Appendix B Shadow StudyAppendix B details the solar access study that has been undertaken to assess overshadowing impacts from the potential built form of the revised Master Plan within the Precinct.
3D modelling software was utilised to create a topographical model of the Precinct and surrounding area along with building envelops that represent potential development within the Precinct. The solar access study is based on mid winter (June 21st) at 9 am, 12 pm and 3 pm.

At 9 am there is some minor overshadowing of properties on the south side of the M4 Motorway. Many of the public open spaces within the Precinct will also have some limited overshadowing at this time, however, as the towers are taller and more slender, the shadows will move quickly.

By 12 pm there is no overshadowing of properties on the south side of the M4 Motorway. Many of the public open spaces within the Precinct will receive good solar access at this time increasing the public open space amenity for local workers, school children and visitors to the Precinct.
