   Steven, Good afternoon.  Yes, the building is now 100% Occupied. To elaborate further on 78 Atlanta Street, the building was renovated in 2008 for a start‐up bank, of which several notable Mariettans were involved with. Former governor Roy Barnes, former Congressman Buddy Darden and current judge Robert Flournoy.  Unfortunately, the economy crashed, the start‐up didn't open,  and the building owners went into leasing mode. The upstairs was renovated and upgraded by electrical engineers with a three (3) year government contract with Lockheed Martin. With the downstairs being occupied by various tenants including the City of Marietta Employee Clinic and a chiropractor on the left side of the building.    Stowers & Company came on board to help in the fall of 2015.  The building was 50% occupied. There was a start‐up residential real estate company upstairs in one section that was subleasing to a mortgage broker and real estate closing attorney.  Their lease expired in March of 2016 so they left and moved to a shopping center for more exposure. The chiropractor was downstairs but way late on the rent and eventually was evicted in June of 2016.  When you are 100% vacant, it called for a tune up.  We spruced up the building, increased the lawn maintenance/parking lot clean up, and lowered the lease rate by 2 dollars a sq. ft. The leases are structured as full service, all utilities and maintenance, except for janitorial. Since McNeel is primarily an industrial owner of buildings, the leases are a modified industrial lease form and very simple to read and understand.     We leased to the first tenant, JW4 Company (d/b/a Minute Maid) for the ground floor in July for August occupancy. We painted and installed new carpeting for them. The next tenant came in the same month was a software development group, Logic Speak,  who moved in the upstairs equivalent of the first tenant. We painted the offices for them.  The third Tenant, Consumer Financial, came shortly thereafter and they occupied on January 1 of 2017.  Consumer Financial owns several business but most notably they own and operate several pet stores. We relocated a couple of doors and painted their offices in the very nice upstairs suite that has an amazing break room and large board room type office. The last tenant was Kalka & Baer a highly respected local personal injury legal group.  They have significant upgrades in their suite. (former chiropractor suite on first floor).  Currently the law firm only keeps office hours two days a week at the building. Now you know the whole story. Mel Stowers.

Steve, Good to speak with you today. I am now able to offer the LakePointe Building For Sale at $3,500,000.00. Here are two flyers, a sales flyer and a leasing flyer that together provide a picture of vacancy and operations. Also, a rent roll as of May is included. LakePointe was developed as a Class A building on a small scale and has a very professional presentation. The asking rate for leasing is $16.00/RSF, full service. AT&T and Comcast already provide high speed internet inside the building. There is a Card Key security access system for after hours and weekends.
