brick
veneer siding. "With a 3/4" air space you can
claim an additional R2 in the wall assembly,"
said Kay. "ThermaWrap® LE is less expensive,
3BUILDING Business & Apartment Management I September 2019
and more effective, than 1/2" foam board."
Weather King offers triple glazed windows.
"These windows are ENERGY STAR
superstars," said Matthew Ball with Weather
King. "The New Royal Premier CA13 window
has 1-1/4" insulated glass triple glazing with
two surfaces of Low-E glass and two cavities
filled with Argon gas. While the standard
ENERGY STAR windows have a U-factor of
.27, the New Royal Premier achieves a .16 to
a .18 U-factor, with a solar heat gain below
.25. This produces a more comfortable
home, which costs less to heat and cool.
In addition, triple-glazing reduces exterior
noise and Low-E glass eliminates glare." All
Weather King decorative glass for doors is
triple glazed and Weather King offers the
option of triple glazed glass in clear glass for
doors and door sidelites. "We can do all the
windows and doors in a home in triple glazed
glass," said Matthew. In addition, Weather King
has upgraded and improved their storm door.
"Our New Imperial storm door is a heavier,
thicker door with improved weather stripping,"
said Matthew. "Storm doors are a great way to
decrease energy loss."
Pella Windows and Doors offers three types
of windows including vinyl, fiberglass and clad
wood. While Pella provides ENERGY STAR
certified windows in all three types, wood-clad
are their most energy efficient, followed by
fiberglass and then vinyl. "Wood and clad-
wood are the most energy efficient window
frames because wood is an excellent insulator,
conducting a low amount of heat or cold," said
Dana Reeves with Pella Windows and Doors.
"Fiberglass is a composite material which also
offers good insulating properties which are
similar to wood, and multi-chambered vinyl
frames also reduce heat loss for added energy
efficiency." In May 2019, Consumer Reports
rated the Pella 350 Series vinyl replacement
window as #1 overall in their testing. The Pella
Lifestyle Series windows were rated #1 in wood
replacement windows and the Pella Impervia
tied for #1 in composite replacement windows.
"Because Impervia windows have a five-layer
interlocking fiberglass mat, the single and
double hung and casement options are great
for expanded openings as they can still remain
energy efficient with U-factors of .27 to .30,"
said Dana. "Consumers also have the option
of foam filling for both the vinyl and fiberglass
styles. Foam fill will increase the U-factor of
the windows."
These products and services are just
a sampling of the many ways builders and
remodelers can improve the energy efficiency
of the homes they build and remodel. HBA
associate members who offer products
from lighting to windows to HVAC systems
are available as expert resources. They can
advise members on ways their products can
help reduce home energy consumption and
contribute to the comfort and enjoyment of
their homes. n
National Association of Home Builders (NAHB) research shows that most home buyers want an energy-efficient home
and are willing to pay more for it.

NAHB Chairman Greg Ugalde Visits Detroit And HBA MICHAEL C. STOSKOPF, EXECUTIVE OFFICER
New Housing Permit ForecastIn late-July, 2019 NAHB Chairman Mr. Greg Ugalde visited Detroit at the
invitation of the Democratic National Committee (DNC) for 2 days of Presidential candidate debates. The invitation came as part of an ongoing effort that NAHB makes in every Presidential election cycle to try and ensure that housing is a major piece of the puzzle within the platforms of both major political parties.
In between debates (a two night format), Mr. Ugalde and his NAHB Legislative aide, Meghan Everngam visited HBA for a few hours for a roundtable session with our available HBA Board members, staff and even Bob Filka CEO of the HBA of Michigan. (See photo on the front cover.)
While this year’s NAHB Chairman, Greg is also a long-time builder and developer from Connecticut and is very familiar with the challenges within the residential building industry.

5BUILDING Business & Apartment Management I September 2019
He began the session talking about what he saw in the first night of debates and the positive energy and atmosphere, both at the Fox Theater and downtown. Since both he and Meghan were visiting the City of Detroit for the first time, they were very surprised and impressed at just how nice downtown Detroit is, especially compared to the typical clichés used to describe the city.
Greg then spent some time talking about some of NAHB’s current efforts and areas of focus for the NAHB Senior Officers and staff before opening up the roundtable for questions. The discussion was wide-ranging, including workforce development, a visit to the White House last week, the importance of legislative efforts in Washington, DC and both current and future efforts to grow membership across the Federation.
At the end of the meeting, it was also our pleasant surprise to be awarded two checks by the HBA of Michigan for our recent success in the statewide HBA Membership Drive. HBA of Southeastern Michigan received $500 for winning the “Large HBA” category. Our 2019 President Bob Tedesco also received a check for $250 for being the best recruiter in the Large HBA category. I am pleased to inform you that HBA’s check was used to purchase numerous decorator items for the HBA Tiny Homes project nearing completion. Inspired by the meeting with Chairman Ugalde, Bob Tedesco committed to donating $250 to NAHB’s BuildPAC Fund in support of NAHB’s bipartisan efforts in Washington DC. n

It is with deep sadness that we inform you of the death of Evelyn Kanat Burton, on Friday, August 16 at the age of 97. Mrs. Burton was
the wife of HBA Past President Lester Burton for nearly 60 years and mother to 6 children, including HBA Past President and Charitable Foundation Chairman Peter Burton.
According to her family, she was born Evelyn Constance Kanat, and it is her middle name that captures so much of who she was. Constant in her compassion for others, constant in her generosity, constant in her striving for a better
society, constant in her friendships, and, perhaps most of all, constant in her devotion to family.
Evelyn was the quieter one alongside her more loquacious and spirited husband, as many HBA members will recall. But she was the constant stalwart presence that handled the household day in and day out. With 6 children in the family, only a very confident mother would install white carpeting in the living room and only a strong one could have kept it clean, which she did.
As a mother, Evelyn did not wear her heart on her sleeve, but she showed her love by raising her children in the right way, immersing them in a life of enrichment and strong values. Ask any one of the children and you will hear, “We are all the better for it.”
It is suggested that those who wish to further honor the memory of Evelyn Kanat Burton may do so by making a contribution to:

The Two Sides of Distracted Driving
WRITTEN BY ERIC WAIDELICH, RISK MANAGEMENT PROFESSIONAL, RIZIKON INC.
As with anything in life there are always two
sides of any situation. For this first part of this two-part series, we are going to focus on texting and driving as if you are the person behind the wheel. The second part of the series will focus on you, as the by-stander who might be the recipient of someone else texting and driving. Keep in mind that all of the information we are about to cover is not just for your safety, but is also a requirement of OSHA.
Texting while driving puts millions of Americans who drive on the job at risk every day. That risk continues to grow as texting becomes more widespread. As a business owner or manager, it’s your legal responsibility under the Occupational Safety and Health Act to safeguard drivers at work.
This holds true whether they drive full-time or only occasionally to carry out their work, and whether they drive a company vehicle or their own. When your workers are behind the wheel doing your company’s work, their safety is your business.
That’s why the Occupational Safety and Health Administration (OSHA), which enforces worker safety laws, has joined with the Transportation Department, other Labor Department agencies and key associations and organizations to enlist the help and cooperation of businesses – in a nationwide outreach, education, and enforcement effort to stop the dangerous practice of texting while driving.
The LawYour State legislature and governor make the
laws regarding distracted driving. Many States now have laws against texting, talking on a cell phone, and other distractions while driving. You can visit the Governors Highway Safety Association to learn about the laws in your State. Visit https://www.ghsa.org/index.php/state-laws/issues/distracted%20driving
The Facts• More workers are killed every year in
Motor Vehicle Crashes than any other cause.
• Distracted driving claimed 3,166 lives in 2017 alone, (newest data available).
• Reaction time is delayed for a driver talking on a cell phone as much as it is for a driver who is legally drunk.
• More texting leads to more crashes. With each additional 1 million text messages, fatalities from distracted driving rose more than 75%.
• People under the age of 20 are involved in more fatal crashes due to distractions than any other age group.
• Studies show that drivers who send or receive text messages focus their attention away from the road for an
average of 4.6 seconds. At 55 mph, this is equivalent to driving the length of a football field blindfolded!
Employers & Supervisors Should• Prohibit texting while driving. OSHA
encourages employers to declare their vehicles “text-free zones” and to emphasize that commitment to their workers, customers, and communities.
• Establish work processes that do not make it necessary for workers to text while driving in order to carry out their duties.
• Set up clear procedures for the safe use of texting and other technologies for communicating with managers, customers, and others.
• Incorporate safe communications practices into worker orientation, training and meetings.
• Eliminate financial and other incentive
systems that encourage workers to text while driving.
New School YearNew drivers are hitting the roads this month,
in every community across the United States. Thousands of them. Remember, people under the age of 20 are involved in more fatal crashes due to distractions than any other age group.
Studies have determined that teen drivers have a higher rate of fatal crashes, mainly because of their immaturity, lack of skills, and lack of experience. They speed, they make mistakes, and they get distracted easily – especially if their friends are in the car. What Can You Do?
• Familiarize yourself with the restrictions placed on your teen's license can better assist you in enforcing those laws. You have the opportunity to establish some important ground rules for your teen driver. Restrict night driving and passengers, prohibit driving while using the phone, and require seat belt use at all times.• Set the example by keeping your eyes on the road and your hands on the wheel while driving. Be consistent between the
message you tell your teen and your own driving behaviors. Novice teen drivers most often learn from watching their parents.
• Don't rely solely on a driver's education class to teach your teen to drive. Set aside time to take your teen on practice driving sessions.
• Set consequences for distracted driving. If your teen breaks a distraction rule you've set, consider suspending your teen’s driving privileges, or consider limiting a teen’s access to their cell phone — a punishment that in today’s world could be seen by teens
as a serious consequence. n

Bill Introduced to Require Lead Service Line Notification
New legislation in the Michigan House of
Representatives would amend the Safe
Drinking Water Act to require resident
notification of known lead service lines. House Bill
4750, introduced in June, would require that local water departments
annually notify customers if their residence is served by a lead service
line. In cases where the residence is a rental property, the property
owner would then need to disclose the existence of the lead service line
to the tenant either via the rental agreement or in a separate disclosure
statement. The legislation also contains a penalty provision for knowingly
violating the law. That provision provides for a civil infraction with a
potential fine not to exceed $500 for multifamily rental property.
Stormwater Management Legislation Introduced
An effort to provide a statewide framework for local government stormwater management programs has been introduced in the Michigan House of Representatives. House Bill 4691 mirrors previous efforts in recent legislative sessions to create what would be called the Stormwater Utility Act. As proposed, the legislation would regulate the creation of local stormwater management utilities and the adoption and content of the local ordinances supporting the utilities. The act would provide for the establishment and collection of fees to support the operation, maintenance, planning, construction and financing of the local stormwater system. Fees could include both one-time connection charges for new developments as well as a use fee to property owners. Additionally, the legislation compels local utilities to provide for reduction or elimination of fees to property owners who can demonstrate that improvements made to the property have reduced or eliminated stormwater entering the system. Finally, the bill mandates a fee appeal process be included in the local stormwater utility ordinance. n
