crave by joining our team. Currently, we are seeking a qualified professionalto join us in our Raleigh, NC corporate headquarters as a Property Accountant.

Selected candidate will be responsible for the financial accounting (accrual

basis) for an assigned portfolio of properties in a fast paced environment.This position will be responsible for recording building expenses, verifyinginvoices and abstracting tenant leases. These financial accounting

responsibilities will be performed to comply with Generally Accepted Accounting Principles and the Company’s Sarbanes-Oxley internal control

documentation. This position will interact with other corporate departments,as well as field personnel, relative to the assigned portfolio. Duties will

include:

• Reviews all new leases, amendments, modifications, renewals, and

termination agreements, properly setting up the economics of each contractin the accounting system to record appropriate revenues, including

straight-line rent adjustments, and receivables for the life of the lease.• Calculates the net effective rent for each new lease

• Updates related systems for new leases, including budgetary system and

operating expense billing system• Maintains tenant ledgers, including making manual tenant ledger

adjustments• Calculate operating expense reimbursement billings (estimates,reconciliations, and year-end accruals) for specific properties, taking into

consideration budgets, adjusting for occupancy, accruals, and for specifictenant exclusions and other clauses

• Monthly revenue and expense accruals based on an analysis of the generalledgers of assigned buildings

• Review building expense for proper coding• Provide recovery analysis for discretionary building costs to help optimize

recoverability• Responsible for review and posting of manual batches from field.• Review of annual building budgets

• Prepares Building-level entries, reconciliations and reports: i.e., balance

sheet account reconciliations, monthly rent rolls, occupancy statistics, agedreceivables reports, expirations reports, expense recovery analysis, variancereporting, terminations/early move-outs

Requirements

Candidates must possess the ability to handle multiple projects concurrently

and be task and detail oriented, with excellent organization and followthrough skills. Must be flexible and have the ability to quickly changedirection due to shifting priorities. Must demonstrate a proven record of 

providing excellent internal and external customer service, and have theability to work effectively in a fast paced environment. Excellent verbal andwritten communication skills are essential.

 A BS degree in accounting or finance with a minimum of 3-5 years related

experience required. Previous accounting experience in a real estateenvironment preferred. Proficiency in Excel and the ability to handle multiple

tasks simultaneously are essential. Experience with JD Edwards generalledger software preferred.
