Content

In recent years, alternatives to the traditional construction method of brick and mortar have emerged and proliferated. The use of lightweight steel framing (LSF), also referred to as lightweight gauge framing (LGS), as a structural and non-structural construction element is a case in point. LSF Systems are evolving rapidly and are perceived to be a different approach to the construction process as optimal results are guaranteed by a more professional and detailed planning of all of the construction phases and the use of higher quality construction materials. Terraco’s goal remains to provide more effective building solutions by offering better performance than traditional systems without increasing the costs and time and without affecting sustainability. The use of Terraco Exterior Insulation Finishing Systems (EIFS) as part of LSF / LGS achieves this objective. LSF Systems incorporating an EIFS System have the potential to achieve:

● Lower energy consumption due to continuous wall insulation● Improved environmental performance through Carbon dioxide (CO2) reduction● Reduction of a building's external wall weight● Reduction of the construction timescale

All resulting in a reduced construction cost and reduced long term heating / air conditioning running cost.

1. Review / comment on tender and construction drawings Review and comment on LSF project tender and construction drawings and specification to ensure EIFS is fully coordinated into design.2. Installation – Pre EIFS Check that the LSF and sheathing board is designed according to manufacturer’s drawings / details to recognised national and / or international standard.3. Vertical steel stud at maximum of 600 mm centres Check LSF vertical studwork is designed at a maximum of 600 mm centres to coordinate with sheathing board size.4. Plan horizontal steel stud (noggins) to suit staggered board pattern Ensure adequate horizontal steel supports (noggins) are in place for staggered pattern board junctions prior to EIFS start.5. Start up / Installation Terraco technical representative and Terraco approved applicator are to coordinate installation with LSF designer and building designer / structural engineer at EIFS tender and pre-start-up of Leightweight Steel Frame installation. Agree and sign off all project specific critical junction details / drawings which will affect the EIFS Installation.

Sheathing Board Guide to LSF Manufacturers, Building Design Consultants and Main Contractors:Sheathing boards used in LSF Terraco EIFS should be made from an exterior grade, cement, gypsum or wood based material. The sheathing board is required to be a minimum of 12mm thickness with board size typically 2400 mm x 1200 mm. The primary purpose of the sheathing boards in LSF construction is to provide structural racking strength to the exterior wall, bracing the wall against positive and negative wind load forces. The structural integrity of the LSF and sheathing board specification and design is required to be assessed and signed off by the building design structural engineer. Fire resistance and moisture resistance are equally important properties of sheathing board used in EIFS systems.

Sheathing boards should be manufactured in accordance with international standards, such as for fibre cement board: European Guidelines: E.U Standard EN 634 Part 1 and 2. Governing particle boards’ and wood based panels’ tensile strength, mechanical properties density, load factors, resistance to humidity, frost, and hard body impact. Reaction to fire 13501-1 – class A1.American Guidelines: Fibre Reinforced Cement Sheathing Board to meet ASTM C1186, Type A, Grade I, or Meet ASTM C1325, Type A, Flexural Strength: Non-combustible as per ASTM E136. Tested to E84.

LSF Terraco EIFS Systems Sheathing Board Check List:1. Review sheathing board history of use in LSF (see exterior board types illustrated below).2. Review sheathing board specification data sheet / test reports which must meet E.U. or U.S.A. test standards.3. Review proposed board fastener / screw withdrawal values when using the Terraco EIFS Perma System (Mineral Wool).4. Following initial specification approval, sheathing board samples should be sent to Terraco for assessment / approval.5. Final approval for sheathing board specification and sample will be advised by Terraco Technical Centre.

Note: The Terraco EIFS Perma System (using mineral wool insulation board) is classified as a mechanically fixed with supplementary adhesive EIFS / ETICS system primarily used on medium and high rise buildings. As a result the Terraco EIFS Perma System typically requires the specified sheathing board to achieve a screw / fastener pull out strength of 1.0kN. (See LSF Terraco EIFS Perma Mechanical fixing guide on page 10).

1. Sheathing Board Pattern Design 1a. Design and install boards in a staggered brick bond pattern. 1b. Ensure that all horizontal board edges have the required steel stud (noggin) support behind board. 1c. Avoid 3-way board joints at window / door openings. Use L-shaped boards around corners (see LSF Sheathing Board Insulation: Best Practice on page 5). 2. Sheathing Board Joints 2a. Ensure expansion gap left between board edges is a minimum 2-4 mm.3. Fixings at board corners as per board manufacturers recommendations (Terraco recommends 2 fixings at corners).4. Sheathing Board Centre (Secondary Fixings) 4a. Secondary board centre fixings as per manufacturer's / engineer's guideline (Terraco recommends minimum 400 mm centres) 4b. Ensure that all secondary fixings are located at metal studs.5. Site Inspection of Sheathing Board Installation 5a. Replace damaged or broken boards. No small infill pieces should be used. Minimum board size of 600 mm width must be used.

LSF Sheathing Board Insulation: Best Practice

● Avoid 3 way board joints LSF / Sheathing board installer must plan works and stagger alternate board rows to avoid 3 or 4 way joints (2 way indicated).● Use full boards / L-shaped full boards around window corners Around corners of openings for windows / doors (areas of structural stress) use L-shaped boards. No 3 or 4 way joints are to be used.● Extra corner fixings Fixings at corners of boards will have less risk of failure when 2 fixings are located 40 mm from the corner (see image below).● Board sizes LSF / Sheathing board installer should plan works to ensure board widths are not less than 600 mm this is the minimum size recommended by Terraco.

Design ResponsibilityThe design and installation of the structural steel frame of the building, including the sheathing boards, are the responsibility of the building designer / consultant structural engineer and the specialist steel frame manufacturers / contractors.

Design considerationsWaterproofing / damp proof course layer Prior to the design and installation of the steel frame wall / sheathing board and Terraco EIFS system the building designer / specialist steel frame designer must allow for design and installation of damp proof course and waterproofing to concrete ground floor slab and external wall area below EIFS base profile to ground according to national building regulations.Lightweight Steel Frame The structural steel frame should be exterior grade cold formed steel framed members, with steel studs not less than 1.2 mm thick, or less than 50 mm (minimum) flanges. The frame should be structurally adequate and must be designed to resist loads due to wind, impact and self-weight. Steel studs should be manufactured in accordance with the national standards. (e.g. United Kingdom Steel Frame member’s exterior grade in accordance with BS EN 10346 Type S 320 GD + Z275)Sheathing Board The sheathing board is required to be Terraco approved. Approved sheathing boards typically are exterior grade cement particle board or magnesium oxide board (minimum thickness of 12 mm) and fixed directly to the steel frame using exterior grade fixings at spacing to manufacturer's guidelines. Sheathing board must be moisture resistant, and manufactured in accordance with the national standards. Structural Substrate Wall Installation Sign Off (Prior to commencement of EIFS) LSF / sheathing board installation to be inspected and signed off / certified by project consulting structural engineer. Any installation defects and / or remedial works necessary must be fully completed by specialist sub-contractor (to consulting engineer's satisfaction, recorded in writing) prior to the commencement of the Terraco EIFS installation.

After the installation of the sheathing board and weather resistive barrier (WRB), the installation of the Terraco EIFS System can commence. The Terraco Exterior Insulation Finishing System consists of a range of different components applied in a specific sequence.

1. Starter Base Profile installation The exact postion of the Starter Base Profile is to be agreed with your Terraco technical representative or as per site specific design. Attach the Starter Base Profile to the substrate at 30 cm intervals along its length using corrosion resistant screws.2. Board Adhesive Terraco Styrofix adhesive is used to “glue” the insulation board to the sheathing board. It is applied with a notch trowel to create vertical draining strips.3. Insulation Boards An EIFS insulation material (EPS, G-EPS or MW), approved by Terraco, which is secured to the sheathing board in a staggered pattern.4. Mechanical Fasteners Also known as dowels or fixings, are used to fasten the insulation board to the sheathing board. The number of fixings per board is board and site specific. Your local Terraco technical representative will give guidance at point of enquiry.5. System Profiles and Accessories These items are specifically designed for EIFS and for enhanced strengthening of the system in vulnerable locations such as at corners, around opening reveals located at window and doors. (Note: Not shown on the above graphic.)6. Basecoat Terraco Styrobond DP basecoat is a polymer modified cementitious basecoat applied on top of the insulation material and reinforced with Terramesh EIFS Grade Glass Fibre Mesh to give a high impact resistance and flexible thin coat EIFS System.7. EIFS Grade Glass Fibre Mesh Terraco Terramesh is used to reinforce the system against impact and is embedded into the basecoat layer.8. Primers The type of primer used varies depending on the type of decorative finish coat to be applied as this improves binding the substrate, adhesion and the finish coat appearance.9. Decorative Finish Coat The Decorative Finish Coat is applied on top of the primer giving a decorative, durable, crack-resistant finish.10. Topcoats Sometimes applied over the Decorative Finish which may include a clear (Terracoat Topcoat Clear / Kode 10) or a pigmented topcoat (Terracoat Stain / Silshine Metallic).

FR (Fire Retarded) White / Graphite Enhanced EPS board is the most commonly used and cost effective board type used in EIFS / ETICS Systems throughout the world particularly for Low Rise and Medium Rise buildings. Traditionally EPS EIFS systems are adhesively fixed (Adhered) EIFS systems with supplementary mechanical fasteners.

● Manufactured according to EN 13163 or ASTM E2430 – board approval by Terraco is required● Board size 1200mm x 600mm (thicknesses of boards from 30 mm – 300 mm)● Dimensional Stability Board dimensional stability strictly in accordance with EN 13499 / ASTM C578 ● Board curing process To achieve dimensional stability EPS blocks should be cured for 5 weeks prior to cutting to final board size – according to ASTM E2430. LSF Terraco EIFS Alpha (FR) EPS and (FR) G-EPS is to be 3rd party internationally certified according to ETAG 004 - ETA Certificate 16/0170 and Eima 99a-2001 is an Adhered / Adhesive Fixed System with supplementary fasteners. Terraco will provide a supplementary fastener fixing pattern on a site specific basis according to project specification and building height. Note: Fire Safety measures in FR EPS EIFS Systems are region specific primarily related to EPS thickness and national fire safety regulations (primarily related to mid and high rise buildings in E.U. where FR EPS insulation thicknesses of 100 - 250 mm will require Mineral Wool fire barriers between floors / above window openings – according to national building regulations for EIFS). Please consult with your local Terraco representative about local requirements.

Non-Combustible Mineral Wool board (also commonly called Rockwool board) is a modern EIFS insulation material commonly used in EIFS Systems for new high rise buildings / public buildings. When Mineral or Silicone render finishes are used with the Perma Mineral Wool insulation EIFS system, the components are vapour permeable, which will allow the external wall to breathe, making the system popular for the renovation of older buildings.

LSF Terraco EIFS Perma (MW) is 3rd party internationally certified according to ETAG 004 - ETA Certificate 15/0370 and is classified as a mechanically fixed system with supplementary adhesive (adhesive does not contribute to wind load resistance calculations). Terraco will provide mechanical fastener board fixing pattern based on a site specific basis, and according to project specification and building height / location. Additional fixings are required at corners / parapets/windows for enhanced EIFS system wind resistance in elevation areas of high wind suction loads. Fixings per square metre are to be according to fastener pull out tests on the sheathing board. Please consult with your local Terraco representative about local requirements.

Terraco EIFS Alpha and Terraco EIFS Perma are product and systems 3rd party tested / certified to ETAG 004 / BBA Certified. Product and System Fire Safety testing: Reaction to fire 13501-1 & Mid / High rise testing according to BS 8414-1 / 2 / BRE 135. System dynamic wind resistance load testing according to ETAG 004.

Terracoat is an extensive range of premium quality, ready-mixed, acrylic, textured coatings which are available in acrylic (Terracoat), silicon (Terracoat Sil) and elastomeric (Terracoat Flex) grades.

Terralite is a comprehensive range of lightweight stone effect coatings, dispersed in clear binders. When cured, these aggregates dry to a clear film leaving the stone colours to create the appearance of a stone clad facade. This range also includes manually and mechanically applied stone finishes.

Terol is a range of polymer modified mineral renders designed for the finishing of EIFS Systems. Traditionally Terol, as a decorative finish, is available in the grades: Terol Decor, Terol Granule, and Terol Sahara. These are typically produced in a white colour and topcoated with Terracoat Stain to achieve the required colour.

New coloured additions to the Terol range are Terol Ultra and Terol Mono. These are revolutionary products that enable faster application as well as allowing for finishing to be completed in adverse weather conditions. Terraco leads the way in developing innovative products with the introduction of these new finishing systems.
