Clanville House
Clanville House is a Grade II* listed Queen Anne village house with later
Georgian additions to the rear. It is believed to have once been the home
of the Chief Customs Officer involved in the Boston Tea Party after the
War of Independence.
The property has elegant brick elevations under a tiled roof, is beautifully
symmetrical and has a rendered brick framed niche above the impressive
pediment hooded doorway. Today, Clanville house has been modernised
to the highest standards with great attention to detail and the preservation
of the original trademark features expected in a house of this era. There are
fireplaces in every reception room, original cornicing, original panelling as
well as original panelled doors. The house offers approximately 7,000 sq.ft.
of living accommodation with the two main reception rooms, the drawing
room and dining room facing west overlooking the immaculate landscape
garden. In addition, off the elegant panelled reception hall, is a panelled
sitting room and study, beyond which is a fully modernised kitchen/
breakfast room with French doors leading to the courtyard.
Over the first floor are four well-appointed bedrooms and a large family
room predominantly south-west facing with a balcony off. The second floor
offers further well-appointed bedroom accommodation into the eaves with
great character and makes an excellent children’s floor.

Garden and Grounds
The garden and grounds certainly complement the property with wide flat
lawns holding a splendid copper beech tree and are flanked by an array
of rose beds and herbaceous borders divided by yew hedging. In addition
there is a magnificent tree lined avenue which is flanked by paddocks to
either side. Beyond is a tennis court with mixed woodland which has been
under planted with extensive spring bulbs including snow drops, daffodils
and bluebells.
In all, the garden and grounds amount to approximately 8.88 acres.
Our clients presently a rent paddock opposite the property. This can be
continued, subject to confirmation.
Outbuildings
The mid-19th Century Grade II listed brick built stable block can be accessed
from its own gated entrance or accessed from the kitchen terrace. This
building currently comprises a tack room with an extensive loft space above
(this building might be suitable for ancillary residential accommodation,
subject to the necessary planning consents). To one corner of the walled
yard is a garage and this area also offers further off-road parking.
Annexe: There is a brick and flint annexe with sitting room, bedroom
and shower room which adjoins the property and has its own separate
entrance. Beyond this building is a log shed/store and kitchen garden.
Situation
Clanville House nestles in the historic hamlet of Clanville, situated on the
Hampshire/Wiltshire border. The village has its own small non-petrol serving
garage, village hall and public house whilst the neighbouring village of Weyhill
offers a garage with a Budgens store and a Church. Further facilities can be found
in nearby Andover or at the Rosebourne Garden Centre. Within Andover there
are a wide range of supermarkets including Waitrose, M&S and Sainsburys but to
name a few, a cinema, the high street shops and a railway station.
The cathedral towns of Winchester and Salisbury are both approximately under
25 miles away. (All distances and times are approximate)
