Deep soaker tubs and free-standing tubs in bathrooms that have the space are proving popular and “we’re building floating shelves so you can put candles on them to create a soothing atmosphere while soaking.”

Lighting is also a huge element in the bathroom renovation, he says. “We’re using LED lights almost everywhere – under the counter and kick, behind mirrors, in cabinets and in the shower drains and showerheads. Trough design is becoming a new statement in the shower floor and when paired up with LED lighting can change colours in the mist while showering – creating that aromatherapy feel

“We like to use dimmers as an inexpensive update, which allow you to create the ambience you want,” Burton says. “Using one or two lights in the shower, depending on size, we can create another form of therapy lighting.”

For countertops, quartz is becoming a growing trend, but Burton says he still prefers granite. The quartz gives off a more contemporary look while the granite is traditionally elegant.

“There are two reasons why people renovate their bathroom,” he says. “They either have a water leak and mould issues that need to be addressed immediately or have decided not to move and want to update their bathroom to create a spa-like retreat.”

Simple bathroom renovations typically cost between $12,000 and $18,000 depending on the product selected. But some homeowners are willing to spend thousands of dollars for luxury. “They want that spa feel they find in luxury resorts and they to want to change out the acrylic their builder put in that has lost its lustre over the years.”

Steam showers, body sprays, and rain heads with aromatherapy are all becoming a part of the shower makeover as people seek their repose.

“Kohler just released a new showerhead with built-in speakers that uses Bluetooth to hook up to your Smartphone so you can choose your music while showering – it’s quite innovative as well as inexpensive at just $200,” Burton says.

“Heated fl oors are a popular upgrade in the bathroom, especially the ensuite, because tile can be a cold surface and having it warm under your feet really starts the day off right,” says Brad Thompson, owner of Lakeview Flooring. “Having a heated fl oor also helps to evaporate moisture on the fl oor as well.”

Thompson says porcelain tiles are popular on the fl oor, but he prefers natural stone, such a Travertine, limestone or slate “because it gives a more timeless look. When you walk into a bathroom that has 10-year-old porcelain tiles, you can tell the difference between that and today’s porcelain, so the natural stone holds its value.”

The colour of choice continues to be a silver vein cut Travertine, he says. “It’s not a bold colour it’s very simple so you can supplement it with colours in your mosaic tile insets or bright fi xtures and accessories. You can basically do any paint colour you want and it will work.

“People want a clean, sophisticated look in the bathroom,” he says, noting that tile sizes have increased to 12- by 24-inches and 24- by 24-inches “because you get less grout lines so it’s a more comfortable feel and presents clean lines.”

When it comes to tiling the shower, homeowners can let their personality shine with tile selection and mosaic insets. “You can almost be overloaded because there are so many to choose from so it’s good to have a designer help you with the colours, styles and layout,” Thompson says.

Tiles in the shower are more popular than tub surrounds, Burton says, “we’re seeing larger tiles being used that are offset by half or one-third for a more distinctive look; people are also mixing tiles, colours, shapes and sizes. We’re doing more feature walls using more mosaic, fi nger and glass tiles in horizontal and vertical designs.”

forward in this industry, “they feel really cool on your feet and we did something different by running the pebbles up from the fl oor to a feature wall to look like a river.”

Backsplashes also add a decorative touch to the bathroom, and Thompson recommends a four-inch backsplash with tiles that match the fl oor or the mosaic from the shower. “If you have a tub beside the vanity, I suggest running the backsplash through the tiles above the tub for continuity, and even continuing the line into the shower depending on the layout of the bathroom.”

Storage is always a necessity in the home and the bathroom is no different. So designs include everything from built-in cabinets and open shelves to storage towers and “everything is soft close,” Burton says. “We’re also doing pull-out drawers under the sink to make use of the space.”

Double vanities or large vanities with dual sinks are very desirable to give spouses their own space, and most people choose under mount sinks, with the trend going toward barrel rectangular sinks. “We’re also doing more wall mount vanities and toilets, which makes it easy to clean underneath, and glass shower doors with exposed rollers.”

Some other luxury items homeowners’ desire include heated towel bars, heated seats and coffee/juice bars. As well, some new products Burton saw at a recent National Kitchen and Bath show in New Orleans include mirrors with TV insets, a mirror that can slide up revealing a cabinet behind it with an iPod docking station and “LED lights are going everywhere from showers to drawers,” he says.

“A large portion of our renovations is windows because people want to increase the energy-efficiency in their homes and they can save 15 to 25 per cent on their heating bills by installing new low-E, Argon- or Kypton-filled windows,” McDonald says, noting that Rusco’s installers are Window Wise certified so customers can be assured they are properly installed.

“Our windows are custom made, we can do custom colours and they have a lifetime warranty,” he says. “Our windows are very efficient and we also have self-cleaning glass so there is less maintenance.”

With exterior doors, McDonald says fibreglass insulated exterior doors are more efficient than wood and come factory finished. “They are better insulated than wood, come in solid colours or can look like wood, are maintenance-free and energy efficient.”

Rusco offers customers a variety of siding choices such as Hardie Board, CertainTeed, insulated vinyl and acrylic stucco. However, McDonald recommends PVC-coated steel siding. “It’s durable, fire-rated, energy efficient and stands up to hail storms,” he says. “The steel siding we installed 30 years ago looks as good today as when it was put on.”

It was a nIght fIlled wIth excItement as a number of first-time and previous winners were honoured at the Canadian Home Builders Association – Calgary Region’s 26th Annual SAM (Sales and Marketing) Awards on April 13.

This year’s gala event at the Telus Convention Centre saw more than 1,600 people join in recognizing the outstanding achievements by the home-building industry’s finest from renovators and suppliers to builders to developers.

There was a record 758 entrants from 105 companies competing for SAM Awards this year, including two dozen companies that had never entered the competition before and five new CHBA-CR members.

won two Renovator Awards: Best Kitchen Renovation – $90,000 and over; and Best Bathroom/Ensuite Renovation. It was also a finalist for Best Home Renovation (without Addition).

“We’ve been a finalist several times but this is the first time we ever won a SAM Award so to win two is extremely exciting; we couldn’t have done it without the support of our trades and suppliers or our clients, who really are who we strive to make happy,” says Shannon Lenstra, owner and president of Kon-strux. “The competition is tough; you get the cream of the crop that rises to the top and this put us up there with them.

“Winning the SAMs takes us to a different place, it steps up the bar for us,” she says. “This year we were also nominated for a National SAM award for the best kitchen renovation, so we really pleased with our showing.”

Winner of the Grand SAM Award for Partner of the Year was Lux Windows and Glass. It also won the Partner Award for Supplier of Products.

Other Partner Award winners were: Trecc Electric, Supplier & Installer of Products; and CustomerInsight, Supplier of Service.

renovation and repair projects are a source of considerable enjoyment and pride.

The best advice we can offer is to consider your own skills and abilities carefully when planning your projects. Getting in "over your head" can end up costing more money than hiring professional help in the fi rst place.

» Do you have any knowledge of building codes and good building practices which is essential for many projects?

» Do you have the time to research, plan and do the work properly?

» If required, do you know trade contractors and subtrades that will do a good job on your home? And will you be able to schedule their work without overlaps or lengthy delays?

» If you act as your own contractor and hire someone to work for you, do you know how to protect yourself against liabilities in case of accidents or mistakes? Or against damage to your home in the course of the work?

» Do you have the proper tools to do a good and attractive job?

If your primary reason to do the work yourself is to save money, talk to one or several renovators before you make a fi nal decision. once you haVe decided to renoVate your home,

you need to determine how you will pay for it, and how much you are willing and able to spend.

If you intend to borrow money for your renovation, it's a good idea to talk with your lender before you starting making fi rm plans. Find out how much you can borrow and what options are available to you, and get pre-approval for your loan. Then you know how much you have to spend and are better prepared for detailed discussions with your renovator.

Even if you intend to pay cash from savings or the sale of assets, consider talking with your lender fi rst you may do better by borrowing the funds for your project.

home equity loan planS These lines of credit and personal loan plans are secured by the equity in your home and are among the most economical ways to fund a renovation if you have built up equity in your home. They have all the advantages of the unsecured versions, but offer preferred interest rates. While there is typically no cost to open a secured line of credit or home equity loan plan, legal and appraisal fees usually apply.

›› homeowner mortgage If you have an existing mortgage, it can be advantageous to refinance it, particularly if you're planning a major renovation and want to spread the cost over a long period. You may be able to borrow up to 90% of the value of your home, less the outstanding balance of any existing mortgage. This option allows you to take advantage of mortgage rates, which are often substantially lower than credit card and loan rates. Loans of 80% or more of the appraised value of your home must be insured against borrower default; the mortgage insurance premium can be paid upfront or added to the mortgage amount.

Lenders suggest that you set aside a certain percentage of your renovation funds to cover items not included in your contract with the renovator. Once the work is underway, homeowners often discover that they would like to add things, such as extra or upgraded features, furniture, new appliances and window coverings. With a separate fund, you can make those decisions easily, without having to renegotiate with your lender.

›› perSonal line of credit This is one of the most popular financing options for smaller renovations and is also ideal for on-going or long-term renovations. With one application, you establish a revolving credit line that you can access at any time, up to your approved limit. An itemized monthly statement lets you keep track of your renovation expenses, and you only pay interest on the funds you use. As you pay off your balance, you can re-borrow the unused funds without reapplying. And you'll always enjoy a rate that's lower than most personal loans and credit cards.

From two craftsmen working out of garage to winning Calgary’s Grand SAM Award for Renovator of the Year an amazing eight times,

it’s been an incredible journey towards crafting the ultimate renovation company for Danny Ritchie and his expert team of professionals.Ultimate Renovations first began in Edmonton in 1979 with two people doing window cladding before branching into exterior renovations. In 1991 several hail storm claims saw the company head to Calgary to do siding and roofing work, and some of those homeowners inquired about additions to their homes, says Ritchie, Ultimate’s president. “We did the first addition over a garage in Edgemont and the neighbours saw it, loved it, and the renovations snowballed from there. We moved down here and things took off,” with Ultimate seeing jobs evolve from basements and bathrooms to more complex full house renovations. Ultimate Renovations’ success is due in part to being able to see beyond the norm and thinking outside the box. “People have a habit of looking at things in a traditional way,” Ritchie says. “We look at new ideas and innovations and ways to make things better.”

This innovative thinking can be seen in Ultimate’s fabulous Renovation Showcase – a fully renovated 1970s-era bungalow on Lake Mead Green in Bonavista that showcases the quality and style offered with every Ultimate renovation, and ultimately won the Best Kitchen Renovation (up to $99,000) Award at the 2011 SAM Awards. Ultimate first entered the SAM Awards in1998 and it has been a 56-time SAM Award finalist, a 30-time SAM Award winner, an eight-time SAM Renovator of the Year Award winner, and an Alberta Award for Excellence in Housing award winner.This year, Ultimate won a SAM Award for Best Basement Renovation to a home in Strathcona. “The homeowner wanted to better utilize the space and create more functional storage areas with customized cabinetry as well as add a more useful entertaining area,” says Ultimate’s general manager John McCoy. “They also wanted to ensure the new basement layout and planning created a more consistent decorative flow from the main floor to the basement.”Some design highlights included: detailed stone work in the wet bar area and fireplace; cornice mouldings; custom cabinets; unique bulk heads;

With Elegance, recalls starting off in the renovation business learning trades while working for other companies, “however I realized at a young age that I didn’t want to just work for someone else, so I started my own company working out of my garage at first doing bathroom renovations.”

Burton also discovered he didn’t want to rely on others to supply cabinets, “so we now build our own custom cabinets in our own woodshop, which ensures quality workmanship. We had a client that we did a bathroom reno for 18 years ago call us back to update it.”

The highly-skilled team at Interiors With Elegance also enjoys a challenge, such as a two-storey in Fish Creek Park recently posed. “The client wanted to open the wall between the kitchen and existing dinning room; it was a load bearing wall with a lot of mechanical issues running through it. We had to bring in a steel beam weighing over 1,500 pounds to support the load and re route all existing mechanical through another area. In the end it all worked out, looks great and the customer was thrilled”

address the issues of those of you that are non-Spirea lovers a little later! There have also been major strides made in Hydrangea breeding in the past few years giving us options other than ‘Annabelle’ and ‘Pee Gee’, both white flowering.

My biggest problem with Spirea’s has been the pink or rose/red blooms on the golden foliage shrubs such as ‘Goldflame’ and ‘Goldmound’ which I love to use mixed with green leafed shrubs and maroon/red foliage such as Barberry ‘Rosy Glow’ or ‘Royal Burgundy’ to create all season interest. But now… Proven Winners has introduced ‘Golden Glitter’ (S. nipponica) which has a compact growing habit, 1.2 m or about 4’ in ideal conditions, which we almost never have in Southern Alberta, so it may only be about 3’ and can certainly be pruned to keep whatever height you would like. It has yellow speckled foliage that adds colour to the garden all season long and is covered in pure white flowers in late spring. Win/win in my opinion! First Editions has also developed a lemon-lime arching foliage Spirea with white blooms ‘Firegold’ (S. X vanhouttei ‘Levgold’) very similar to ‘Bridal Wreath’ Spirea but with gold leaves. Other interesting new Spireas are First Editions’

‘Superstar’ and Proven Winners’ ‘Double Play Artists’. Spireas are one of the work horses of a Calgary garden but they need to be pruned. Did you hear me? Please prune your Spireas or call a professional to prune not only them but most or all of the shrubs in your gardens. gardens. Almost all trees and shrubs benefit from a haircut but Spireas are one group that need a haircut! You can shear the Japanese Spireas back to 6” if you wish and they will look like new shrubs! Just prune the ones that bloom on old wood after blooming and the ones that bloom on new wood can be done any time from later winter on.

The new varieties of Hydrangeas that are hardy are blooming in lime; yes green ‘Limelight’ and pinks ‘Pinky Winky’ and ‘Endless Summer’. A new white variety of white blooming Hydrangea that is on Blaine Johnson of Sunnyside Greenhouses Ltd as interesting is ‘Bobo’ Hydrangea. Blaine also has ‘Amber Jubilee’ Ninebark, a cross between ‘Diabolo’ and ‘Dart’s Gold’ Ninebark on his list. Those are two of my most used Ninebarks so I am also excited about ‘Amber Jubilee’ which is by Proven Winners. Another recent addition to

their family that I love and is on Anita Heuver’s, manager of Eagle Lake Nurseries, list is ‘Little Devil’ bred off ‘Diabolo’ with the same dark foliage and small pinkish/white flowers as ‘Diabolo’ but smaller. Last year Sunnyside had several varieties of Ninebark in a standard form, or top grafted which I love. I put a ‘Diabolo’ standard in my own garden and will see how it survived Calgary’s Chinook laden winter that people love but causes all kinds of winter kill in trees and shrubs! Blaine also has on his list ‘Superstar’ Spirea, ‘Starlite Crabapple’ and ‘Campfire Canadian Artist’ Series Roses. Anita has ‘Gladiator’ flowering crab, ‘Amber Jubilee’ Ninebark, ‘Ivory Pillar’ Japanese Lilac, ‘Tiny Series’ Asiatic lilies and ‘Bloomerang’ Lilac. I am also a fan of ‘Bloomerang’ Lilac which is a repeat blooming lilac bred from ‘myeri’ Dwarf Korean Lilac, another Calgary garden staple in my opinion.

Something else I am really excited about for 2013 is a new Kentucky Blue grass sod that is much more drought tolerant than what we have been using. Projections are that the new sod will require 50% less water once established which is substantial. The entire world is running out of fresh water and water conservation is something we should all be interested in but especially in Calgary where we are classified semi-arid and have had watering restrictions. To maintain healthy, green turf you need to fertilize once a month, at Escapes Inc. we only use an organic, granular time release fertilizer and you need an inch of water a week. But... please measure the water, either buy a water gauge at a garden centre or big box store or set out a simple device such as a Frisbee to measure. There is absolutely no point in having the water run down the street and into the storm sewers which I see all the time!

Another new product that we hear lots about is rubber mulch. The manufacturers are saying it is safe for kids, pets and plants, it is recycled, which we all like and is long lasting. I think it is a great idea for play areas as it is so soft and kind to falling children! I still like bark mulch in planting areas as it breaks down adding fiber and nutrients to the soil but rubber mulch may be a safer alternative to soft stemmed plant material in Xeriscaped gardens than rock. Rock works really well in desert gardens as all the plant material have thorns or barbs to protect themselves, but everything we use here is soft and/or spreading, so is easily damaged by rock. The theory

though of Xeriscaping is attractive in Calgary and we do more of it all the time to conserve on water. I checked in with Roland of Poooh Busters to see if rubber mulch was a good idea in dog runs but he says no, it holds on to the odor and you are still best with a compacted 4” layer of 10mm pea rock, it is round and easy on pets paws and the smell dissipates! I should have asked if it is okay to keep hosing my dog run down in the spring with a vinegar water rinse or an organic soap and water, oh well next time!! Happy gardening, Bonny

Pretty is easy, but does the space work well, and in Japan the answer is an overwhelming yes. Let's begin with the toilet, heated seats seem like an obvious must have in a climate such as ours. We can all relate to a bone chilling visit to the loo in the middle of the night, in the dead of winter. In Japan no matter what time of day or night the seat greets you with a warm temperature. We heat our floors, why not out toilet seats? I am sure there is some obscure place in Canada that carries

heated seats, but in Japan they are standard. Everything from posh department stores to six table diners has toasty toilets. Aside from the heat, there are generally three options for cleaning oneself, again warm water is a nice touch and you decide just how clean you want to be. Think of a bidet, but electronic and at the push of a button the job is done. Unlike an unsightly bidet that takes up space, this cleaning function is housed in the toilet. If a shy bladder is an issue, there are sounds of a waterfall or pre-recorded flush to mask the sound of…. going to the bathroom! The final step is the automatic flush so hands free from start to finish. Finally, for those couples who argue about the seat being left up, it's not an issue with the Japanese toilet, with the push of a button the seats rises and goes down.

Since space is at a premium, the bathrooms are very simple, they use space in an organized manner and they are large in comparison to the rest of the rooms. It's quite common to have a large bath tub that shares a shower area with floors that are tiled right up the walls. Heated shower tub enclosures are also a nice feature as it keeps the larger rooms warm. The bathroom mirrors have a feature to keep them from fogging up. The toilet is housed in a separate smaller area with a sink and room for storage. The entire bathroom experience is so civilized in Japan; we could certainly borrow an idea or two.

Now back to reality and what we are doing in local bathroom design. Grey, white, beige and bone are the best sellers in terms of colours. Grey seems to go thru cycles and once again a grey bathroom is gaining in popularity. The neutral tones work well within the majority of home decor and have a timeless appeal. The other neutrals have the same appeal and are widely available.

There are two schools of thought with bathroom design, one is to embrace the trendy side as its a small space and a great place to try a new look. The other approach is that bathrooms are not the place to experiment with a trendy look, as they are costly to renovate and it can be very disruptive to a home owner when one is out of commission.

I tend to be more on the conservative side and avoid looks which will date quickly. I simply observe the trend by adding the current hue to the space as it’s the easiest room to incorporate colour. If the colour orange is trending, add an orange towel or accessory rather than tile which is a lot harder to change out when trendy orange is now dated. Currently, intense colours such as oxblood red, navy blue and chocolate brown are used in powder rooms. The colour alone adds a hit of drama, pair that with an over the top light fixture and some exotic tile and you have a stand out room.

As for ceramic tile, it’s still the leader for flooring, tub and shower enclosures however, the choices are very diverse. Exotic patterns with an ethnic feel such as a bright blue and yellow mexican tiles or tiles that have a faux wood or stone look are emerging as a strong trend as the look speaks to natural elements and provides texture to the space. Floral prints on a tile, be it cascading flowers, the look of vines or ivy all have a calming spa like feel and work well in a bathroom setting. Geometric patterns, with sharp edges, and bright colours have an art deco feel which is another trend for the bold and brave. regardless of your personal style, all can be great additions to a bathroom decor. If a traditional look is more your preference try larger sized tile in an unconventional pattern. Compared to the standard subway look which is laid in a stacked or brick formation it can be quite striking. Consider using different sizes of the same tile to create movement within the floor or wall. If budget is an issue, a basic tile can be interesting if the size is not uniform. Also think about a mosaic pattern or using an insert piece such as glass in a 1”x1” size for effect. Ceramic tile is a practical surface application as it is resistant to humidity, it is durable and if heated can be great on the feet.

I love the look of wall coverings or wall paper as it used to be called, but I tend to get worried about the effect of moisture and glue so I hesitate about the application in a an area filled with humidity. Wall coverings have come a long way and I am sure the quality is much better then when my mom pasted up wall paper in almost every room and then a few years letter I was enlisted in the dreaded removal. The patterns and colours can be vibrant, exotic, romantic or contemporary. If you have a vision or style there will be a wall covering that can duplicate that look. It’s a cost effective way of transforming a small space and adding a bit of flare in a conventional powder room.

For counter tops, granite, marble and quartz are the still the top sellers. They are durable, have an elegant appeal and are easy to keep clean. Since the square footage is generally small the style of granite can be upgraded to something more exotic and less mainstream. If unusual is what you are after, consider concrete counters which can be mixed with any colour, have imprints created or anything custom you can dream up. Another option is crushed glass in quartz which can be all one colour, for example white on white or multi-coloured for a bit of flare.

Currently, the style of bathrooms has morphed into a more transitional look. That is the combination of traditional and contemporary. you may see a very basic vanity paired with an unusual counter top or classic granite top placed on a modern vanity. The mix of style keeps things interesting, and it’s fun to break the rules and try mixing up a few styles.

of course the eco-friendly bathroom is still a strong trend and manufactures have embraced the development of new products which use less water but still perform and leave the buyer feeling as if nothing has changed. Low flow toilets and shower heads can save up to 40% in water use and that’s great for our environment and the water bill. Anything repurposed or reclaimed is another green initiative. An old dresser for example can be retro fitted as a vanity or a storage unit for towels and other bath items. Use a mirror from

another part of your home in the bathroom, the bigger the better! If you have an old medicine cabinet, take off the door, wall paper the back and use it as open shelving. The idea is to look around your home for things that could be decorative or useful for the bath without buying new.

As with any transformation, it’s good to have a vision, a budget and a file full of ideas. I like to start with small changes and then continue on if need be. Sometimes a different piece of art, or a fresh set of towels is all that is required to spruce up a tired bath. If the space is not functional or looks dated, then it’s time to do your homework and get as many ideas as possible before a bathroom renovation is underway.

QI had a good question posed by a loyal reader who asks if carbon monoxide (CO) alarms are

mandatory in houses.

AIn a word, yes. The 2006 Alberta Building Code contains provisions requiring for carbon monoxide

alarms to be installed in all new residential construction containing a fuel-burning appliance, a solid-fuel-burning appliance or a storage garage.

Where a fuel-burning appliance is installed in a suite of residential occupancy, a carbon monoxide alarm shall be installed: ›› Inside each bedroom, or ›› Outside each bedroom, within 5m of each bedroom door.

Where a fuel-burning appliance is installed in a service room that is not in a suite of residential occupancy, each suite that shares a wall or a fl oor/ceiling assembly with the service room shall have a carbon monoxide alarm installed: ›› Inside each bedroom or outside each bedroom within 5m of each bedroom door, and ›› In the service room.

Where a solid-fuel-burning appliance is installed in a suite of residential occupancy, a carbon monoxide alarm shall be installed: ›› On or near the ceiling in the room containing the solid-fuel-burning appliance.

Each suite that shares a wall or fl oor/ceiling assembly with a storage garage or that is adjacent to an attic or crawl space to which the storage garage is also adjacent, a carbon monoxide alarm shall be installed: ›› Inside each bedroom, or ›› Outside each bedroom, within 5m of each bedroom door.

It is important to note that in addition to being a certifi ed product, CO alarms must be mechanically fi xed to a surface at a height recommended by the manufacturer, and have no disconnect switch between the over-current device and the CO alarm when the CO alarm is powered by the dwelling unit’s electrical system.

i love visiting the netherlands!

For centuries this remarkable little country in Europe has been the origin of not only exceptional artists such as Rembrandt, Vermeer, Van Gogh and Mondrian, but also innovative designers such as van Campen, Berlage and Rietveld. Creativity, variety – indeed

“something for everyone” is the name of the game here!

Exceptional beauty is also to be found in abundance in their gardens and floral design, and it is always a

pleasure to stroll through residential neighbourhoods and enjoy the scenery.

Currently enjoying a balmy spring week in this country, there is one aspect of Dutch homes that stands out when travelling around towns and villages. Their windows are phenomenal! (One cannot help but notice, first and foremost, that they are always impeccably clean!). They excel at creating “windowscapes” that are very attractive to look at and add greatly to the curb appeal of the home.

It is an area that is often not considered when we decorate our homes in Canada. We focus on curb appeal with groomed lawns and abundant garden beds. We create a welcoming front porch with a crisp mat, shiny mailbox and possibly a decorative planter or pot with sticks beside the front door. However, as our visitors walk up the pathway or stand waiting once they have rung the doorbell, and glance towards the window, what does the interior look like from that aspect? Is it shielded with closed blinds or heavy sheers cutting it off from the outside world? Or do we see a welcoming chair with a lamp on a side table almost inviting you in?

The Dutch have the advantage of low windows with wide window sills on the inside. Their windowscapes almost invariably contain pots, plants, flowers, candles or lamps. We tend not to have sills on the inside of our windows but can substitute with a low chest or bench or alternatively a sofa table (Crate & Barrel’s concrete Mason Console table remains a firm favourite with understated clean lines coordinating seamlessly with most interiors). The secret to a successful display is to be aware that it should appeal from not only the inside of the room but also from outside the window. This means that all accessories used should not have a specific back and front, but

healthy specimens. If you don’t have green fi ngers get advice from your friendly neighbourhood garden centre as to the most resilient options or opt out altogether and use sculptural pieces that don’t need to be watered and fed.)

Accessories to decorate can include lamps, pots with sculptural sticks (willow is always interesting), boxes, stacks of books, candlesticks or any sculptural pieces. Interesting silhouettes against the light of the window adds visual impact. From outside lighter coloured accessories are more easily seen against the relative darkness of the interior. A table lamp casting its light in the window looks inviting from the exterior.

Use a few larger pieces rather than a host of little collectibles which tend to get visually lost, or group together a number of similar items such as a collection of brass candlesticks to create one large vignette. Add items of differing heights for interest. Alternatively focus on symmetry with two large identical pots placed side by side. Consider colour and texture – shiny metallic fi nishes offer great impact as they catch the light.

Another view which we often neglect to consider when planning our gardens and focusing on curb appeal is the actual view from inside the house. We are mostly concerned about it looking great from the outside as we drive up to our homes. Take a look from your living room window out to the street. Is the garden bed equally appealing from that angle? Is there even anything to see other than the lawn rolling out to the edge of the street with the beds tucked up close to the house? Maybe it’s time to consider planting a bed closer to the curb which can look great from both sides and which offers a level of screening and privacy to your home without it feeling like a barrier.

It Is InterestIng to consIder that the bathroom, as we know it, is a relatively modern convenience. In today's culture, the bathroom is one of the most essential spaces in a home, with much consideration given not only to purpose, but also to style and comfort. Bathrooms may be designed purely for functionality, or aesthetically, as a focal point in the home. Spa like retreat features, with a focus on relaxation and rejuvenation, are often standard in new homes and common renovation choices. When changes are considered, a popular choice among home owners is the upgrade of an existing bathroom or the addition of a new one.

what permIts wIll you need?

Once you have decided to renovate, thought must be given to what permits will be required. Building Permit

A Building Permit is required when you wish to demolish, relocate, repair, alter or make additions to an existing building or structure. In some circumstances, basements have a bathroom “rough-in” in place for future development. This situation will also require permits to complete the installation. Electrical and Plumbing

In addition to a Building Permit, if you intend to install or modify electrical wiring and/or plumbing in your bathroom, you will require a separate Electrical Permit and a separate Plumbing Permit Your licensed electrical or plumbing contractor is responsible for obtaining these permits. Alternately, for the do-it-yourselfer, you also have the option of obtaining a Homeowner's Electrical Permit and/or a Homeowner's Plumbing Permit. In this case, it is strongly recommended you have a basic knowledge of electrical wiring and plumbing. Keep in mind, in order to qualify for these permits:›› The home must be a single family dwelling;›› You must be the owner and occupant of the home; ›› You must be performing the installations yourself: and ›› You must be prepared to provide proof of ownership.

THE DECISION TO SELL A PROPERTY IS A MAJOR ONE

and should be done in a responsible and strategic manor. The purchase and eventual sale of a home is for most of us the largest single investment we make. When we choose one house over another when searching for a home it is always an emotional decision. We have walked through each room and imagined living there, perhaps starting a family or envisioning the renovations you would like to do to make it your own. The process of selling needs to become the complete opposite.

Having an emotional attachment to the property can make the selling a very diffi cult step to make. This is an analogy I frequently use when meeting a reluctant seller: when we decide it is time to trade in or sell a vehicle we take all the “stuff” out. The tissue box from the back window (how do we get at that when we need it anyways?), the snow brush from the back seat that is still there in July (you never know!) and the empty water

bottles that are stuck under the seat. Then we clean all of the surfaces and vacuum and maybe even shampoo the carpets. Now the vehicle is ready so we can get as much money as possible. This exact same process needs to occur in order to get a home ready to sell.

We begin by removing all items that are considered personal. These include family photos, certifi cates and diplomas and collections, especially if they have value whether it is intrinsic or sentimental. This is the fi rst step that can help a seller become less emotionally invested in the property. When a potential buyer comes into your home they should leave there knowing nothing about you or your family.

The next part of this journey is eliminating excess stuff. Each space needs to be looked at objectively. When selling a house you are selling square footage so the fl oor and walls need to be seen. If there is too much furniture or artwork in a room it can be overwhelming. The buyers need to be able to see the fl oor in every room including closets and pantries. Pack away all seasonal clothing and footwear. If you have a friend or family member with a little space you can borrow to store excess items until you sell that is ideal. Many sellers fi ll up the basement or the garage with this stuff creating the same problem in a different space. If this is not an option use boxes or bins that are the same and stack in a neat and orderly way. This is a great opportunity to also decide with every item you pack if it is necessary. Perhaps it can be donated to charity, sold at consignment or given to a friend. Every single item we have in

our homes should be there because we love it. If we are not able to say that it should probably go to someone that would value it. I have been in many homes where the homeowner tells me they have a piece of furniture that they do not care for but are keeping it because it came from Aunt Martha. I suggest if this is your dilemma perhaps offering it to another family member so it can remain in the family. If no one in the family wants it either there is also the choice of selling it to someone that will love it and using the proceeds to purchase something you do like.

So, now all the personal and excess stuff is gone and now it is time to clean. It is so much easier with less of everything in every room.

Lastly, paint. Paint is a relatively inexpensive way to make a huge impact. Everyone has watched the television programs where the professionals neutralize everything, everywhere. Sometimes this is necessary and

sometimes not. I love it when a powder room or a bedroom is painted a fabulous colour because it can give a potential buyer a reference point to remember your house over another. However, it is always a problem if there is a vaulted or two storey ceiling and the walls are painted eggplant purple. This is not a simple or and easy job and the chances of the property selling are very slim. The choice of a paint colour seems like a simple one, just use beige, right? Wrong! Whatever colour you use needs to work with all surfaces in the property. The wrong colour can make the fl ooring look tired or dirty. Often beige colours have a pink or green undertone that can be a problem depending on what they are next to. Hiring a professional for a paint consultation can change the look of your property drastically. It is also another step to that very important emotional separation from the home you have lived in to the investment you need it to be now.

WHEN THE NATIONAL RENOMARK PROGRAM WAS first launched back in 2001, its primary goal was to help homeowners differentiate a professional renovator from the rising number of rogue contractors giving the renovation industry a bad name.

To date, the program has successfully given RenoMark renovators a well-known and respected brand that recognizes them as professionals that agree to a national Code of Conduct, as well as a Code of Ethics administered by their local home builders’ association (HBA). In fact, a total of 34 HBAs currently administer the program across eight provinces, and that number is still growing.

Despite the program’s success, however, the home renovation sector in Canada is still fighting underground operators who work on a “cash only” basis.

A report published by the Canadian Home Builders’ Association (CHBA) states that such contractors pose a number of dangers to the renovation industry, especially for the homeowners. Consumer protection is compromised when dealing with a “cash only” renovator due to the absence of a written contract. Should the quality of the contractor’s work fail to meet your expectations, or if he simply takes off with your payment without completing the agreed-upon project, there is no paperwork to hold him accountable.

The report also identifies that every dollar of evaded taxes, as well as EI and CPP contributions, puts more pressure on governments at all levels to raise other revenues, damaging both the economy and the credibility of Canada’s tax system. In short, underground renovators who dodge taxes are hurting our country’s economic prosperity and success.

In fact, the average government revenue losses from underground activity in the Ontario construction industry range between $1.4 and $2.4 billion every year – I realize this is a rather wide range, but these are the most accurate numbers available to me. That’s a troubling statistic as it puts an unfair tax burden on taxpayers, not to mention legitimate renovation companies who play by the rules yet are finding it increasingly difficult to compete against contractors who offer discounted rates by dodging taxes.

The CHBA has been working with its local associations, including BILD, to combat the use of underground renovators and is happy to report that federal and provincial agencies have now jumped on board to help find a solution. The result is an international research effort to see how other developed countries tackled this type of issue, and analyze how it can be applied locally.

In the meantime, HBAs from across the country are encouraging homeowners to hire professional renovators that offer proper written contracts that spell out what work is to be done, when and how much it will cost.

This is a common occurrence when homeowners purchase a new high-efficient furnace or new windows without addressing ventilation within the home. Less damp air escapes the home since new windows have tightened up your home. New furnaces draw combustion air from the outside, when older furnace models used air from inside the home for combustion which would reduce the humidity in the air. A simple way to effectively exhaust damp air from your home is to ensure you have the proper bathroom fans installed in your home. At this time of year, the relative humidity level in your home should be around 50%. This is an item that if you are so inclined, you can do yourself.

Process

1. Install a fan sized for room size approximately 1 CFM (Cubic Feet per Minute) for every 1 square foot of room space. Measure the number of feet in the room by multiplying length by width. Purchase an appropriately sized fan for the room. Choose the quietest unit available for the room and the budget. Installing a fan in the ceiling; choose an exhaust fan less than “one sonne” noise level, needs access from above. If the ceiling and above cannot be accessed, install a wall mounted unit.

2. Tap on the ceiling to determine the stud locations. Hammer a nail through the ceiling from below between the joists. From above, shift locations so it is within a joist bay. Using a utility knife or drywall saw, cut the hole in the ceiling from below. Using screws through the housing or the mounting brackets provided with the fan, secure the unit to the framing. Make sure the unit is flush with the ceiling. The housing should be level.

3. Vent the fan to the outdoors through the roof wall or soffit. Use the minimum number of elbows. Bore a small hole through the wall, soffit or roof from inside at the vent location. Push a nail through the hole so that it can be located outdoors. Bore a starter hole in the exterior and finish the cutting with a jigsaw. Place the flange of the roof cap under the shingles above it. Attach it to the roof with nails. Seal the nail heads with roofing cement. Apply caulk to the underside of a wall or soffit flange. Press it is place. Adjust the wall cap so that it sits on a flat area.

4. Following the manufacturer’s instructions, secure the duct collar to the fan’s discharge opening. Using clamps attach a 4” round duct to the duct collar and to the vent cap. Aluminum ducts can be cut with tin snips.

5. To wire the unit, shut off the power at the breaker. If the fan must connect to a power source, contact an electrician. Otherwise, follow the manufacturer’s wiring diagram. Replace the existing single-light switch with a fan timer, or a dehumidistat. The timer should be capable of 2-3 hour settings.

6. Place the fan unit into the housing. Secure it with the screws provided. Plug the fan into the wiring box receptacle(s). Attach the decorative grill. Turn the power back on.
