Location: Chiles Valley is located within the NAPA VALLEY APPELLATION. The Chiles Valley area is surrounded by hills and mountains which concentrates cooler air directed from the hillsides to the valley floor. The elevations of the property range from approximately 300 ft above sea level to 1900 feet above sea level. The property slopes up toward the north and west with the highest point being near the northeastern border. The majority of the vineyards and improvements are located near the southwestern portion of the property along Chiles Pope Valley Road.

There are many oak trees, grass lands and conifers in the areas that are not developed into vineyards. These areas have been made part of a conservation easement and are designated as “Forever Wild” enhancing the pristine rural quality of the property and setting.

The soils in this area are extremely well drained and enjoy the affects of cool dry night air during the growing season. Grapes produced in this area are of high quality with a fruit forward characteristic.

The building has extensive hospitality space, office space, barrel storage and an enormous covered tank farm and crush pad area. The barrel storage area is equipped with a state of the art humidifying system and has 40 foot ceilings.

OtherStructures: There are five+ houses on this property including a main house of

approximately 2215 sq. ft with a 648 sq. foot guest house. The main house sits on a knoll with incredible views of the valley and surrounding vineyards.

Caves: The caves are located to the south of the winery facility and crush pad area. They were constructed by Nordby Caves and consist of almost 16,000 square feet of lighted, concrete lined tunnels for barrel storage. The caves are of excellent quality and are well drained. There are two entry portals to the cave system and the caves are easily accessed from the winery production area.

Winery SiteInformation: Under Use Permit CA-W-2656, approved in October of 1999, the

winery holds a permit to produce 59,000 gallons of wine per year with tours and tastings by appointment. The permit was amended and approved on July 31, 2003 to allow custom crush activities (#03224-Mod) as an additional source of income.

The property is bonded by the Trade and Tax Bureau as a bonded

winery number BW-CA-6

VineyardInformation: The vineyards include approximately 100+/- acres planted to

primarily red grapes including Zinfandel, Merlot, Cabernet Sauvignon, Petite Sirah, Cab Franc and Syrah. Additional plantable acreage is

to be approximately 100 acres based on investigations conducted by sellers. Exact plantable acreage would depend on many factors and specific plans of new owners and should be confirmed.

Water: This property enjoys an extremely large quantity of accessible water. Domestic water is provided to the improvements via springs and wells. Catacula Lake, a man-made lake developed in 1949, provides water to the winery and to the vineyards. The property has year round springs, a 12.6 acre lake and also 3 smaller ponds.

Under the California Water Resources Control Board license #5300, Catacula Lake has water rights to divert water from Maxwell Creek for a total of 183 acre feet of storage. The smaller lakes also have diversion rights under license #6874.

Soils: A baseline soils analysis for vineyard development was conducted in 2004. Many backhoe pits were dug and 42 soil samples were taken. The soil was evaluated for texture, gravel, soil structure, soil balance, chemical hazards, sodium absorption ratios, boron, catyme, organic matter, nitrogen, nitrate nitrogen balance, soil born pests and potassium. A full summary of the “Crop Care Associates” baseline soil analysis is available for review.
