The site of the tony new Hotel Monaco at 5th and Chestnut, where travelers now come to explore Philadelphia history, once housed the office of the Harold B. Hess Company.
A leader from the start, Harold B. Hess served as president of his class at Central High School and was in the class of 1925 from the University of Pennsylvania. After attending Temple University’s night school, Hess obtained his real estate license in 1924 and began leasing storefronts and walk-up second and third floor small manufacturing spaces, mostly in the city’s east end.
Hess went on to sell and lease larger one-story buildings, specializing in motor freight terminals, many of which were moving from downtown to areas in the northeast. Only in later years did office space leasing become part of his practice, when the Glass Bottle Blowers’ Association retained him to lease space in their building at 16th and Locust Streets. He also provided appraisals for the Commonwealth of Pennsylvania and the City of Philadelphia.
From General Electric to the American Baptist ConventionA busy sole practitioner, Harold Hess’s client list grew to include large firms and corporations. Between the 1930s and 1960s, before the advent of national brokerages with regional offices a smaller, qualified independent brokerage firm such as Hess’s could attract large regional and national firms as clients.
He acquired the land for General Electric’s Space and Engineering facilities and for The American Baptist Convention headquarters, both in King of Prussia. Other clients included Curtis Publishing Company, the Philadelphia Board of Education, Great A & P Tea Company, City of Philadelphia Department of Human Services, Philadelphia Regional Port Authority, Drexel University, AT&T, Conrail, American Philosophical Society, and banks such as CoreStates, Provident Tradesmen’s Bank and Trust, and Girard Trust Company.
The Next Generation: Robert H. HessIn 1958, Temple University graduate Robert H. “Bob” Hess joined the business. Following in his father’s footsteps in many ways, Bob Hess also became president of the Greater Philadelphia Association of Realtors and president of the Philadelphia Chapter of SIOR. He also became active on the board of the Federation of Jewish Charities and sold them two headquarters buildings, 16th and Locust Streets and the current location at 2100 Arch Street. Bob continued representing motor freight terminal companies, and was also an active appraiser, specializing in real estate assessment reductions for clients such as CoreStates Bank, Philadelphia Gas Works, and the American Red Cross.
Upon the death of his father in 1968, Bob carried on the business with his father’s partner Henry A. Hart, a former Fidelity Bank executive, who passed away in the late 1970s.
During the next decade, the Harold B. Hess Company’s business evolved from industrial real estate to include office space leasing and the sale of investment properties throughout the greater Delaware Valley and New Jersey. In 1985 Bob represented JEVS, a non-profit human services client requiring 35,000 square feet of space. The location JEVS chose was a building represented by Jeffrey Seligsohn, a broker at Binswanger and a graduate of the University of Pennsylvania’s Wharton School.
From Harold B. Hess to Seligsohn Hess CompanyThrough lengthy negotiations, Bob admired Jeff’s negotiating skills, knowledge and tenacity, and kept in touch with him. Shortly thereafter, Jeff and Bob co-brokered another deal, and in 1991, Jeff joined Bob and changed the firm name to the Seligsohn Hess Company.
Through Jeff’s contacts and relationships with other brokers, the Seligsohn Hess company recruited associates and grew to be a eight-person office, focusing on commercial brokerage.
In 2002, Bob announced his intention to retire the following year. Jeff had met with Peter Soens, a friendly competitor at The Flynn Company, on several occasions in an effort to interest him in joining the company. Pete, a former basketball star at Catholic University whose family owns Avalon Real Estate Agency in Avalon, NJ, agreed to a partnership in the company to succeed Bob. The firm became the Seligsohn Soens Hess Company, later shortened to SSH Real Estate.
Partnership with a Shared Vision“We found that our interests were complementary, and our goals and values aligned,” says Pete. “Jeff and I both wanted to expand the business and its capabilities to become a full-service firm.”
In the past 10 years, SSH has grown to 75 employees, purchased its current headquarters at 123 South Broad Street, opened a suburban office in Radnor, and developed services in brokerage, property management, construction management, investment, and a host of supportive services from space planning to legal and financial services. Working with non-profit organizations and serving on boards remains integral to the company.

Non-Traditional, Multipurpose Space Requirements
Was there a single property that could meet all of CcTC’s needs? Children’s Crisis Treatment Center (CcTC) is a private, non-profit agency dedicated to assisting children and their families coping with the impact of behavioral health issues, traumatic events, and other challenges that have an effect on childhood development. CcTC had a unique and challenging requirement with the need to integrate executive offices, counseling services, classrooms, an outdoor play area, child transportation logistics, visibility, and parking for clients and employees. Furthermore, it was imperative that all components be located at a single property and in a Philadelphia neighborhood accessible by public transportation.
A Space to Serve Families in Need

SSH identified 1080 North Delaware Avenue as having enough contiguous vacancy and features to accommodate CcTC’s needs. The planned space includes a rooftop playground, a separate entrance and elevator for families, and bright floor-to-ceiling windows to lift the spirits of staff and families working through difficult experiences.

Long-Term Stability
As a result of a collaborative process between SSH and CcTC’s executive staff, CcTC now has a long-term home after years of operating in multiple locations. Their staff and visitors will benefit from the customized layout and integration of all the ancillary components that make them thrive as a leading agency addressing childhood trauma in our region. In addition, CcTC’s new location will promote increased visibility for a continued and growing presence in the community.

The Challenge:
Rescue a Center City Landmark
SSH Management assumed management of 1500 Walnut Street in 2005. The building was 65% leased, had deferred maintenance on HVAC, pumps, elevators, and its electrical system. The common areas were tired and in need of replacement. The façade was stained and blackened over the years and in need of restoration. Some tenants were withholding payments and others were vacating the property. The building was overstaffed and the operating expenses were out of control.
Result:SSH embarked on a $10 million building renovation project implemented over three years. The renovations included:4 Installed state-of-the-art ice-making HVAC4 Rehabilitated all windows instead of replacing them, saving more
than $600,0004 Installed new electrical system throughout the entire building4 Replaced six elevators4 Installed energy management system4 Renovated 45 restrooms4 Renovated all common areas4 Converted excess restroom space into private storage rooms and leased
them to tenants4 Installed new electronic directory in the lobby4 Soft washed the façade to remove debris without harming the structure
In addition, SSH surveyed each tenant to understand the strengths and weaknesses of the property and formulated a plan to increase occupancy. SSH was able to reduce staff and operating expenses while increasing the quality of service to tenants.
SSH increased occupancy to 96%, grew net operating income by more than 50%, and helped to restore the landmark reputation of the 1500 Walnut Street building.
As property owners ourselves, SSH treats every engagement as if we were solving our own real estate challenges. As one of the largest third-party property management teams in the region, SSH’s Property Management group of 50 manages more than 6 million square feet of commercial and residential space. The experienced team comprises a broad base of staff including certified property managers, certified public accountants, and many professionals with extensive real estate experience and expertise in financial and database management, facilities, and operational systems. SSH also provides construction management for core and shell capital work as well as new tenant improvement fit-outs.

“ Tax Credit Financing? Income Not Yet Stabilized? Looming Real Estate Tax Reform? – Why Should I Invest In This project?”
The Commonwealth at 1201 Chestnut Street is a beautiful, historic, 15-story building that was developed into 98 luxury rental apartment units in 2011. The Investment Services Division at SSH was chosen to represent the owners of the project in finding a suitable buyer. While it may sound simple, there were multiple hurdles to overcome: 4 The project was still going through its initial lease-up phase while on the
market for sale;4 The investment community was unsure how to underwrite stabilized
expenses as there was no historical data to reference;4 It was partially funded through the use of Historic Tax Credit Financing,
which complicated both the ownership structure and financing of the asset;4 While the project was under agreement, the City of Philadelphia was in
the midst of reassessing all properties, which created additional uncertainty about expected returns for interested purchasers.
Value Added:
Resources At Our Fingertips
SSH Real Estate’s Investment Services Division met these challenges utilizing our valuable in-house resources. SSH’s Investment team consulted with SSH’s Property Management Division to obtain expense comparables from the properties managed for third-party clients in Philadelphia. This information allowed investors to make an informed projection of stabilized operating expenses. In-house legal counsel answered complex questions involving the ownership structure and Historic Tax Credit Financing. In addition, as property owners ourselves, SSH was able to describe our own experience in addressing the looming tax reassessment for our portfolio. Lastly, SSH’s construction management team provided consultation during the due diligence phase of the sale, offering quick and reliable estimates for work that needed to be completed prior to closing the transaction.
In November of 2010, SSH Real Estate launched the Investment Services Division to assist clients in buying, selling, and financing income-producing real estate assets. In just two years, the department has grown to include three professionals who have completed four transactions covering three states and over $50 million in value. The team’s current listings are valued at over $69 million and include a suburban office, a medical office, and CBD apartments.

The Investment Division produced seven offers for the project, which enabled the seller to choose a buyer not only based on price and terms but also on likelihood of closing the transaction. Ultimately, the building sold to INVESCO Real Estate of Dallas, Texas which made the investment on behalf of an international client at a consideration of over $30 million.
