The landscaping, golf course and ponds look very nice. I stated in the October Chip Shots that we will take action on owners who are delinquent in paying their maintenance fee in a timely manner. As of this date all owners have paid their maintenance for October. How- ever, there are three owners that have not paid their spe- cial assessment that was due September 1st. These own- ers will be sent a certified letter stating that if their cur- rent outstanding fee is not paid by a specific date, their case will be reviewed at a Board of Directors meeting to approve a fine of $25 a month and to suspend their use of the golf course, pool and other privileges until paid. Also, a lien will be placed on their unit and will be re- ferred to our attorney. Several owners approached me concerning unauthor- ized vehicles that are being parked on our premises. As a reminder, Monterey does not allow RVs, pick-up trucks, motorcycles, trailers or boats in parking spaces, nor on the streets, nor anywhere on the common area. Only those commercial vehicles, trailers or equipment used in the maintenance of grounds and buildings of KMCA are allowed. Any exceptions must be approved by the Manager. If it is not approved, your vehicle is subject to being towed at your expense. Recently there has been another flood in one of the units causing severe damage. Please be advised, if an owner/renter is away from their unit for two days or more, they are responsible to make sure all shutoff valves attached to all sinks and toilets have been turned off in advance of departure. As a reminder, for precautionary measures I strongly recommend you keep your condo and car doors locked at all times. I recommend you also lock your bikes. We Great to see so many folks back. Season seems to start earlier every year. I will be speaking at the first MORA meeting on Mon- day, November 5th. I usually give a run down of work that was completed during the summer and projects we have planned for season. A lot of the projects were pushed back due to the weather and contractor availability. The palm tree trimming and pressure cleaning of the buildings were just recently completed a couple of weeks ago. A new fenced area was built at the yacht club where the garbage cans and recycling bins will now be kept. The Association had the sidewalks installed coming from the yacht club- house side across Palm City Road. We are now waiting for the county to install the crosswalk and lighting. The re- maining tee boxes were rebuilt with the fill that was re- moved from the renovation of pond 5. The roof committee and I are still working on the exception from the county and estimates for the 11 roofs that will need replacement from hurricane Irma. We are trying to schedule the work to begin in May 2019. We had hurricane shutters installed at the yacht clubhouse, (glad we didn’t have to use them). We still have three major items we are working on. The repair of Channel 63, the bocce court and the pool deck. The carpets, chairs and tiles are scheduled to be cleaned at both clubhouses and the kitchen renovation at the yacht clubhouse is scheduled for the near future. Manager’s Report

I recently arrived at Monterey. The landscaping, golf course and ponds look very nice. I stated in the October Chip Shots that we will take action on owners who are delinquent in paying their maintenance fee in a timely manner. Monterey Web Site Starting early next year, Florida Statue will require a condominium web site with the posting of many offi-cial documents, notices, Board of Directors minutes and agendas, and other documents, as well as personal passwords for restricted owner access. To access the Owners’ Space & Notices you will be required to have your own password. Quick Computer Tips - by Chuck

As a reminder, our first MORA meeting of the season is Monday, November 5th at 7:00 p.m. Chris Malpiedi, our Manager, will be our featured speak-er. Chris will inform us of the projects completed during the summer as well as those scheduled to be done. Our committee chairpersons will also be giving their reports. We have a guest speaker for our December 3rd meeting. Shaun Wiedrick, P.A. Attorney & Counselor at Law will present information regarding Florida Law for Wills, Trusts, Estates & Elder Law. Shaun spoke a few years back, and we have quite a few new owners that would ben-efit, and I'm sure it will be informative for all of us. For your convenience, the Monterey 2018-2019 Activity Calendar is posted in the library on the MORA Board. Chuck Bessey is, once again, very busy working on our Monterey Directory for the upcoming 2019 year. The di-rectory will be distributed sometime in November, if all goes well. Once again, please remember to consider using our important directory advertisers for services you may need. Enjoyment Books will be available before and after the MORA meeting (not during). A sample copy is available in the library. You can also call Sam Mondello (315) 263-3330, Lorraine DeNeill (772) 463-7293, or myself at (702) 682-0086. The price is $35 and profits are shared by MO-RA and the Workshop. Refreshments will be provided thanks to Barbara Czerow, Tracy Cushman and Margie Leap, and will be served after the meeting, so please stay a while, visit with old friends and meet your new neighbors. A Few Words From MORA

The crew received a couple of complaints about the work being done on the course; mostly from residents that have returned from the north. Although, we are about three weeks behind schedule because of weather, and we also must deal with the availability of contractors. The majority of the work being done (verticutting, aerification, sanding, etc.) is normal work that gets done before season begins, to make sure the course is in the best possible condition for when season starts, which is still a few weeks away. Please don’t complain to the crew for doing their best to keep the course in great shape. If you must complain, please speak to Chris, our Manager. We are planning on over-seeding the course the week after Thanksgiving, weather permitting. Ideally, the course should stay closed for about 10 days but hopefully we will be able to re-open sooner. On the four tee boxes that have been re-graded and sod-ded, we will be keeping all the tee markers together as to cause the least damage possible to the new sod. Once the sod has taken, markers will be back in their normal places. - Matt Lean

From the Golf Shack

More and more golfers are returning to Monterey every week. It’s good to see so many people on the course. We are still looking for volunteers for the Golf Shack this coming season. For those who are new to Monterey, work-ing at the Shack is a good way to meet our residents. It’s also a good way for long-time owners to meet our new neighbors. The Starter volunteers are asked to give one hour a week to check in the golfers. Duties start January 2nd and end April 15th, or sooner if you leave before then. It’s really easy! Come one come all to the Monterey Family Christmas Party on December 14th. Get a chance to visit with neigh-bors and friends before they travel home for the holidays; a chance to share the Christmas joy with one another. Holiday music will be provided by the Sophisticats from 6-9 p.m. for singing along or "Rockin’ Around The Christ-mas Tree". It will be a BYOB and snacks affair with cof-fee and cake. As you all know, laundry rooms are shared by the resi-dents on each floor in our buildings. When you’re all done with your laundry, please look around the room and see if you need to clean up. Be sure the lint screen is clean, there isn’t any debris left anywhere, and the light is out. Some people like to keep a schedule and take turns clean-ing the laundry room, but that isn’t necessary if we just all clean up after ourselves. Thank you!

Pool Info

Often there are items left behind at the pool. After a few days, they are moved to the Lost and Found shelf in the library near the Travel Board. If you’re missing something, it’s possible you might find it there. Please, if you open up the umbrellas at the tables by the pool, close them up when you’re done. The umbrellas could be damaged if we get a quick storm, so it’s best if they are closed after use. Chairs should be returned to their original spots as well.

Yacht Club – 9:00 AM - Mondays The MYCC Art Group has been meeting all summer as Internet art demonstrations and individual consultations have exposed the group to a variety of artistic styles and subjects. DON’T LET THAT SCARE YOU! Occasionally venturing into new and different mediums, has proven to be challenging and interesting, even for members more accustomed with their own styles. It’s so much fun to dabble! We are looking forward to a renewed spirit through people returning as well as with those who will be new to the group. We are anxious to see our friends and as usual, this group is welcoming new members. We can even help you get started. Some initial materials are available for your use. You’ll find complimentary encouragement, too, so come on over to the Yacht Club on Monday mornings at 9:00 and give it a try. You might LIKE it!
