A client of Cambridge hired us to complete a facility and site renovation as well as an addition of truck maintenance bays. The facility had been built years before and used for truck maintenance, parts storage, and office space. The facility required a renovation in order to assist with their growing business. Part of the renovation included maintenance on the existing offices and service bays in order to ensure the facility was still going to be useful for year to come.

Maintenance in the existing service area includes: painting of walls & ceilings in shop to increase visibility, installation of trench drain to assist with the removal of any water entering the facility when vehicles are brought in for service, expansion of the Men’s locker room and addition of the Women’s locker room to accommodate added staff, added building entrance to better define customer traffic flow to Parts/Service/Warranty actions, seven (7) 14’ x 16’ overhead doors were added to increase the total number of service bays, pipe bollards were added at all existing overhead door openings to provide protection to the building structure, a parts storage mezzanine was added to increase the volume of storage, vehicle exhaust system was modified to accommodate all revised service bay locations, and a make-up air unit was added to meet code required air to work in conjunction with the exhaust system.

Every facility owner has different requirements to keep in mind from a review and inspection perspective. These actions are important to protecting facilities and helping keep your workforce safe. Many of these items can help to catch maintenance items that are relatively cheap to address, but can become very costly if left un-addressed. In this article we will cover a few of the key items to keep in mind, no matter what kind of facility you own.

Life/SafetyThe life/safety systems are the most important systems within a building since they help keep employees safe during their time onsite.

This includes:• Fire Sprinkler Systems must be inspected every year by a certified professional to verify that they are functioning properly. In dry-pipe systems, the drip legs need to be drained at least monthly.

• Strobe Lights and Exit Signage should be tested each year to ensure that they are working properly as well.

• Emergency Lighting, Night Lights and Such should be checked each year. Bulbs need to be replaced as well as batteries. Some facilities have gas detection for various sources such as methane, carbon monoxide, carbon dioxide, natural gas and many other items based on use of the facility. These sensors should be tested to ensure that they are functioning properly.

• Fire Alarm Systems are a key component to most buildings and should be checked annually. This system is typically tied into the local fire department and notifies them of any issues. Each sensor should be checked on an annual basis and any faulty ones should be replaced.

• Elevator Inspections should be done annually. Most states require annual inspection and certifications kept on file within the building itself.

Other life/safety systems to be maintained and inspected on a regular basis are eye wash units, strobes, backup lights, gas detection, etc.

MEET CAMBRIDGEScott KetterAssistant Project Manager

Scott started with Cambridge Companies in October 2018. He earned his Bachelor of Science degree in Civil Engineering from the University of Arizona. Scott has worked as a Project Manager, Safety Engineer, Foremen, Estimator, Pipe-Fitter, Design Engineer, CA/CM Resident Engineer and Inspector.

His experience includes leading a cross functional team, creating project CPM’s, 3 week look-ahead schedules and ensuring all major milestones are met, verbal and written communication with Clients, providing direct project oversight, technical direction and compliance for engineering specs, details, and contract documents, managing, designing, and developing fleet of work trucks to ensure field team had all equipment to perform their job efficiently, ensuring all equipment and fleet meet MSHA regulations, resolving difficult technical problems quickly to limit cost, avoid schedule delays, and fulfill our contract duties, providing weekly written reports on project status, briefing owners weekly on all project and technical details as required, managing all project Cost Accounting and trends, completing duties in regard to civil engineering disciplines and all aspects of a civil engineering project life cycle from feasibility studies and preliminary design through final design and deliverables including construction plans, specifications, and engineering

estimates of probable cost, developing scoping documents, Project Assessments (PAs), roadway design, earthwork calculations, utility relocation coordination, construction cost estimates, field reviews, civil design,

plan production and quality control review, knowledgeable in federally funded projects at the municipal level that includes federal regulations, stipulations, strict adherence to contract and scope documents,

and closely monitored project documentation subject to frequent federal audits, and two years of experience working as an on-site inspector on both federal and non-federally funded projects.

Scott’s work for Cambridge includes handling the complete submittal process including review of all submittals on construction before approval; generating RFIs from field

staff and ensuring responses are sent back in a timely manner; conducting weekly foremen meetings; managing drawing log and distributing updates to all parties

related to the specific job; managing all site inspection reports; maintaining daily field report log; & tracking/logging concrete breaks and soil testing

reports from site.

Bob began working for Cambridge in October 2018. He earned his Associate degree in Applied Sciences from Purdue Calumet University. Bob also has certifications in NDT Level 2 Radiographer, NDT Magnetic Particle Level 2, NDT Dye Penetrant Level 2, Visual Weld Inspector ASME, Public Speaking, Certified Welder, and OSHA 10-hour Certified. He has over 40 years of experience in the construction industry managing

commercial, institutional and industrial projects as a construction inspector, quality analyst, project superintendent, and project manager. Bob’s skills include project scheduling, design experience, commercial construction expert, interior and exterior renovations, knowledgeable in construction safety, subcontractor management, excellent customer service, developing preliminary building layouts, estimating, coordinating subcontractors and material delivery, managing invoicing, developing scopes of work, and obtaining building permits. Bob has also worked on the quality end of projects including inspecting materials for quality conformance, reviewing new product lines for quality issues, analyzing warranty field failures, auditing heat treated parts for conformance, completing field inspections via visual, physical, magnetic particle, radiography, dye penetrant and ultrasonic testing of excavations, concrete, weldments, and bolted connections for conformance to codes and engineering specifications.

Kirk began working for Cambridge in October 2018. He earned his degree in Construction Technology from Long Beach City College in Long Beach, CA as well as certifications in OSHA 30-hour – Adult CPR/AED, Oregon & Washington Erosion & Sediment Inspector, Walmart Safety, Employment, Waste, & Stormwater Compliance, Walmart Superintendent & Project Manager Certificate. Kirk has over 40 years of experience

in the construction industry managing schools, hospitals, government, hospitality, commercial, churches, restaurants, retail, and multi-family projects as a carpenter/carpenter foreman, project superintendent, and owner/operator/general contractor. Kirk’s skills include on-site supervision of construction trades during all phases, daily reporting to project managers and developers, estimating and contract negotiation/supervision, coordinating all subcontractors and in-house labor, and carpentry for concrete forms, framing, and finishes.
