• Houses are designed to meet the energy use requirements of the new Code for Sustainable Homes to level 4, depending on which optional appliances and systems are selected, e.g. wood-burning (bio-mass) stoves, etc. The Code is designed to deliver high standards of sustainability for future residential buildings and requires things like very high insulation and air tightness, responsible sourcing of materials and covers other aspects such as water use.

• SAP report on the Cloud Nine show-house version (Bude V0) of the design indicates 1. Energy Efficiency rating of 85 (out of 100) 2. Environmental impact (CO2) Rating of 89 (out of 100) 3. Overall Energy Rating is 85.

• Air Tightness test of the building is 1.1 including stove option (current regulations are 10, where 1 is high and 10 is low)

• Low thermal load means low energy burn and low operation costs. U values are around 0.15 for walls, roofs and floors. (house requires approximately 3.0kW to raise the internal temperature to 20 degrees if the external temperature is minus 5 degrees).

• Level 5 requirements for energy use: (Zero Carbon dioxide emissions for heating, lighting and ventilation) can be reached by adding photo-voltaics or other micro-gen, and use of biomass heating systems – without needing to change the building itself

• Insulation in the walls, roofs and floor is natural wood fibre and further insulation externally under the added cladding.

• Buildings are capable of meeting current building regulations (to be achieved through LANTAC scheme).

• Timber is sourced from sustainable sources.

• Basic rainwater re-use can be added into each house if required, (but communal schemes may be more efficient and should be considered).

• Double-glazed argon filled, timber-framed windows with very low u values

• All buildings are delivered to site with flat roofs, EPDM membrane (10-year manufacturers warranty)

• Green roofs available as an option for flat roofs

• Eco-heating package to be assumed to include the following (low maintenance option for rental) – • Air source heat pumps (electrically powered pulling heat from the outside air, delivering up to 430% efficiency) • Heat-recovery ventilation (ducting air around the building and recycling up to 95% of the heat energy in the stale air being expelled, with summer bypass option for natural cooling) • Wood burning stove, with optional biomass water heating (Note due to air- tightness performance (applicable for Code for Sustainable Homes) mid- range and higher range stoves are the only ones suitable, having separate cold air intakes • Solar thermal hot water (with immersion back up for peak periods)
