ICI finished the complete renovation of
an existing, 14,000 SF, service and parts
building and the construction of a new,
7,000 SF, showroom/office building for
this new BMW MINI Dealership within
a very tight 5-month schedule.
Renovation of the existing space included
the installation of new underground
plumbing systems, slab-on-grade
concrete, non-load-bearing masonry
walls, new mechanical and electrical
systems, roof deck insulation, overhead
doors and vitrified (clinker) ceramic tile.
After demolition of the existing
showroom, construction of the new
addition began with installation of
concrete foundations and the erection of
a new steel building structure with slab-
on-grade concrete and a TPO membrane
roofing system.
The north side of the addition is
comprised of full-height (20+ feet) glass
curtainwall and exterior aluminum
composite panel cladding. The finished
space features plastic laminate cabinets
with solid surface countertops, interior
aluminum and glass storefront partitions,
acoustical ceiling tile systems, stained
concrete flooring, ceramic tile, and
carpet flooring.

In February 2011, ICI completed
construction of a new 27,500 SF, Volvo
Dealership in Northfield, Illinois. This
dealership, ICI’s 20th project with Fields
Auto Group, is recognized by the United
States Green Building Council as a
LEED Silver Certified facility.
The first of its kind in the U.S., this
dealership incorporates many unique
features which increase the sustainability
of the building, including wind turbines,
a rain water harvesting system, solar
panels and an “eco-garden,” to name a
few.
During construction, ICI implemented
a comprehensive Construction Waste
Management Program and was able to
achieve our goal of diverting 95% of
all construction debris from the waste
stream.
Our administrative staff kept detailed
records on all materials used on this
project. At project completion, the
volume of recycled content used in
building materials was over 26% and the
volume of regional materials (extracted
and manufactured within 500 miles) was
above 40%. Factoring in construction
waste, the project earned six points for
these credits alone, which includes two
points for Exemplary Performance.

During both design and construction,
the project employed a number of
innovative methods to ensure the Indoor
Environmental Quality met LEED
Standards. For example, the project
incorporates day lighting and allows the
occupants the ability to control lighting
levels. During construction, special care
was taken to ensure dirt, Volatile Organic
Compounds and Allergens were not
introduced into the building. Finally, the
HVAC System was commissioned and
the building was thoroughly flushed of
any contaminates prior to occupancy.

The Roesch Family’s Ford Dealership
in Bensenville was in need of updates
and an image overhaul. Because of
International Contractors’ long-standing
partnership with the dealership owner,
the Roesch Family looked to ICI to
provide a solution.
The Owner outlined their budget and
project timeline upfront. To meet these
aggressive goals, ICI advised the client to
opt for a Design / Build project delivery
method. ICI issued a Request for
Proposal from various auto dealership
architects and worked with the owner to
select The DePalma Group.
The project consists of demolition of the
existing showroom and the installation
of a new reinsforced curtainwall system
for the new showroom. The expansion
features a new 30’ tall by 165’ wide Ford
Brand Wall clad with composite metal
panels and a 24’ tall Ford Brand Wall
Entry Tower also clad with composite
metal panels. The new showroom
incorporates porcelain tile throughout
the entire floor.
Additionally, the office spaces were
renovated and the mechanical systems
were replaced. The project was completed
in May 2013.

Glenview, Illinois
ICI completed all preconstruction and
site work for the Chrysler, Dodge, Jeep
Dealership in “The Glen” in Glenview
Illinois in 2004. The project was then
put on hold for several years. After the
hiatus, Fields Auto Group once again
turned to ICI for the completion of the
project and construction is currently
underway.
The facility is being constructed on what
was originally intended to be a 6.125
acre detention area for the adjacent retail
complex. Therefore, ICI went to extreme
measures to construct a building pad
suitable for construction of the facility.
ICI prepared a Soils Import/Export
Cost Analysis Report and recommended
a change in the planned elevation to
provide a cost savings of $450,000. Site
work included the installation of 137
caissons at a bearing elevation of -20
ft. Additionally, ICI has installed the
facility’s stormwater detention system,
made up of 2400 lineal feet of 8 foot
diameter detention pipe.
The building is a stucco outer finish
and will feature a massive glass curtain
wall. Design development plans call
for an interior constructed of high-end
millwork and finishes under 20+ foot
vaulted ceilings. A large showroom,
waiting area, cafe, executive offices,
service area and parts department are all
included in the plans for this 42,000 SF
auto dealership.

Fields Auto Group purchased an existing
building and a vacant parcel of land ad-
jacent the property. The dealership own-
ers turned to ICI to renovate the existing
building, expand onto the western edge
of the building and also construct a stand
alone building on the edge of the prop-
erty. Additionally, ICI added 140 new
parking space and placed associated site
utilities - landscape, paving and curbs.
Within the addition, ICI constructed an
service center with eight bays and added
and new tool room, parts room elevator,
training center and an expansion of a
2-level parts storage area.
The separate new building is an auto-
matic car wash and a new 4-bay prep
center. Lastly, within the existing build-
ing, ICI remodeled the general offices
and expanded the service manager’s of-
fice area.

By carefully coordinating construction of
this 36,422 SF addition and renovation
project into 5 Phases, ICI was able to
complete the project while the dealership
maintained full facility operation.
In Phase 1, ICI’s team replaced the
existing 800 amp transformer with a new
1200 amp device to accommodate the
building’s need for more power. Phase
2 involved site improvements, including
the installation of a double-stacked storm
water detention containment unit on a
1.63 acre footprint and a new parking
lot.
During Phase 3, ICI expanded the
service department, which included the
service reception area, service advisor’s
area, retail boutique, tool room, parts
department, 6 quick service stalls, 3
programming bays and 18 service bays.
Phase 4 was the new service reception
lane, which allows for easier access to the
service department. The reception lane
is stamped concrete made to look like
natural stone. ICI also installed direct
and indirect lighting in order to create
a softer look. In Phase 5, ICI replaced
the tile in the existing service department
with the same clinker brick used in the
new area. In addition, ICI upgraded the
Millwork in 5 offices to include cherry
wood and stainless steel with glass
accents.
The new Fields BMW dealership is now
65,140 SF. After completion, ICI was
contracted to complete the renovation of
the existing 11,000 SF Showroom.

Dodge Dealershipchrysler realty corp.

ICI constructed this dealership in three
phases in order to accommodate on-
going operations within the nearby the
existing dealership. The new facility
was constructed within 10 feet of the
existing, fully-operational, building.
Phase I consisted of general site work
and the building of a new parking lot to
hold inventory.
Phase 2 was the construction of a new
38,000 SF dealership which consists
of showroom customer service lounge,
offices and a service department. The
service department has 12 auto bays,
four truck bays, one wash bay and one
prep bay.
Phase 3 demolished the existing facility
and created another parking lot.
The original Dodge dealership remained
fully operational throughout construction
of the new facility. Additionally, the client
was able to maintain use of their used car
and inventory lots for the duration of
the project. The coordination, planning
and teamwork that existed between the
dealership and ICI played a major role in
this accomplishment.
Through a variety of value engineering
initiatives, Chrysler Realty Corporation
realized nearly $45,000 in cost savings.
ICI completed the project at a final cost
of just over $6 Million.
Today this facility has become a Ziegler
Chrysler, Jeep, Dodge dealership.

Chrysler Corporation brought FIAT
back into the United States for the first
time in 25 years and Fields Motorcars
opened the first dealership in Illinois.
In coordination with construction
completed on a new Fields Volvo
Dealership in Northfield, IL, the new
FIAT dealership moved into an existing
location in Highland Park, previously
occupied by Volvo. ICI’s ability to
develop and effectively coordinate the
schedules of these two projects was crucial
in allowing for a smooth transition.
The scope of work for the fast-track FIAT
project included complete demolition of
the façade storefront, interior finishes
and existing signage, immediately after
the Client’s transition from the space.
Complete renovation of the showroom
and other sales / customer areas took
place within a non-stop, eight (8)
week, schedule. To ensure a quick
transformation, ICI coordinated with
Fields Motorcars and JRB Group
architects during preconstruction to
identify, coordinate, and place orders for
FIAT approved materials.

This 36,910 SF building includes a full-
service cafe, theatre room, fitness center
and patio deck. Based merely on three
early design drawings and a soils report,
ICI was able to accurately forecast the
budget for this project. In fact, the final
construction cost, at $6.5 Million was
within 4% of the design budget. This
budgeting allowed the owner to obtain
financing and ICI to tighten the schedule,
bid the project to trade subcontractors
and begin construction as the design was
being completed.
Because of schedule constraints,
ICI established a fast-track phased
construction sequence and worked
with the Village of Glencoe closely to
coordinate interim permitting. This
allowed for site grading and paving to be
completed prior to the winter months.
Additionally, sizing and coordination
of electrical utilities and placement of
primary service to a new transformer
were allowed without complete electrical
drawings.
Five thousand cubic yards of unsuitable
soil was removed and an underground
detention system was installed to
accommodate an additional parking lot.
The fast-track schedule allowed trade
contractors to work through the
winter, saving months on the schedule
and thousands of dollars in General
Condition costs.

Over the past several years Fields
Auto Group, JRB Architects and ICI
have collaborated on numerous car
dealerships. The 33,240 SF Land Rover
Dealership in Eatonville was completed
for $5.5 million within a 10 month
project schedule.
The dealership features a contemporary
interior and exterior design with the
added amenities of a customer lounge,
patio and Land Rover off-road test track
with water feature.
The service area is particularly unique
featuring 17 service bays, one alignment
rack and three detail bays. Energy
efficient, high speed motion sensors
activate the bay doors when a vehicle
approaches. The maintenance free floors
are poured, dyed with a concrete finish,
and then sealed with a buffering polish.
During the preconstruction phase,
ICI provided over $110,000 in value
engineering options. Also during design,
ICI and JRB Group worked closely in
the redesign of the shop light fixture
package. T8 flourescent light fixtures
were installed, reducing energy usage.
Furthermore, an environmentally safe,
filtered, underground runoff system was
developed conserving usage of public
wastewater treatment facilities.

Waukesha, Wisconsin
The Land Rover and Jaguar Dealership in
Waukesha, Wisconsin project consisted
of an expansion onto an existing Volvo
Dealership to accommodate space for
the two new dealers. Additionally, ICI
renovated the existing Volvo showroom
and service area and constructed a new
outlot building for car wash and prep
bays.
The schedule presented ICI with
several challenges. Among them, design
documents were not available until the
fall, yet site work needed to be complete
prior to the winter ground freeze. To
further complicate the project, site work
needed to be completed while the Volvo
remained operational. Additionally, the
construction of the infrastructure went
through 0 degree weather by enclosing
the structure area by area. Despite these
conditions, the project was delivered in

This $3 million Land Rover dealership
with high end finishes and state-of-the-
art systems was completed within 24
weeks. The building exterior includes
Alucobond aluminum panels and clear-
anodized, “low-E” aluminum storefront
and curtainwall elements as well as a
demonstration course, pond feature, 24’
tall concrete retaining wall system and
auto display pads.
The interior features wood, glass and
stainless steel finishes including cherry
paneled ceilings and solid surface
countertops throughout.
In the service area, data connections were
run to each technician center and the
area was heated with infrared units. Each
service bay is equipped with telescopic
ventilation attachments to evacuate
car exhausts. HVAC for the facility is
provided by three roof-top air units with
a VAV control package.
Value engineering alternatives saved
the client over $50,000. They included
adjusting excavation depths; changing
retaining wall specifications; specifying
alternative retaining and metal wall
finishes; and choosing alternate
HVAC and lighting controls. All were
accomplished without comprising the
functionality and soundness of the
facility.

Downers Grove, illinois
ICI was contracted by Gartner SAAB to
construct two nearly identical dealerships
simultaneously; one in Downers Grove
and the other in Tinley Park, Illinois.
The 16,000 SF Downers Grove site
contained two previously occupied
buildings - a hotel facility and a retail
structure. To serve as a temporary sales
and service center during construction,
the retail building was brought up to
plumbing, ADA and sanitary codes and
emergency exits and a fire alarm were
added. The hotel was demolished to
make way for the new building.
The 14,000 SF Tinley Park facility
was located on three acres of open
land on busy 159th Street. Because
the projects were nearly identical and
being constructed simultaneously, ICI
streamlined shop drawing preparation
and engineering costs were reduced. ICI
and the owner worked together, electing
to Design/Build the MEP and Fire
Protection Systems, thus reducing cost
and schedule further.
ICI worked diligently to determine the
availability and costs of various materials
and upgrade options, allowing the owner
to make educated choices throughout
the process.
Design incorporated millwork, fixtures
and signage requirements specific to
SAAB. Both barrel and vaulted ceilings
have been installed and varying roof
elevations customize the design.

International Contractors, Inc. was
contracted by Loeber Motors to remodel
its existing showroom space for a new
Smart Car line.
Loeber Motors wanted the Smart Car
showroom to be available within 8
weeks, so ICI set an aggressive schedule
and completed the 2,400 SF build-out
on-time and budget.
Night work included demolition of the
existing showroom floor in preparation
for the build-out. The area’s original felt
ceiling was covered in durable plastic
to protect it from any dust or potential
damage.
ICI installed an armature wall display
and ceramic tile to complete the desired
Smart Car look.
The dealership remained open during the
duration of the project, requiring ICI to
work around the Loeber employees and
customers in order to avoid disruption.

Initially, the Roesch Chrysler dealership
and Service Center were in two separate
but adjacent buildings. ICI was assigned
the task of demolishing the Chrysler
showroom while keeping the service area
intact and functioning. This required
disconnecting utility services to the
showroom while retaining them in the
service building.
The new, 2-level showroom encompasses
24,250 SF and is constructed of masonry,
steel and glass.
Alucobond panels were installed over
the masonry to provide a decorative
and contemporary look to the building’s
exterior. These, along with a 28-foot glass
curtain wall, added to the appeal of the
final product.
Decorative and durable porcelain tile
was installed throughout. Handrails
of ornamental wire mesh enhance the
newly installed staircase to the service
area as well as the showroom entry area.
Executive offices are located on the
mezzanine overlooking the showroom.
ICI served as Design-Builder for this
$4.5 Million Diamler Chrysler “Alpha”
project. Hiring VDT to work under
contract with ICI provided the Client
with a single-source of responsibility
throughout the project.

Volkswagen DealershipROESCH FAMILY AUTO GROUP

Bensenville, Illinois
International Contractors, Inc. won the
contract to build this new, $3 Million
auto dealership in Bensenville, Illinois
through a competitive bid process. The
scope of work required the demolition of
an existing building prior to construction
of two new buildings.
The Roesch Volkswagen auto dealership
consists of a 21,590 SF showroom
and service center. The key and most
dominant feature of this steel, glass and
masonry structure is its sloped glazing
curtain wall storefront.
The indoor service drive is constructed of
patterned concrete, giving the decorative
look of tile, but providing the durability
of concrete and protection against
cracking in cold weather.
The second building, an 8,000 SF garage
housing additional vehicles, is situated
behind the showroom and is constructed
of pre-engineered metal.
After completion of this successful
project, the Larry Roesch Family
Auto Group contracted again with
International Contractors, Inc. as
Design-Builder construction of a new
showroom in Elmhurst, Illinois.
