A GLOBAL ICON IN CENTRAL LONDON
Battersea Power Station is one of the
world’s most famous buildings and is
at the heart of Central London’s most
visionary and eagerly anticipated
new development.
Built in the 1930s, and designed by one
of Britain’s best 20th century architects,
Battersea Power Station is one of
London’s most loved and recognisable
landmarks. Shortly after its completion
and commissioning it was described by
the Observer newspaper as ‘One of the
fi nest sights in London’.
The development that is now underway
at Battersea Power Station will transform
this great industrial monument into
the centrepiece of London’s greatest
destination development.
CIRCUS WEST AT BATTERSEA POWER STATION4
The Power Station was sited very carefully
when it was built. It was needed close to
the centre, but had to be right on the river.
It was to be very accessible, but not part
of London’s congestion. The result is that
the Power Station is in the heart of Central
London and within 5 minutes of the
Houses of Parliament. It is fi rmly within
the Central Activity Zone, but is also in one
of the capital’s most desirable residential
neighbourhoods and surrounded by parks
and gardens. And, with over 400 m of
direct river frontage, it has a unique and
extraordinary prospect.
The shops and destinations of Chelsea are
just over Chelsea Bridge, and The Royal
Hospital and Sloane Square are within
a ten minute walk. Battersea Park and
Battersea Station are next door, providing
frequent rail access to Victoria Station.
The Vauxhall Nine Elms area, immediately
to the east, provides fast access to the
City by road and by the overland and
underground network at the Zone 1
Vauxhall transport interchange.
London’s key airports are easily accessed
– Heathrow by car along the A4, or by
train from Paddington, and Gatwick by
train from nearby Victoria. The greatest
impact will be the completion of the new
Northern Line Extension, that will begin at
Battersea Power Station and connect into
the wider Tube network at Kennington.

CITY
Battersea Power Station is the pivotal
junction between the established identity
and desirability of Chelsea and Battersea,
and the extraordinary developments
underway in the Vauxhall Nine Elms
corridor. With one foot in each place,
Battersea Power Station has the power
to derive benefi t from and provide
benefi t to them all.
The houses and residences in Chelsea
and Battersea are some of the most
desirable in London, and all are within a
few minutes of the Power Station.
Furthermore the Vauxhall Nine Elms
Opportunity Area on the eastern edge
of the Power Station makes up one of
the largest city centre redevelopment
plans in Europe which when complete
will include a new Nine Elms town centre,
a redeveloped Covent Garden Fruit and
Vegetable Market, an extension to the
Northern Line and new Battersea Power
Station tube stop, the new US Embassy,
two new public parks, 1.5 million sq ft
of retail, up to 15,000 new homes and
2.5 million sq ft of offi ce space.

Battersea Power Station has been
envisaged as a complete place, that offers
the fullest range of experiences to the
people that live, work and visit there. It
has taken best-practice and thinking from
around the world to develop a vision that
will deliver a creative place as authentic
as the Power Station itself.
The ambition for this development has
been to create a vibrant and holistic new
town centre where people come to live,
work, socialise, enjoy the arts, explore the
shops, experience the Power Station or
simply stroll along the riverside walkway to
the adjoining 200-acre Battersea Park.
Creating that sort of balance means really
understanding what makes a location
where people want to spend time.
Battersea Power Station will be a place
that lifts the spirit and excites the senses.
A place that people will love.
A visionary placeWITH A RICH URBAN FABRIC
CIRCUS WEST AT BATTERSEA POWER STATION14
We are creating a town centre where
people live in thoughtfully appointed,
fl exibly designed homes which make the
most of views over the river, across the
park or onto the iconic power station itself.
They have been tailored to residents’
needs, now, and into the future.
But we have also considered people’s
spiritual and personal needs, so on the
doorstep will be a rich fabric of social
and recreational opportunities.
From a state-of-the-art gymnasium
through to a brand new park, cinema
and theatre alongside exciting arts and
exhibition spaces, Battersea Power Station
will be a place to broaden horizons and
feed the spirit.
When it comes to shops, cafes, restaurants
and bars people will not only have the
reassurance that comes from familiar
high street brands, there will also be a
genuine variety of independent boutiques
and hospitality – variety that we all know
is important in distinguishing one town
centre from any other.
For those who want a more intimate
environment, there will be private dining
suites, concierge services for apartments,
rooftop terraces and enclosed gardens.
But quality of life shouldn’t be confi ned
to leisure time, working space is just
as important. That’s why the offi ce
space we’re creating will be similarly
rewarding with high-spec offi ces which
are fl exibly structured to accommodate
everything from single person start-ups
looking for shared workspace and facilities
through to large-scale, fully serviced
corporate headquarters.
Spaces in which PEOPLE WILL FLOURISH

PHASE 1 APARTMENTS 17
The fi rst phase of the redevelopment
of Battersea Power Station will create
an urban village – a village that is a
self-sustaining and vibrant community
in its own right, right from day one.
As well as the 850 apartments across
8 blocks, Circus West has a range of
amenities and services that will make
it both a destination and a landmark.
The ground fl oor podium is surrounded
by 10 restaurants, providing a range
of styles and types, from informal and
family dining, high-end chains and
destination one-off eateries and bars.
There will be opportunities for a fresh
food/convenience store, a dry cleaner
and Power Station Design shop, and also
art galleries, a crèche and independent
coffee shops. There will be a boutique
theatre, 35,000 sq ft of creative business
studios and a 15,000 sq ft gym, pool and
health spa.

The main Circus West building, designed
by Ian Simpson Architects, snakes along
the western edge of the Power Station,
wrapping its art deco industrial splendour
in a refl ective glass skin. The whole
building sits above the ground level
podium and has private access to an
elevated residents’ garden in the heart
of the scheme. All of the apartments
have enclosed winter gardens that
provide outside space that is useable all
year round.
The penthouses have rooftop
terraces and private gardens that will
have spectacular views of Chelsea,
the river and the Power Station – truly
remarkable spaces.
The residents of Circus West will also
have access to a private garden, 5,000
sq ft private residents’ club, designed
by the renowned David Linley. Entered
through a triple height lobby area, it is
home to a private bar and private dining
space, as well as a library, business centre,
private cinema and a host of additional
amenities for the benefi t of residents.

PHASE 1 APARTMENTS 21
The Circus West building steps up as it
moves away from the river, providing a
maximum of 17 storeys of contemporary
living space with a range of different
aspects. The apartments in Scott House
overlook the river. The apartments in
Pearce House overlook the Power Station
Park and river offering views of the Houses
of Parliament and London Eye, whilst
those in Ambrose, Bessborough,
Fladgate and Halliday Houses face the
Power Station itself with longer views
towards the river. Some of them take in all
three. Whichever, you can choose to wake
up to some of the most spectacular views
in the world.

The apartments themselves have been
designed by award-winning interior
designers Johnson Naylor to be fi tting
neighbours to the iconic splendour of the
Power Station. Floor to ceiling windows
and taller than average ceilings maximise
views out and light in. The fi nishes blend
modernity and luxury with touches of
art deco intricacy, with recreations of
period light fi ttings and architectural
ironmongery. Wooden fl oors and
open-plan layouts generate a feeling
of space and warmth.
