Question & AnswersAbout Selling Real Estate

Compliments of

Mike Stark,

Stark Realty, inc.

(231) 536-7700

Assuming youhave the financialresources and thedesire to eventu-

ally own your own home, there arevery few good reasons to put offthe purchase. You can miss out onyears of appreciation if you do.

e main thing you want toavoid when buying a home isbeing put in a position where youwill have to sell it too soon. If you

have to sell a home before it hasappreciated enough to cover thecosts and commissions of selling, you could find yourself in a finan-cial bind. is is especially true forthose who buy a home with adown payment of ten percent orless.

Real Estate commissions tradi-tionally run around six percent ofa home’s sales price. e seller’sclosing costs generally come toabout one and a half percent. Youcan see how this can easily exceedthe first year’s appreciation. If youmade a minimal down payment, you could actually have to comeup with cash out of pocket to sellyour home.

New to the AreaA very good to reason to delay

buying a home is if you have justmoved to an unfamiliar area or re-gion of the country. It makes senseto rent for a number of months be-fore deciding on exactly where youwant to live. Oen when people buya home immediately they find thatthey might have made a better deci-sion if they had waited awhile.

Uncertain Job FutureYou could be right out of college

or expecting a promotion and atransfer. Or your company has an-nounced an impending "restructur-ing." If any of these apply, it might

be best to wait to buy a home. Whenyou have a more accurate picture ofwhat your next few years will belike, that will be the time to buy.

Marital ProblemsReal estate agents see a lot of life

unfold before their eyes. One of thesaddest occurs when former clientsdivorce and are forced to sell a re-cently purchased house. It happensall too oen when a family in tur-moil decides that buying a newhome may help resolve their prob-lems. Perhaps it is inevitable thatsuch problems occur, but selling ahome before it appreciates can cre-ate an additional financial burden inan already difficult situation.

CHARLEVOIX — Acounty commissioner criti-cized the county planning di-rector saying in his opinionthe director was guilty of “in-subordinate behavior” andthat a letter to that eCectshould be placed in the direc-tor’s personnel Dle. But an-other commissioner at themeeting disagreed and no ac-tion was taken. At issue, in part, for com-missioner Chris Christensen

was the time taken by plan-ning commission directorLarry Sullivan to providegrant writing for committees, such as the Parks and Recre-ation Committee. He said ittook Sullivan away fromother planning responsibili-ties.“I think we have a situationhere,” said commissionerChris Christensen at the April20 meeting. “You have a 45-hour week of responsibilitiesand enough to do. Grant writ-ing wasn’t deDned as your

role as a county planner.”Sullivan explained that hehad performed work lately forthe Parks Committee becausethat committee wasn’t yet up-to-speed on the issues beforeit. In addition, Christensenbrought up the decision theboard of county commission-ers will face when the Michi-gan Planning and EnablingAct goes into eCect in July ofthis year. Be Act includes thecondition that counties haveeither a planning director or a

planning commission, butnot both, which Charlevoixcounty has at this time.Commissioner Ron Rein-hardt said it depends on howmuch communities use thecounty planning department.“From what I know, somecommunities don’t pay anyattention to the county plan-ning commission, but somecommunities run to the plan-ning commission every timethey want information.”Be county recreation trail, not yet a reality, was dis-

cussed. At this point, theboard of county commission-ers has approved only the ac-tion of sending in anapplication for a grant fromthe state. Christensen saidSullivan had told the countycommissioners that nocounty funds would go to thetrail and that Sullivan broughtthe matter to apply for thegrant to the county commis-sion at the last minute. But Sullivan said he had
