CASE STUDY Multi-Family Residential Building 2256 Seventh Avenue Upper Harlem, New York

2256 Seventh Avenue is a 17 unit residential apartment building located in Upper Harlem. The building is originally of traditional pre-war design and construction and had been previously renovated with new, more efficient windows. The existing boiler equipment included (2) atmospheric, natural gas fired boilers installed in a pit operating for both hydronic heating and domestic hot water installed over 15 years ago. The operating efficiency of the existing boilers were less than 75% with the boilers reaching the end of their useful life due to poor operating performance.

Engineered to Fit

The new installation was challenged by the limited access to an old building basement where only modular equipment of very small footprint could be put in place utilizing standard size doorways. The existing building chimney system was retrofitted to accept the new high efficiency condensing boiler design and the existing low-pressure gas service was adequate to fire the new boilers without significant modification. All of the existing boiler and domestic water piping in the boiler room was newly installed and variable speed pumping was applied to the boiler heating loops to maintain optimal condensing boiler efficiency. Along with the use of a remote monitoring building management system and our continued planned maintenance program, the owner can monitor all operating plant conditions and maintain boiler efficiencies of 94 to 98%. Solution The new equipment installed was done after the existing pit was filled in and leveled with new concrete and included (1) new Patterson-Kelley MACH 750 high efficiency, fully condensing natural gas fired boiler for hydronic heating rated at 750 MBTU/Hr and (1) new Patterson-Kelley MACH 450 high efficiency, fully condensing natural gas fired boiler with 115 gallon indirect storage heater for the production of domestic hot water rated at 450 MBTU/Hr. Actual Verified Performance and Savings After one full year of complete functional operation fuel consumption was reduced by $24,000 compared to the previous year as verified by the owner. This produced an actual savings for the project of 46.8%.
