A PARK IS A PLACE EVERYBODY CAN CALL HOME.

Beyond great houses, innovative layouts and friendly

streetscapes, one of the more important things Mattamy

Homes aims to build is a sense of community. This is why

building great playgrounds and open spaces is always near

the top of our to-do list.

The newly completed Osborne Park is one of those special

places that defines Mattamys dedication to our communities.

With features that allow its use year-round like a toboggan

hill and a puddle rink Osborne Park was designed to draw

    the community together.

We named this place as a tribute to the Osborne family,

the original residents of the land upon which Southwinds

was built. Pillars of the early Airdrie community, the

Osbornes exemplified a spirit of generosity and a respect

for local history that still influences the region today. Come

visit us at Osborne Park in Southwinds. We hope that youll

take a moment to learn about the areas rich past and

experience what the community stands for today.

    Alberta proves its resilience

Before we launched our new look and

    website, YPNextHome.ca, we brought

a formal focus group of Canadians

together to ask about real estate. We

    specifi cally questioned what factors

in someones life would make them

want to move. One of the top three

reasons was the desire to live in a

    di erent neighbourhood.

    Respondents said they wanted access

to better schools and amenities such as

    transit, shopping, greenspace and parks.

With so many areas for you to

choose from, we created a Canada-

    wide resource of neighbourhood

information and listings on a local

level. On YPNextHome.ca, youll fi nd

    statistical information on more than

    2,700 neighbourhoods, featuring

data, listings, fun facts and more.

Weve included a ton of interesting

    info on key residential neighbourhoods,

    including photos and video tours.

    Check out Kingsland, for example.

We hope youll explore a few of the

    neighbourhoods weve curated for

you on our new website. Drop us a

    about your favourite neighbourhood.

Wed love to hear from you!

For all the challenges the Alberta

economy is facing in the wake of

the oil slump, real estate markets

    in Calgary and Edmonton are

    outshining their prairie neighbours

    Regina and Saskatchewan.

    According to the latest Royal

    LePage House Price Survey, home

    prices in Canada showed moderate

    to strong year-over-year increases in

most markets in the third quarter.

    The Calgary housing market

    continued to weather the energy

    downturn due to a diversifying

    economy, with the aggregate price

of a home rising 0.8 per cent to

$465,374. The median price of a

    two-storey home increased one

per cent on a year-over-year basis

    to $522,052, while bungalows

saw a small drop of 0.4 per cent

    to $451,937.

    Property Profile | MATTAMY HOMES

    cover story

    Mattamy honours

    Southwinds homesteading family

MATTAMY HOMES pays homage to the

historic local roots of its Southwinds

community in Airdrie with the dedication

of a large central park honouring the

    lands homesteading family.

Osborne Park is at the heart of

Southwinds and named after the original

family that had been there since the early

1940s, says Joe Case, land development

manager. The family has played an

important role in the development of

Airdrie and in the areas history being

members of the Nose Creek Historical

    Society and Nose Creek

    Valley Museum.

The family still lives in the area, so we

wanted to ensure we built a relationship

with them in the process of developing

Southwinds, Case says. A monument in

Osborne Park has a plaque dedicated to

the family with an aerial photo shot in 1942

of the homestead that is still there today.

We also have a number of

    Osborne street names throughout the

community, he adds. This was done

with the Osbornes blessing, as they

had been involved in the planning and

    visioning process for the community.

    The most prominent street name

will be Osborne Drive, which runs

    east/west through the community

next to the original homestead and

connects to land on the west side of

Southwinds, which was also owned by

    the Osbornes. Another significant street

    name is Osborne Park, immediately

adjacent to the park which was

dedicated to the family in late October.

Being located in the centre of the

community, Osborne Park is a central

meeting place for all residents. During

    the planning process, we intentionally

    designed the community around the

park with no residences backing onto

    LocationAirdrie

    BuilderMattamy Homes

    DevelopmentSouthwinds

it, making it truly a public space in its

purest sense as theres no proprietary

feel to it. You can enjoy every inch

of the park without looking into

    someones backyard, Case says.

The almost three-acre park has a

central plaza with seating areas, picnic

area and a large trellis, as well as a large

    playground structure, a toboggan hill

and a puddle rink with lights that can be

flooded in the winter for a skating.

    Also setting Mattamy communities

apart from others is that it develops

a community one street at a time

so that when people move in all the

homes on the street are complete, and

    amenities are created alongside home

    construction (weather permitting).

    Another key amenity already

developed is a storm water pond that

    was integrated with an environmental

reserve in one of the first phases. We

went through a detailed process of

    harvesting 10,000 cuttings from the

    existing wetland, letting them grow

in a nursery and segregating the

    unique wetland soils, Case explains.

After grading we put the soil back

and replanted the cuttings. Its since

grown into a virtual forest providing

    a protected environmental reserve

for residents to enjoy. Its an absolute

success and a model Airdrie will use for

    future storm water ponds.

Located on a 150 acres, Southwinds

will eventually consist of 1,150 homes.

A few hundred homes are already

occupied in the first few phases.

Mattamy is currently selling single- and

multi-family homes in Phases 3 and

    6. In November, Mattamy is releasing

walkout lots that back onto the

    environmental reserve.

Buyers in Southwinds have a wide

range of homes styles to choose from,

    from Urban Townhomes featuring

    rear-attached double garages, to three-

    storey Village Homes with single-car

    front-attached garages, and starter and

    move-up single-family homes with

    double front-attached garages.

    Homes in Southwinds showcase

    Contemporary, Craftsman, Colonial

    and Prairie architectural styles, which

    combined with ample trees, inviting

    front porches and discreet garages

integrated into the home create visually

    appealing streetscapes.

developed is a storm water pond that

    was integrated with an environmental

reserve in one of the first phases. We

went through a detailed process of

    harvesting 10,000 cuttings from the

    existing wetland, letting them grow

in a nursery and segregating the

    unique wetland soils, Case explains.

After grading we put the soil back

and replanted the cuttings. Its since

grown into a virtual forest providing

    a protected environmental reserve

for residents to enjoy. Its an absolute

success and a model Airdrie will use for

    future storm water ponds.

Located on a 150 acres, Southwinds

will eventually consist of 1,150 homes.

A few hundred homes are already

occupied in the first few phases.

Mattamy is currently selling single- and

multi-family homes in Phases 3 and

    6. In November, Mattamy is releasing

walkout lots that back onto the

    environmental reserve.

Buyers in Southwinds have a wide

range of homes styles to choose from,

    from Urban Townhomes featuring

    rear-attached double garages, to three-

    storey Village Homes with single-car

    front-attached garages, and starter and

    move-up single-family homes with

    double front-attached garages.

    Homes in Southwinds showcase

    Contemporary, Craftsman, Colonial

    and Prairie architectural styles, which

    combined with ample trees, inviting

    front porches and discreet garages

integrated into the home create visually

    appealing streetscapes.

5 things to consider when buying a new home

Cody Battershill is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate. Born and raised in Calgary, Cody has a passion for helping his clients accomplish their real estate goals and loves to

    Advice | CALGARYISM

    By Cody Battershill

IF YOURE IN THE MARKET for a new home in Calgary,

chances are that you have a list of features you want

included some must-haves, and a few that youre

probably more fl exible on before signing on the

    dotted line.

Here are some key features that you should always

consider and evaluate for yourself when viewing new

properties as they can drastically a ect your living

experience and resale value down the road.

#1 Interior layoutCalgarys new home builders have such a wide variety of

builds and fl oorplans available these days that you really

dont have to settle for a layout that is nearly perfect

except for that one part that you just cant get over.

It could be that the master bedroom is too small,

its bathroom too thin or perhaps the kitchen doesnt

have that ideal set up you want. Whatever it is, know

that you will likely fi nd another fl oorplan or di erent

builder all together that has these things you desire

    so shop around!

#2 Windows and natural lightingUsually, the more windows a new home has the

better, not only for natural lighting, but also the open

feel they create when well-placed and are the right

size. Windows should also be positioned and sized

accordingly to give you a decent amount of privacy

    from outside eyes.

Natural lighting is a huge factor when it comes to

getting the most out of your living space and enjoying it to

the fullest. A lack of natural light can be a problem in the

future when reselling and can also put a damper on how

you feel about being in a particular space.

#3 House orientationThe way a house is positioned on its lot can greatly a ect

the amount of natural light it receives during daytime, as

well as infl uence your cooling and heating bills.

A new home facing east will have a bright and warm

morning and evening, with natural light entering the home

during these hours. On the other hand, a north facing

home might not get as much sunlight and make for a

cooler living space during those hot summer days.

#4 Proximity to neighboursTypically, theres a drastic di erence in the space between

two new inner city infi lls compared to two suburban

homes, and this can a ect how private the space feels.

If privacy is a huge factor for you when buying a new

home, consider checking the views from each of the

windows inside and out, and do a perimeter walk around

the property to gauge if you are comfortable with it all.

#5 LocationLast but not least, location is probably one of the most

important factors when buying a new home in Calgary.

For example, buying in a new community with a proposed

elementary school on its way is a great opportunity for

couples planning to be parents, although if it were across

the city from work, there might cause more headache

    than benefi t.

It basically comes down to what youre comfortable

with and what area of the city is best for your wants,

needs and lifestyle. Taking the time to fi nd the right

location is a must when searching for that perfect new

    home fi t in Calgary.

Showhome Review | CREATIONS BY SHANE HOMES

Shane Homes presents a variety of fabulous home styles in Hillcrest

WITH A VARIETY of fabulous home

    styles for first-time to move-up

    buyers, Shane Homes and Creations

    by Shane Homes have something

    to please almost everyone in

    Hillcrest in Airdrie.

Were really excited to be able

to offer laned homes by Creations

by Shane Homes for the first time

in Hillcrest, says area manager Jeff

Brodowski. We have six lots available,

with more lots available next year.

    Were also building showhomes that

will be opening in the spring.

    These laned homes start at

1,368 sq. ft. and go to more than 2,000

sq. ft., with most being two-storey

designs, but a couple of plans are three-

storeys with a loft on the top floor.

    We have dual owners-bedroom and

    three-bedroom plans all with upstairs

laundry and a concrete garage pad with

    back laned access, Brodowski says.

All the homes come with our high

    standards tile and laminate flooring

as per plan, granite countertops and six

appliances, and most plans have full-

    width front verandas.

    There are several models and

    optional layouts available, providing

    features such as deluxe ensuites,

fireplaces or a second living space on

the main floor. Prices for the laned

homes start in the $390,000s, which

    is suitable for first-time buyers.

    Creations by Shane Homes has

just launched its second street town

project, Urbana in Hillcrest is geared

toward first-time buyers, but its also

    attracting down-sizers

    and empty-nesters, says area

    manager Ron Kerr.

    We just launched Urbana in

Hillcrest in late September and were

getting a great response from a

mixed group of buyers who love that

they can get into a townhome with

a double detached garage and high

standard features for a great price

with no monthly condo fees, he says.

    Urbana in Hillcrest features 28

    two-storey homes showcasing seven

    different models with one offering

dual owner bedrooms and the rest

    with three bedrooms. The homes

range from 1,360 to 1,560 sq. ft. and

all include with a double detached

garage, front and rear landscaping, a

    patio and a fenced yard.

    Inside, buyers appreciate the

    exceptional standard features such

as wide plank laminate floors, granite

    countertops, under mount sinks,

    stainless steel appliances, upstairs

    laundry with front loading washer

and dryer and owners suites with

    ensuites and walk-in closets and

all at an affordable introductory price

    starting at $329,900.

    Shane Homes also crafts stunning

    double front-attached garage homes

in Hillcrest for people looking to

    move-up or desiring a custom-

designed dream home. There are two

showhomes to view in Hillcrest the

    Fiesta II and Tofino II.

The Fiesta II is the smallest model

we can build at 1,767 sq. ft. and we

build up to and over 3,000 sq. ft. with

    triple-car garage, Brodowski says.

The Fiesta is a very family-oriented

home with a good sized kitchen that

you often see in much larger homes

and has many features buyers look

for such as a walk-through pantry,

    upstairs laundry room, large bonus

room and spa-like ensuite. Its a great

move-up home and is very popular

    with young families and downsizers.

Were also creating a lot more

    luxury homes in Hillcrest because

the lots are more affordable than in

Calgary so buyers can get a bigger

home with more features, he says.

Being able to customize is huge for

us because people can get the home

    that suites them best.

Shane has limited lots and a few

walkouts still available on the top of

the hill in Hillcrest the highest point

in Airdrie with mountain and Calgary

    views with the remaining lots

    backing onto greenspace with south-

    or west-facing backyards.

Mattamy Homes welcomes new homeowners to CityscapeATTAINABLE HOMES Calgary

    Corporation (AHCC), in partnership

    with Mattamy Homes (Mattamy), is

    pleased to welcome 10 deserving

families to their new homes in the

    northeast community of Cityscape

    this week.

AHCC, a nonprofi t social enterprise

and wholly owned subsidiary of The

    City of Calgary, connects builders,

lenders, lawyers and others to bring

down the upfront costs of buying a

    home so qualifying Calgarians can

get a foot on the property ladder

with a $2,000 down payment. In

    2013, Mattamy Homes o ered 10 of

its popular Village Homes to AHCCs

    Attainable Home Ownership Program

in an e ort to support this valuable

    social program and the Calgarians

    who benefi t from it.

    Mattamy is committed to

    providing homes to Calgarians at

every price point, and the program

    through Attainable Homes takes that

to another level, said Don Barrineau,

    Calgary Division President, Mattamy

Homes. We know that owning a

home is often one of lifes most

    cherished and valued events, and

knowing that we have been a part of

providing 10 Calgary families with this

experience is very rewarding for the

    Mattamy team.

AHCC o ers below market prices

    on well-appointed apartment condos

    and townhomes to qualifying home

    buyers who contribute a $2,000

deposit and receive an equity loan to

go towards the purchase price of their

    attainable home. When the home

owner decides to sell their home, a

portion of the home appreciation is

shared with AHCC to be reinvested in

the program to serve more Calgarians.

    This is an important milestone

for the 10 families who are achieving

    housing independence this week

and marks a tangible step forward

    for the Mattamy-Attainable Homes

relationship, said David Watson, AHCC President and CEO.

It is partnerships like this that make it possible for us to

provide families who might not otherwise be able to a ord

a home, with a place to call their own and greater stability

    in their lives.

The Cityscape townhomes are two and three bedroom

designs that also include an attached single car garage.

When the homes became available for purchase in

January, a number of families camped out overnight to be

fi rst in line to buy them, a group of them going so far as to

nickname themselves the crazy eight in a show of unity

    and community.

New homeowners o cially began taking possession

of townhome units in Cityscape last Thursday. Located

at Country Hills Blvd and Metis Trail, Cityscape is

an integrated master-planned community that will

ultimately o er 4,000 homes to the city.

Visit mattamyhomes.com for more information regarding

Cityscape, and attainyourhome.com for more information

    regarding AHCC.

Mattamy Homes welcomes new homeowners to CityscapeATTAINABLE HOMES Calgary

    Corporation (AHCC), in partnership

    with Mattamy Homes (Mattamy), is

    pleased to welcome 10 deserving

families to their new homes in the

    northeast community of Cityscape

    this week.

AHCC, a nonprofi t social enterprise

and wholly owned subsidiary of The

    City of Calgary, connects builders,

lenders, lawyers and others to bring

down the upfront costs of buying a

    home so qualifying Calgarians can

get a foot on the property ladder

with a $2,000 down payment. In

    2013, Mattamy Homes o ered 10 of

its popular Village Homes to AHCCs

    Attainable Home Ownership Program

in an e ort to support this valuable

    social program and the Calgarians

    who benefi t from it.

    Mattamy is committed to

    providing homes to Calgarians at

every price point, and the program

    through Attainable Homes takes that

to another level, said Don Barrineau,

    Calgary Division President, Mattamy

Homes. We know that owning a

home is often one of lifes most

    cherished and valued events, and

knowing that we have been a part of

providing 10 Calgary families with this

experience is very rewarding for the

    Mattamy team.

AHCC o ers below market prices

    on well-appointed apartment condos

    and townhomes to qualifying home

    buyers who contribute a $2,000

deposit and receive an equity loan to

go towards the purchase price of their

    attainable home. When the home

owner decides to sell their home, a

portion of the home appreciation is

shared with AHCC to be reinvested in

the program to serve more Calgarians.

    This is an important milestone

for the 10 families who are achieving

    housing independence this week

and marks a tangible step forward

    for the Mattamy-Attainable Homes

relationship, said David Watson, AHCC President and CEO.

It is partnerships like this that make it possible for us to

provide families who might not otherwise be able to a ord

a home, with a place to call their own and greater stability

    in their lives.

The Cityscape townhomes are two and three bedroom

designs that also include an attached single car garage.

When the homes became available for purchase in

January, a number of families camped out overnight to be

fi rst in line to buy them, a group of them going so far as to

nickname themselves the crazy eight in a show of unity

    and community.

New homeowners o cially began taking possession

of townhome units in Cityscape last Thursday. Located

at Country Hills Blvd and Metis Trail, Cityscape is

an integrated master-planned community that will

ultimately o er 4,000 homes to the city.

Visit mattamyhomes.com for more information regarding

Cityscape, and attainyourhome.com for more information

    regarding AHCC.

CALGARIANS CONTINUE TO mull over the benefits

and costs surrounding the possibility of a new

arena, fieldhouse and redevelopment of West

    Village adjacent to the complex.

    The $950-million project dubbed CalgaryNEXT,

introduced in August by Ken King, CEO of the

Calgary Sports and Entertainment Group which

owns the NHL Flames and the CFL Stampeders

has been front-page news across the city.

Even after making public that the city was

considering a bid on the 2026 Winter Olympics,

an event that would likely require a new rink,

Mayor Naheen Nenshi seemed quizzical about

the benefits of such facilities for Calgary. He cites

a stack of academic reports that claim there is

never an economic benefit out of these sorts of

    investments.

Calgarians appear split on the notion of

replacing the Saddledome with a new venue. In a

recent survey, almost half of the respondents were

against the city and the sports ownership group

each chipping in $200 million to the project. City

councillors argue that citizens arent thrilled with

taxpayers dollars going into sports infrastructure,

while other elected officials say the proposal is

    necessary to spark downtown activity.

    According to the CalgaryNEXT financial

plan, additional money would come from a

    $240-million Community Revitalization Levy which

would be paid back in taxes affecting residents

and businesses in West Village, which would also

receive a makeover. Remaining funds would come

via $250 user fee and ticket tax charged to patrons

    of the new sports facilities.

It is premature to comment on how this will

affect taxpayers, says King. Our proposed funding

model was developed to work in conjunction with

existing city plans of building out the West Village

and the construction of a fieldhouse for the city.

Were bringing $450 million in funding to the table

in order to help move this development forward.

Our goal is to continue to build on the legacy of

this great city we all live in.

Launch your landscape plan this winter

WITH THE TREES bare and winter

    on the horizon, landscaping may

not be a priority for homeowners

    to contemplate. Landscape 360

would like to highlight a few ideas

    homeowners can explore over

    the winter. Hiring a landscape

    contractor should be exciting and

satisfying. However, this can be a

    very discouraging time for some

    homeowners, unsure of where to

begin, what you want it to look like

and who to talk too. Here are a few

tips to guide you through a satisfying

    landscape construction experience.

company too early to plan for the

    following seasons project. Many

the number of jobs they can do in a

season. Having a plan and beginning

the process early can allow for your

    Insight

    By Brad Jackman

project to be started in your desired

    time frame.

Have a budget. It is important to

    understand that quality landscaping

    requires substantial investments

    of time a
