A recent survey by Equifax Canada revealed some rather startling facts – chief among them that many Canadians have no problem falsifying financial information when applying for a mortgage.

By “many,” we mean 10 per cent of respondents. That may not sound like a lot, but considering the implications of these actions, it’s a surprisingly high number.

Indeed, one in 10 Canadians mistakenly believes it’s okay to inflate their annual income when applying for a mortgage, according to Equifax. Nine per cent admitted they hadn’t been entirely truthful on a credit or loan application.

“Make no mistake, lying on your loan application is a type of mortgage fraud,” warns Tim Ashby, vice-president, personal solutions, Equifax Canada.

This is what’s known as first-party mortgage fraud, a growing problem in which applicants misrepresent their financial circumstances by fudging earnings, pay stubs or worse, lying about their employment situation altogether.

Lenders, regulators or police to date haven’t taken this sort of “soft fraud” seriously. Lenders care that the mortgage is serviced and in good standing, and as long as that’s the case, no red flags will be raised.

But if there was a meltdown in the housing market, where, hypothetically, values dropped materially, or mortgage rates increased significantly, and either situation resulted in a spike in homeowners who could no longer afford their homes… These are the potential scenarios, experts warn, that could lead Canada Mortgage and Housing Corp. to further tighten mortgage qualification rules.

recently released its 2013 Condomini-um Owners Survey, which revealed 17.1 per cent of the condominium owning households in Toronto and Vancouver are investors.

While welcome insight into this otherwise not well known sector of the market, the survey raises two key issues: many observers believe the investor component is actually much higher

– something in the neighbourhood of 30 to 40 per cent; and the percentage of foreign investors versus Canadians.

Why does this matter? Purely in a market sense, the fear is that condo investors could be susceptible to a massive sell-off should the market experience a downturn. Secondly, the concern is that some of these investors, at least those taking out mortgages from Canadian lenders, are buying these units without disclosing that they actually plan to rent them out. This, technically, is another type of mortgage fraud.

The bottom line in all of this? Equifax and other experts stress that consumers should always be honest with their personal data on applications, and most importantly, borrow only what you can repay.

You want everything to fit away neatly, display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process, learn what works for you.

Keep it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward.

Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit.

Out with the old, in with the new. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life.

Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task.

Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

“First, if it hasn’t been done lately, clean your furnace system, including the ducts, and change the furnace filter,” he says. “If you’ve placed items around the furnace during the summer months, make sure the space is clear as the furnace is going to be running.”

While downstairs also check to make sure there’s water in your floor drain, and clean your humidifier, make sure the water is on and set the humidistat to the proper setting.

“Change the batteries in your programmable thermostat, and your smoke and carbon monoxide detectors may use batteries, so you need to check them and make sure they’re working properly,” Heggs says, adding you should also test fire extinguishers.

Make sure the bath fans are clean and running properly

and ensure the dryer vent is clear of lint, so that it will close completely preventing cold air from getting in. And, inspect your exterior doors to make sure they’re closing tight and the weather stripping is in good condition.

Outside, shut off exterior water taps, drain hoses and your underground sprinkler system and clear eave troughs of leaves so they don’t block the down spouts. Any eavestrough down pipes that drain underground should be pulled up to ground level, so they don’t freeze and back up.

Once winter arrives, it’s a good idea to keep blinds open during the day to help prevent ice build up on the windows, Heggs says. Ice forms because of poor air circulation and high humidity, so by opening the blinds the warmer air in the home circulates to the windows. “We also recommend people turn on vent fans for a longer period of time to get rid of excess moisture.”

There are many questions that will run through your head in the weeks leading up to closing on your new home. Did I choose the right location? Did I pay too much? Should I have waited out this hot market?

We’ve all heard of buyer’s remorse. Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter. Maybe it’s, dare I say, the home you just purchased.

When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is normal.

Having just bought a new house – our second – my husband and I have been swept up in a whirlwind of excitement, anxiety and stress bordering on distress. First of all, our new home is more expensive. Second, it’s further away. Third, it’s a new community. (Well, not new new, but new to us.) While we were well aware of these factors when we bought the house –

and we still consider it worth the trade-off – we can’t help but feel pangs of fear as we prepare for the big move.

My husband is the worrier between the two of us, but admittedly, I am very reactive. When the world around me panics, I’m not far behind. So, I too have suffered some sleepless nights.

How can you curb those “I wish I never...” and “What if...” thoughts? Here are three ways to stop buyer’s remorse dead in its tracks:

STOP LOOKING You’ve had your eyes glued to the real estate listings for months. Now that you’ve purchased a home, it’s tough to go cold turkey. Trust me – if you keep looking, you’ll find something in a more convenient location, or at a cheaper price, or better in some way. Why are you torturing yourself? If you were happy with your decision to buy when you made it, then stop shopping for the bigger, better deal.

STOP LISTENING You’ve made your buying decision based on your needs and wants. You were confident with your purchase... until Uncle Joe tsk-tsked and dug up that newspaper article he’s been saving for you about a drop in house prices in the coming months. But does anyone really know for certain what will happen in the future? By sitting on the fence and waiting for “perfect market conditions,” you could miss out on some really great opportunities. Don’t be overcome by analysis paralysis. If the timing is right for you, go for it.

STOP WORRYING You’ve done your homework, haven’t you? You’ve scoped out a variety of locations with a close look at the amenities, home types and their prices. You’ve set a budget. You’ve been pre-approved at a great mortgage interest rate and terms. You’ve saved a down payment and closing costs are covered. You’ve got your team of professionals: realtor, home inspector, lawyer. What more could you have done? Buying a new home – especially for the first time – is certainly stressful, but ask yourself if your fears are founded on facts, or just a common case of cold feet? If you’ve done your research, then it’s most likely the latter and you’ll get over it.

Nothing will ruin your homebuying happiness like having it engulfed in a wave of irrational fear. In your home purchase, as in life, regret nothing and enjoy every moment.

Homebuyers worry about protecting personal data

Homebuyers are increasingly worried about protecting their personal data, according to a recent survey by Equifax Canada. A majority of Canadians (79 per cent) are more concerned today about safeguarding their personal information than a year ago.

“Consumers and lenders are certainly becoming more wary of the potential threats related to fraud and identity theft,” says Tim Ashby, vice-president, personal solutions, Equifax Canada.

“In the home-buying process, a lot of personal data is on the table when dealing with mortgage brokers, real estate agents, and lawyers among others.”

Most consumers (81 per cent) believe that lenders should be doing more to protect them from fraud and identity theft. The survey, however, also examined how truthful Canadians are when looking to secure a home loan. One in 10 Canadians agreed it is okay to inflate their annual income when applying for a mortgage and nine per cent agreed that they had not been entirely truthful on a credit or loan application.

Make no mistake, lying on your loan application is a type of mortgage fraud,” says Ashby. “Whether you’re a lender or a consumer, data protection and the integrity of the data should be priorities at all times. For the consumer, it’s not just a matter of protecting your information, it’s critical to know what’s on your credit file – especially when looking to buy a new home.”

Canadians embarking on the mortgage brokering process are not any more informed about their credit score than the general population. Only 23 per cent of Canadians know their current credit score versus 26 per cent who knew it at the time they applied for a mortgage.

“Tens of thousands of extra dollars are being spent to service a mortgage simply because people don’t know their credit score,” says Ashby. “Maintaining a healthy credit report by paying bills on time will go a long way in securing a loan at a lower interest rate.”

An Equifax credit score ranges from 300 to 900. Higher scores are viewed more favourably. Most Canadians (71 per cent) have a credit score of 725 or higher, which is considered to be Very Good or Excellent.

TO PACK OR not to pack . . .

Moving is a very personal thing and people who hire moving companies ask for varying levels of service.

Take packing, for example. Some people want to pack their own items, while others prefer a turnkey solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

THE PROFESSIONAL PACKER

Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing.

The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result.

The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects such as pillows and stuffed animals.

These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

More trees, please TD Friends of the Environment Foundation invites Canadians to help plant 50,000 trees as part of TD Tree Days

There’s no question Canadians value trees. According to recent research from TD Friends of the Environment Foundation, 96 per cent of Canadians feel that it is important to plant trees today in order to sustain a healthy environment and improve the quality of life of future generations, and the majority want more trees planted in their communities. And, while only two in 10 Canadians currently donate their time once a year to plant trees or participate in greening projects, two-thirds say they would be likely to volunteer a few hours if they felt it would benefit their community for years to come. That’s where TD Tree Days comes in.

Now in its fifth year, TD Tree Days is a grassroots community tree-planting program, where a small investment of time pays off in life-long environmental returns. As the TD flagship volunteer program, TD Tree Days provides TD employees and their families, customers and community partners the opportunity to demonstrate leadership in environmental stewardship in their local communities. This year, throughout September and October, volunteers will plant 50,000 trees at more than 140 events from coast to coast.

“There’s no question that Canadians want to see more trees in their neighbourhoods, and the good news is that it’s easy to make that happen,” says Mary Desjardins, executive director, TD Friends of the Environment Foundation. “TD Tree Days is a fun, social way to green a neighbourhood. All it takes is a couple of hours on one day to plant some trees with friends and neighbours, and the community and environmental benefits are instantaneous and long-lasting.”

An overwhelming majority of Canadians (95 per cent) agree that planting trees is a great way for people to get involved in enhancing the environment in their communities, and 65 per cent also believe that local volunteers should play a role in helping to maintain local green spaces.

“It’s important to me that I contribute to making my community more livable, and planting trees as part of TD Tree Days is such an easy way to make a difference,” says Joseph Kurian, veteran TD Tree Days volunteer. “Not only am I helping to make the future a little Greener, but it’s a lot of fun and I’ve had the opportunity to meet some great people.”

Each TD Tree Days planting event is led by a local TD employee volunteer site leader and is supported by a team of volunteer planting coordinators. More than 50 organizations, including conservation authorities, municipalities and Aboriginal communities support TD Tree Days with technical expertise to ensure that the right trees are properly planted in the right place. With an already icy temperature of 13C, 24 Morrison staff members, including Chairman Al Morrison, huddled under the company’s helicopter pad to get doused with 20 buckets full of ice cold water. The company was organizing its ALS Ice Bucket Challenge when it received a challenge from nearby competitor Albi Homes, so it was go time. ALS, also known as Lou Gehrig’s Disease, affected the spouse of a former employee as well as an extended family relative of a current staff member, says Marketing Director, Sam Hudson. The challenge, which was captured on video and posted to youtube.com, was supported by a $8,000 donation from Morrison Homes, plus $100 for each participating staff member.

It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning well are crucial.

Landscaping your new home will require breaking your project into categories and allocating your budget accordingly. The first category should be your home’s hardscape. This includes major focal points of your yard, such as decks, retaining walls, patios, walkways and task specific areas such as fire pits and barbecue stations. The Economist Intelligence Unit (EIU) has once again found Calgary to be the fifth most livable city in the world!

For five consecutive years, our city has managed to hold the fifth spot on the EIU’s Livability Survey, one of the most prestigious rankings of its kind.

Australia and Canada dominated this year’s edition with seven out of the top 10 cities being located in either of the two countries. New Zealand, Austria and Finland also had one city each on the top 10 list.

Calgary was awarded its lowest score in culture and environment partly due to long, cold winters and sometimes unpredictable weather, both of which fall under the categories “humidity/temperature” and “discomfort of climate to travellers” sub-factors.

It’s no surprise to see this kind of weather viewed as a drawback. But then and again, many of us Calgarians have become used to it, staying busy and getting involved in activities and events in and around the city no matter what Mother Nature brings us!

Vancouver and Toronto managed to pull in higher scores in culture and environment, but scored lower in infrastructure. Way to go Calgary!

For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option that most people have been aware of, or felt obligated to use... perhaps, until now.

In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability, and excellent credit.

SO WHY EXACTLY SHOULD YOU CONTACT A MORTGAGE BROKER?

Firstly (and probably the biggest reason for most clients), rate… rate… rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part… it doesn’t cost you a thing. There is no charge for our service and no negotiation is required. Just remember, even a quarter percentage point lower rate can save you thousands of dollars over the course of your term in interest.

Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so we have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another.

Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank and then you are told that they can’t see you for a week or so because they are already “booked up” with

appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply.

Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation.

01 Calculate the combined monthly before-tax income

of you and your spouse.

02 Divide by three. This figure is the monthly payment you

can afford to make on your home.

03 Take the total price of the home and subtract the

amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down

the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and

monthly property taxes.

07 If this figure is equal to or less than one-third of your

gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

When touring showhomes, today’s new homebuyers will discover many builders have raised the bar by offering a full range of quality features and finishes and are setting new standards for value, character and individuality.

Calgary and area new home builders also offer buyers a wide range of options and upgrades, making it easier for them to personalize their home and get exactly what they want, right from the very beginning.

The variety of features and finishings outlined here are just a few of the many homebuyers will discover during their search in the Calgary region.

What you’ll likely find first when it comes to features is underfoot. When visiting showhomes, you’ll notice that floor coverings are an integral part of the character of the home; they make a statement and set the tone for style.

Builders are being creative, with flooring often combining different types such as hardwood, tile and carpet, matching them to the style and intended use of each room or area, or using them to transition or define spaces in open concept designs.

When entering a showhome, look up as builders have also become more creative with what’s overhead as ceilings are being designed to draw attention. Showhomes often display many eye-catching styles from coffered and tray ceilings with lots of detailed work, to bulkheads, sloped and vaulted ceilings.

Builders also continue to pay careful attention to the details in the kitchen. The recent trend is toward massive islands with breakfast bars for casual meals or socializing – and they offer plenty of food prep space. Cabinets often set the tone, from wood to sleek steel and glass, which are complemented by countertops – granite is popular – that create looks from traditional to contemporary. Sinks come in a variety of materials and colours, while faucets range from contemporary to Victorian ornate to match the kitchen’s style. You’ll also find lots of storage ideas from innovative shelving and pullouts, to walk-in or walk-through pantries.
